    I cannot stand buyers in the Pacific North West! They are two faced assholes!!!

    These clients expressed that they are looking to buy in the next 3 months. During this conversation, 2 weeks ago, I let them know I was taking a week long vacation in another state to visit my family. They set an appointment today at 3pm to go over the home buying process and so I can get a better understanding of what they are looking for.

    I receive a text today at 11am from the referral company that they are unhappy that I am taking a vacation and requesting a new agent. During out phone conversation I offered to cut my vacation short or even cancel it so we can show homes. They said " no take your vacation, we will just have a list of homes to show when you get back". Cool, no problem lets hit it running when I get back!

    Why can't the buyer just say "hay, I'd prefer to work with an agent that isn't taking a vacation anytime soon". Shit if you change your mind that you want someone to help you RIGHT now even though you are looking to buy in 3 months just tell me.

    Man, I can't seem to catch a break.

    Last month, I spent 12 hours showing homes, another hour or so writing up an offer for them to send me a text that they are not financially ready to buy a home at this moment. I called the lender to let them know what just happened for her to tell me that this is the SECOND time he has done this. She called him, I wish I was fly on the wall for that conversation!

    These buyers here don't really seem to be serious about buying a home!

    Help! Teenage realtor needs a private workspace

    Hey everyone, a 19 year old entrepreneur needs your help.

    As a realtor I know I need to be on the phones building relationships for at least 3-4 hours a day. I've been doing this from home, but my environment really is far from ideal there so I'm seeking other options. What I need is a private office where I can make my calls, go live on instagram or facebook, and make youtube videos to build my personal brand. Any idea how I can get a private space for less than 100 a month? Storage spaces don't allow it (and don't have electrical outlets or wifi) and coworking spaces don't really match what I need.

    edit- lots of comments that i havent answered (sorry if i didn't) but thank you all for your viewpoints. Figured i'd include that I could work at home if i wanted to. That's not the only issue, and I have been doing my calls at home for a while. The issue is that my home environment is no good for my success. Constant nagging, parents inadvertently hindering my success with their comments and opinions, etc. Basically I'd like to move out, but can't afford to do that yet so having an office I can spend the whole day in is my next best bet.

    California real estate exam

    Does anybody know when the exams are going to open up? I've been checking for a while, but every time I open up escheduling there are no exams happening.

    Do you have any advice for preparing for the California salesperson exam? This is my first (and hopefully only) time going through this exam process. I would greatly appreciate any tips or advice!

    PT realtor needs help on certain interview question for another job

    Definitely a different type of thread here. I was a full time realtor now transitioning over to a part time.. I am applying for another job and preparing for interview questions. However a question that I figure they would ask would be:
    Why do you want to work here when youre a realtor?
    Which job will you prioritize?
    Would your realtor job interfere with this one?

    why dont you stay full time?

    I am pretty much stuck on these questions if anyone can help me out

    Getting a real estate license while collecting unemployment benefits question

    Hello everyone,

    I have been unemployed for a couple months now. I had a chance to study real estate investment during this pandemic, and I am thinking of getting a real estate license. From what I understand, I will need to become an independent contractor with a sponsoring broker but by doing that I am afraid I might lose my unemployment. I am very new to this so I am not confident in my real estate skill, and I don't think I will make money from this for at least the next couple months. If you are in a similar situation or have some information about how getting a real estate license might affect unemployment benefit. Please let me know.

    NAR political endorsements

    Has any of my fellow NAR members seen NAR sponsored political endorsements? I just saw one in Atlanta for a GOP candidate. It's the first time I've ever seen a TV spot for a specific candidate. I know they buy our politicians and sponsor laws favoring them and their agenda but I didn't think they were so blatant to support specific candidates or parties.

    Referral fee

    Quick question, planning to move(brokerages and across the state) ASAP, but I have a referral fee coming my way from a pending in my office. Should I wait to move until after it closes? Or will I still get that referral no matter where I'm at? I know if it was my pending transaction I couldn't take it with me but how does that work for referrals?

    What CRM do you use?

    I haven't seen this question asked for a couple of years, so I figured I'd ask it again to get a fresh perspective. What CRM do you use currently or which CRM do you plan on switching to? I'm starting out right now and have been using HubSpot, but I'm looking for something better. I hear a ton about Salesforce, does anyone like that?

    What Do You Do for Showings? (Representing Buyer)

    I have been a broker for close to 10 years now. In that 10 years I have evolved from bringing my buyers the MLS info sheets to all our showings, to now bringing my buyers the MLS info sheets to all our showings... I was wondering the other day if brokers are doing/trying anything different? I am somewhat old school for being in my 30's, my partner that trained me is SUPER old school and when I first joined my brokerage, they too were very old school. I want to start being better about being more tech savy and evolving to not allow the business to fly by me as I am already starting to feel a little left behind in some aspects.

    One place I thought I should start is on the showing side. Are brokers out there doing something different beyond handing their clients the info sheet for the showings? I am curious to hear what others are doing and if there are maybe some ways I can improve on this part of my business and better serve my clients! Thanks in advance!

    Looking for market data, no MLS access.

    Hi guys I am waiting for my license to come in the mail. I was wondering where I can find market data that would be typically put on a newsletter? Stuff like # of properties listed, sold, trendlines, etc. Does the MLS have this data, I ask because I still do not have MLS access until I get my DRE number.

    How do I ask a LA why their listing hasn’t sold without being rude?

    Sorry if it's a dumb question but I'm a new agent and still struggling to navigate tough conversations.

    How do I go about asking a LA why their listing has been sitting for 35 DOM when the average is 5 right now in my market, especially in this price range.

    Should I ask them if they have a copy of a preinspection?

    Any other questions you might suggest asking would also be greatly appreciated!!

    Cars for Realtors.. lease, finance or buy?

    Targeted Direct Mail

    I am a newer agent with a small marketing budget.

    I am starting to send hand written notes to different types of targeted audiences.

    I'm sending notes to addresses who's leases are expiring within 5 months and mentioning helping first time home buyers.

    I'm also writing notes to home owners with high Sale Scores, high equity, in neighborhoods with homes that sell quickly, and mentioning how much of a sellers market it is and if they're looking to sell.

    Does this sound like a decent lead gen strategy? Any and all feedback would be huge.

    I'm a realtor who's not happy with his career. Would you go appraisal or escrow agent?

    I've been a realtor for a few months. Sold a couple homes. I don't like the aspect of working without getting paid and dealing with unresponsive clients anymore. The escrow agent at title co seemed to have a nice job but they mentioned that appraisers are making all the $ right now. I can go become an appraisal apprentice after a 75 hour course but im wondering if yall have any input as to which you would prefer? Appraisal or title co escrow agent? Or even another real estate related field not mentioned here? I thought about inspector but don't think its a good fit. Thank you in advance

    Solar Sign Lights
