I found a great Brokerage/Team to work under.. the only thing that's making me feel a little off is that all the listings that any agents get go under the Primary Agent/Team Leader. I asked and its a reasonable answer, but since I'm new I'm not too sure if it's standard practice. Their answer was to keep the job easier for the Listing Coordinator, instead of logging in to different agent MLS (50+) to list a home she does it under the primary agents name and lists the actual listing agent as secondary. Elderly client last minute wants to give me a higher percentage commission due to 1031 transfer. The way I see it is this is none of the buyers agents business.. am I wrong? Dealing with issues after the sale Posted: 02 Dec 2020 11:26 AM PST How do you reply to your clients that have closed on a home and then find out something major is wrong with the home, even after inspections showed no issues? I have extreme guilt from this as I really care how they feel about their new home and hope it's not a reflection on myself. I'm not a pushy agent and I do my best to try and help them make the right decision but at the end of the day, I'm not the one that chose the home they purchase. I've had 3 clients over the last year contact me months after they purchased the home, telling me they found bats in the attic, major roof leaks, and random things or issues that I nor an inspector would have known about or seen. So of course this weighs heavy on me and I feel guilty and I feel bad. I love this business, I've been doing it for 8 years and have worked to open my own brokerage and I feel like I treat all clients the same and I do my best to show them quality homes. But with all of these issues after closing, it really puts a damper on whether I want to continue this or not, especially when it's on top of being the busiest I have ever been. How do you cope? Process/Laws/Accessibility Rent To Own In Kentucky Posted: 02 Dec 2020 07:39 AM PST My lease is up in October 2021 and due to personal reasons, I don't want to renew there. I don't mind renting, but mentally, I'm just ready to at least start working towards owning a home of my own. So, I started looking into rent to own properties and the processes behind it. Obviously I would prefer a lease-option contract instead of a lease-purchase, and I'd probably have to hire a real estate attorney to look over the contract but I feel like there's still a lot I don't understand. Posted: 02 Dec 2020 07:17 AM PST Hello, not a realtor here (mods feel free to delete if this is irrelevant/against community rules) but rather a first-time home buyer with a realtor-related question: I am buying a house in Houston this month, I have identified the house that I want (with 4 back up houses in case things didn't go as I am planning), have a lender pre-approval, inspection company at the ready, and have already initiated contact with the seller agent to negotiate the house price and in the process of doing that as we speak. The house that I am buying is in Katy (Houston, TX) (price is ~ $400k-450k), however my Dallas-based realtor (who is a longtime friend of mine) let me in on a business "secret": since you have the work cut out for your realtor, he says, ask for 1% (or however much I think reasonable) out of the realtor's commission (that I choose) to help cover the closing costs/down payment/first 1-2 months mortgage payments etc. As a buyer, this definitely works in my favor, but I wanted to ask the community of realtors if this is a common thing? How do I approach that subject if it is? or perhaps it is frowned upon? or a straight taboo that we shouldn't be discussing? Thoughts/concerns? Again, please excuse my naivety if this is not a proper thing to discuss on this subreddit, this is a real life scenario that I am trying to navigate with your help, and I appreciate any and all answers. I would like to start networking with realtors and start creating my own pipeline of loans. In your experience, what is the best way to Initiate contact with out nagging or simply being a pain in the a$$? Is it a simple DM/email or as elaborate as stopping by an open house to introduce myself. What works for you? Thank you in advance for all your suggestions. My buyers wanted to put together a video message for the sellers. I was reluctant at first, but told them if they really want to send one then I'll forward it along. (It didn't work FYI). Advice for reviving a dormant Facebook business page? Posted: 01 Dec 2020 12:54 PM PST I'll be the first one to admit that I'm a Facebook curmudgeon and basically stopped using it a few years ago. I'd check every few months, maybe reach out to a friend or post something snarky then disappear again. When I started in real estate at the end of 2019 I begrudgingly made a business page to get my name out there. I would post a couple times a week but not pay much attention, at the time my mindset and business plan was very focused on doing things in person. My posting fell off a bit in when the pandemic started but picked it up again in May and continued until about August, when I hit a wall and my old ways came back. I had a few clients I was working with and a few more in the pipeline, so I just started ignoring it. Days without posting became weeks, which have now turned into months. I sent out a mailer recently, and got a message from someone who said "I didn't know if you were still active, you haven't posted to Facebook in a while." I don't remember my response when I talked to them, but I sort of glossed over it. This hasn't been sitting well with me and I've realized I need to make a change. Has anyone had a business page go dormant that they later revived? Is there a specific strategy for resurrecting a page, or is it just as simple as posting again?
