Not getting the net proceeds my realtor stated I would. Posted: 30 Nov 2020 11:32 AM PST So, my house is a new build and I purchased it back in March only to have to turn around and resale it. Back in March the realtor told me she didn't know what the real estate taxes were because the collectors had not assessed it yet. Fast forward, my realtor now helped me sell the house last week after negotiations. She told me over and over the real estate taxes were only for the land still and that I wouldn't pay the full price for real estate taxes on the house this year, and even went as far as to tell me they couldn't double up on next years taxes. When she figured the net proceeds it was done so with the real estate taxes of $172 for the land. So, I went off the net proceeds she shared with me when agreeing to and compromising with the buyers. I got a letter in the mail last week stating the real estate fees are $1520. I asked my realtor what happened. She placed the blame entirely on the builder, and said when he listed the house for sale in January he did not file for an occupany/dwelling, that he waited until April after I purchased the house so he could save on taxes. See, real estate taxes were deducted from the sale price when I purchased the house back in March as land and not a dwelling. She said the collectors also did not update with the correct real estate fees until just last week, shortly after she checked website. I told her this was not my mistake, that she should have double checked with a call, and that I expected the full amount of what was shown to me with the net proceeds. She is blaming the builder and the collectors office. I relied on her knowledge to make sure I had the correct information. What can or should I do at this point? Thank you. [link] [comments] |
New NC Realtor (no leads brokerage?) Posted: 30 Nov 2020 07:26 AM PST Hi, I recently moved to Charlotte NC. I am a new realtor and I am kinda lost at my new job. The brokerage has everyone work from home and on average they close around 5-10 deals a year for the agents at the office. We don't have open houses or lots of deals coming through. And no lead gen for the office either. I am fine being left out there to make my own leads/sphere but I don't have any advice or structure on how to get business. Training is minimal Remax scripts from corporate and some agents don't spend money on anything and dont really do a lot of business/work other than people they message on FB. I wanted to know how other realtors go about building their sphere. I am new to the state and I am torn between cold calling (Expired, FSBO,FRBO), google advertising, and in-person networking(doorknocking/meetups), and talking to flippers/wholesalers/investors. Posted: 30 Nov 2020 06:21 AM PST Hey r/Realtors, I'm a new agent, to give a little backstory, I was interested in real estate last year while trying to buy a home and figured I should take a few classes to learn more about it. Ended up taking the state exam and passed and wasn't sure if I wanted to pursue a hustle in the agent world or not. Obviously this year took a turn, changed my living situation, and took me longer than I had hoped to find a local broker that I wanted to work with. Finally decided on a brokerage and signed. But this leaves me with a very important question regarding continuing education. I'm located in Michigan and passed the test mid-December last year (I think it was the 9th or 16th or something). I just placed my license last week before thanksgiving. Do I need to complete continuing Ed from the past year by tomorrow 12/1? I think this is the end of the 3 year cycle and I was under the assumption my clock doesn't start ticking until the license is placed. I know you have one year to place the license after passing the test so I'm not sure how this all works. Any insight would be greatly appreciated. TLDR: MI Realtor, Passed Test Dec/2019, Placed License with Brokerage 11/2020, do I need to complete continuing ed by 12/1/2020? [link] [comments] |

Not paying a deposit due within a few days of an accepted offer is a breach of contract, backing out for not getting the financing or the rate you wanted isn't. Does the deposit have to be made before one can back out for the financing? Day 1: accepted offer with clause deposit will be made within 2 business days of accepted offer Day 2: no deposit made client wants to back out due to financing rates not being satisfactory. I'm going to meet with my brokerage's productivity coach next week who I'm sure will help get me started but I'd love to hear how you all got your first ever client? I know a huge amount of business comes from referrals and word of mouth but it seems tough to get that first person to take a chance on a new realtor (even if I'd be working alongside an experienced realtor in my office) [link] [comments] |
What is the best way to write a contract that you yourself are buying and discounting commission? Posted: 29 Nov 2020 09:16 PM PST I wrote one recently trying to buy a house and we got it under contract but ended up backing out due to the seller not wanting to fix collapsed, 62 year old plumbing. Anyways, this was the first contract I wrote for myself. My broker, who I just switched to, told me to never mention commission in the contract so what is the best way to put in writing that I want to offer say x% less if the purchase price and take x% as the commission? PSA Stop Recommending Floor Time as a Way to Get Leads Posted: 29 Nov 2020 03:42 PM PST Most times a new agent asks for advice, someone throws that they need to sign up for floor time. I work at a national brokerage franchise and floor time has not been a cost effective way to gain leads for more than a decade. The thing is with floor time, every month or so someone does get a lead that is legit. But the return on floor time is abysmal. I actually tracked the last ~40 hours I did floor time and I got no leads: https://imgur.com/a/XKHqeFp Even if I did get a lead that resulted in a sale, it would not have justified the time spent sitting on floor. I would obtain a much better return by simply cold calling. Floor time is no better than gambling. Unless you are already going to be in your office, it's not a legitimate way to grow your business. Unless I am living in some sort of bizzaro world, few people are still calling brokerages to speak to the agent on floor. Let's stop recommending it. [link] [comments] |
