Anyone noticed most Zillow FSBO listings don’t have owner phone numbers lately? Posted: 05 Nov 2020 08:21 AM PST I'm thinking this is intentional by Zillow, but can't figure out the exact purpose. I'm sure one purpose might be to shut out agents trying to poach them. [link] [comments] |
3 Tiers of Commission Packages Posted: 05 Nov 2020 05:37 AM PST Hello, is anyone out there offering different tiers for commissions? If so, what is included in all 3 tiers? Going to be using this method going forward and want to bring the most value I can to the seller without breaking the bank. Thanks in advance. [link] [comments] |

Can someone give me Facebook ads advice? Posted: 04 Nov 2020 03:53 PM PST Im thinking of posting my first Facebook ad. I am wondering if anyone has any good tips for getting good results on an ad, I would appreciate it. I know id want to make my audience more specific rather than broad. Any input would be appreciated! I am new to this :) [link] [comments] |
Is a Mac laptop needed as a realtor? Posted: 05 Nov 2020 06:37 AM PST My brokerage uses apple products and one agent there told me that most real estate programs are made for Macs. I need a new laptop but $ is tight and Macs are expensive. Do I need to buy a Mac or can I get away with a PC? [link] [comments] |
Question: How Do You Find Clients Online Since COVID? Posted: 04 Nov 2020 05:06 PM PST I am about to graduate college within the next year and am looking to become a real estate agent. I was wondering if any of you have implemented technology since COVID like: online advertisement; to help you continue to find clients? If so, what did you use and how did it impact your client base going forward? [link] [comments] |
Switching brokerages with deals under contract Posted: 04 Nov 2020 06:51 PM PST I was wondering how does switching brokerages while you have buyers under contract works... i got a few under contract but another brokerage has made me a really good offer to switch. Do I lose my commission if I switch while deal is still under contract or can I switch and get paid the commission still after it closes? I am in new york with exit realty [link] [comments] |
On Border of two states. What to do Posted: 04 Nov 2020 06:26 PM PST So I live right in the border of Georgia and Tennessee but on the Georgia side (about 15 mins south of Chattanooga TN). And am wondering if I should or could at all get licensed in TN just because of Chattanooga or if I should get licensed in Georgia. Does it matter if I get it in one or the other? Sorry completely new to all this 😅 [link] [comments] |
Posted: 04 Nov 2020 03:37 PM PST Not sure how it works for rentals. I have a client moving to NYC within the month for a new job. Can I refer them to a local realtor and still get a referral fee? [link] [comments] |
Is there an industry standard for co-listing a property Posted: 04 Nov 2020 06:49 PM PST Hello, I am trying to get a listing and have been fighting with another broker for it. The sellers know us both personally. The sellers cannot decide on one or the other so asked us to co-list. As this is my first time doing this I am unsure how the division of tasks work. Is it 50/50 split of tasks and 50/50 split of commission? For example one broker will upload it onto MLS and the other will show the property for the first few weeks ect. Of course the marketing costs would get split equally. Thank you for the advice!! [link] [comments] |
What's the difference between selling normal and "as is"? Posted: 04 Nov 2020 01:47 PM PST If I listed a property like this: "as is", 1 year home warranty, 1 year of home insurance, $100 credit towards buyer inspection compared to 1 year home warranty, 1 year of home insurance, $100 credit towards buyer inspection -- Does the 'As-is" actually shield you from anything? What could someone do that would affect the seller after the property's been sold? [link] [comments] |
California Salesperson Exam Scheduling Posted: 04 Nov 2020 05:11 PM PST Hi everyone, Just got my real estate salesperson exam app processed by the state. I opted for the e-licensing option but I've been checking for available test dates for the past week and a half and there is literally nothing. Does anyone know how I can get a test date/how often they schedule new testing dates? Would appreciate any insight!! [link] [comments] |
Doing a CMA with barely any comps? Posted: 04 Nov 2020 01:43 PM PST Hey guys, I was doing a CMA on this home in my city, and the only comps I can find are over a year old. How do you guys adjust the price for older comps? I looked at the tax assessment in 2017 for my subject and my comps, and my subject property got assessed at $15k more. Should I be considering that in my CMA? How can I adjust older home sales for the current market? [link] [comments] |
Posted: 04 Nov 2020 12:52 PM PST Hey all, I thought I'd see if I could pick your brains. I am moving to Florida and have been looking at getting my realty license. It's a hot market and a great area. I'm active in a FB group in the area and one of the women offered up the opportunity to join her team. They interviewed me over the phone and I have another interview with one of the partners tomorrow. They offer scholarship opportunities, where they would pay for my licensure course and sponsor me when I pass. They have good ratings and seem to have a good reputation, they also look like they do a very brisk business. They have two offices in different cities and are not affiliated with one of the big companies like KW or Coldwell Banker. How can I sell myself as a good candidate in this interview, and what questions should I have for them? Any red flags I should be aware of with this scenario? I'm excited and hopeful but I am also aware that I'm inexperienced and don't want to miss something that could potentially be disasterous. Thanks in advance! [link] [comments] |
