I'm helping my neighbor sell her townhouse and a friend is interested in it Posted: 31 Dec 2020 08:32 AM PST I think we're pricing the townhouse correctly but my friend thinks that because she might only live there three years she needs to pay $20,000 less than the market value because she's going to do remodeling of the kitchen, repaint it, and maybe a few other mods. She thinks lower price plus remodel should equal market value. The unit isn't outdated but might need a more up to day paint job. The kitchen is fine and appliances are only a few years old and all stainless steel. I told her that she's free to make an offer but don't be surprised if the seller says no and insists on getting it listed to get market input. Have you ever dealt with a buyer who thinks like that? Im super excited to jump right in and give it my all but I have to say, all the new information concerning rules and regulations is a tad bit overwhelming. I am usually a hands on learner and while I am able to get a great deal of info from video and study guides, I think im just nervous to translate all my learning into practice. I know this isnt impossible, but I am a bit afraid I won't be able to recall some of this stuff on the job and make a fool of myself. This is a career path I've been mulling over for a while and to finally get into it (even if its just studying for now) has been pretty intesting. I just wanted to know if anyone would be able to offer any advice to a studying newcomer. I want to do my best and I have drive but again this is serious biz and the last thing I want to do is go into this job making mistakes. Does this get relatively easier as I actually get into it and learn the ins and outs of actually selling real estate? Anecdotes, advice, and any tips on anything I may really want to allocate some extra focus on would really be appreciated! Thanks in advance! [link] [comments] |

NC - Is email enough to void contract in Due Diligence period Posted: 31 Dec 2020 08:35 AM PST Buyers Agent- Unfortunately we are going to have to walk away then. Thanks. FSBO (I am seller). Is contract officially void now? Buyer is in there due diligence period (until 1/6) and I would like to move ahead with other offers, so it looks like they just gave me a gift to go ahead. In RE class (haven't applied for state license yet) we were suppose to void the contract by a state issued form, that also collected signatures of both parties to release Earnest Money. I've already earned due diligence money from the buyer. I am concerned they will pop back up on 1/6 to enforce contract, while I would like to move on to next buyer now. [link] [comments] |

How much does a house having solar factor into being able to find a buyer? What about the neighborhood house prices? I'm currently attending a local community college and I have my tuition paid from baseball so I'll be debt free. This summer I want to intern at a real estate firm near me. What other steps can I take now to set myself up for success in the future? CA State Realtors - Opinions on sending signed page 1 of Buyer Reports to the Seller? Posted: 30 Dec 2020 06:55 PM PST I wanted to hear opinions on this practice. Some bg: I'm a Bay Area agent of about 6 years. While representing the buyer, I've run into escrows where the listing team doesn't ask to see reports, some do, and some ask for the Buyers to sign page 1. I'm currently in an escrow where the listing team (sellers) is asking for signed page 1s (not the full reports). Buyers have already signed a BIA, BIE, and have already removed the inspection contingency. They're not asking for repairs or a closing cost credit. The inspections are "clean" as the house is just a few years old. Is there any point to this request at this point? My broker actually says yes, and that it's CA state law (which is something I have found zero evidence of). It's ultimately a small issue. But it's such a small issue that I'm also getting resistance from my Buyer to sign it at all (docusign fatigue). What am I missing? [link] [comments] |
Posted: 31 Dec 2020 04:27 AM PST I was randomly looking at another Realtors page and he wrote something like now is the perfect time to buy your dream home (ok cool I am fine with that) then he wrote because many people wait until the spring to buy their dream home so their is less competition now. I thought (I believe that would count as a lie and potentially an ethics violation) really dude? There will be less competition to buy a house now then in the spring in a Seller's market?
