Passed my exam! Have some ideas and would love some feedback. Posted: 05 Oct 2020 09:27 PM PDT Hi all, I'm pretty stoked. I just passed my exam and I'm interviewing some brokerages this week. I've read the megathread for beginners but would love some feedback from you all in regards to my thoughts on how I should start my real estate business. For brokerages, I talked to one which is probably the lowest cost. No desk fee, $300/year for administrative fee, $375 per deal. $1300 one time fee to join. The managing broker was cool. He said I can join a team for mentorship or if he can mentor me in the first few deals taking 25%. This doesn't sound bad at all since I'm excited to prospect myself and do marketing. I work in corporate software sales as well so I'm no stranger to cold calling, networking etc. I've also done d2d sales too so door knocking doesn't phase me. I've talked to 2 agents at different brokerages who pay $700/month desk fee and we didn't get into splits. I have some meetings lined up with these other brokerages. In terms of mentoring, my dad is a realtor and he suggests going to the no desk fee one since he can mentor me if I have questions. I'm thinking of going with that one. Would love to get some feedback on my line of thinking there. The second thing is my website. I'm thinking of using Squarespace and plopping IDX on there myself. $18/month and I know how to program so it doesn't look hard to do. I have digital marketing experience as well from other businesses I've started (but failed). I'll also be integrating HubSpot as my CRM to Squarespace. I know some of the big box brokerages include websites, CRM, marketing support etc. But I don't feel like I need to pay $700/month plus a ton of my commission is really worth it. I might be wrong but does a brokerage name really matter that much? What am I missing? Does going with the cheap brokerage, building my own website, handling my own marketing and lead gen, having my dad mentor me sound like a good starting point? I will be doing this part time for now since my main job is super flexible and pays well. I've just always loved real estate and sales so maybe this will become my full time business eventually. He had a kidnap "kit" in his car, etc. Our local police have been notified, etc, but I am hearing more of my female agent friends are licensed and carry. Posted: 05 Oct 2020 02:49 PM PDT There are certain trends that come and go...and even some that come back again! but has there been anything that sticks out to you as buyers consistently seeking out or being drawn to over the years (aside from a structurally sound house and systems of course). For reference (and full disclosure), I'm asking as a first time home buyer who plans on making a couple updates to my home before I move in. We plan on staying in this home for a while. Right now there is popcorn ceiling, carpet, wall paper and a more traditional layout. We are considering hardwood floors, flat ceilings, removing wallpaper/new paint and maybe opening up a wall or two between kitchen and living areas for a more open floor plan. Of course we are making these changes because we want to enjoy them while we live there...it just got me thinking about design over time. Anyhow, just a fun discussion! Thanks! [link] [comments] |
