    I am a white collar worker working in New York city looking to buy my first rental property in an affordable location. I am looking at Atlanta/Dallas/Austin/Denver/ Tucson at this point which I think are within my price range, and have scope to appreciate as these places grow.

    My plan is to buy a condo close to the city and hire a PM to look after day-to-day operations. Condos in my initial research tend to be within 200-250k. I am preparing myself for a 20% down and 4% closing costs.

    My idea is to close out on total mortgage paying it from my salary along with net rent and treat future rent as passive income.

    Looking for any experiences from out of state passive RE investors. I currently rent in the city, this will be my first property purchase. Any pointers I need to consider as I start this journey.

    Renting to parents?

    Who has ever rented to close family. Especially if it was to "help" them aka just for cost of mortgage? We have a rental that has been rented steadily for 10 years. The rent is about 475 over the mortgage we pay and would be rented out easily by next month. My Mom is on disability and her home is falling apart and she cannot safely do her laundry, etc. Our rentals current tenants just moved out. It is a small home that is perfect size for my Mom. All she can afford is what we pay in mortgage. She has no savings and health is deteriorating. We help her a lot financially as it is and don't want to pay for an apartment or to keep her current home up. To add we have a somewhat strained relationship but because she has no one else we would and have been responsible thus far and in the future. Tell me your stories. I am really torn now. I know it would be a much better situation and we are okay financially I just have the mortgage paid. Thanks all for the stories and insight.

    Refinance duplex to 20yr/3%

    Purchased a duplex 3yrs ago with a 30yr/4.25% loan. It cash flows $550/mo. Refinancing to a 20yr/3% would cost $8k total (with costs rolled into new loan), but it decreases cash flow by $150/mo, it would still leave us with $400/mo cash flow and we have $20k saved from this property over the first 3yrs. Its value has increased from $336k to $460k in 3yrs.

    TL;DR: Go from a 30yr/4.25% loan to a 20yr/3% loan paying it off 7yrs faster for $150 more per/mo.

    Protecting against a non performing contractor

    My partner and I plan to hire a contractor for a sizable project (10+ units, $2mm cost). What protections can we get if the contractor doesn't complete the job for one reason or another, including death. I'm aware of performance bonds but don't know too much about them so would appreciate any insight you might have on them (i.e., what they would cover, under what circumstances, the cost and who pays for it — the contractor or the owner, how easy/difficult they are to get, etc.). Also, are there other ways to protect against the contractor not performing. We have worked successfully with this contractor before and one concern is his health. What if he dies or becomes incapacitated during project? Is there such thing as key man life insurance for this? Grateful for any insights. Thank you.

    Invest internationally? Germany or UAE?

    Is it easy to find people that choose to rent your houses? Have you ever been burnt by not having a tenant?

    First off, I want to say that I really admirer the folks on this sub. Taking control of your finances is something that I have always dreamed for myself.

    My question:
    I am fully invested in the stock market, but would like to diversify in real estate. Per reading the different posts, I think I would like to start by buying a house and renting it out. I can easily imagine people renting apartments. (Probably because I live in a big city and most of my friends live in apartments). Hence it's harder for me to imagine people renting houses to live in.

    Is it simple/easy to find people that choose to rent your houses? Have you ever been burnt by not having a tenant? Ultimately, I'm scared to loose money in the case finding a tenant is hard.

    Also, would you advise me to rent out a house if I rent an apartment myself? Would it be wiser for me buy and live in my own home first?

    First Time House Hacker!

    Closed on my first home ever (23 y/o) in a HCOL area with my significant other. We can comfortably afford the mortgage but decided to house hack because we're young and want to save as much money as possible early on. Our first roomate/tenant moved in today and we just deposited our first ever rental income!! Our second roomate has signed their lease to start in February and we're super excited. Now just need to fill the last room but already have a few people touring this week.

    Anyways just wanted to share my good news with a group of like minded people and request any and all tips for a first-timer like myself! We're hoping to but the next house hack in about 18 months, then in 2-3 years buy a condo/home and finally live by ourselves

    1031 on relative’s home to lessen $1m in cap gains (socal)

    My relative purchase back in 2001 and is now standing to make over $1m from original purchase price. It is currently their primary residence.

    Is it possible to change this property to an LLC, rent it out to me, and then perform a 1031 exchange in 6-12 months? Or even less time? Socal is a damn bubble

    Renting vs buying?

    For the majority of young adults or people that aren't ready to buy their own house, renting seems like the best option compared to taking on a 30-year mortgage. But, if you're interested in investing and found a nice property with monthly expenses comparable to what you'd pay for rent, why not buy?

    Obviously, buying bears the additional responsibility of ownership but you can always rent or sell if the market is in a good place.

    E: Asking as an early 20s interested in RE investing and thinking about this.

    Preparing for small multi-family redevelopment

    TL;DR: Planning to redevelop a 4 unit into a small MF (<= 16 units). No background in development/construction. How should I start preparing for this project over the next few years?

    Looking for those who've redeveloped a property of theirs, and how to start planning for it.

    I own a fourplex in a phenomenal location. The building is old (>100yrs) and at this point, there's more value in the land. It's zoned commercial currently but it wouldn't be hard to rezone back to multifamily, up 16 units.

    Within a few years, I'd like to tear down the fourplex and redevelop it into a multifamily, as many units as can be optimized per the footprint (would look to acquire the home next door to double the lot size, but that's for another thread).

    Notes - I work/live 2000 miles away from here and in tech. I have no development/construction background, or connections (at this point) with local builders. However, my intention is to move my REI pursuits further into (re)development. This project would be my first foray into true development, and learning would a priority. Based on my current knowledge of the market and development estimates (looked at a similar project last year), financing will not be an issue.

    Has anyone done something similar? What were your experiences? What steps should I be taking right now?

    First property purchase advice

    Hi everyone I am 21 years old and will be starting medical school next august in a medium size city on the east coast. I am planning to buy my first rental property within a year and wanted to see if anyone with more experience can give me advice.

    My plan is to buy either a duplex or a 2-3 bedroom house, live in one room during medical school (4years long), and have other students live in the other rooms. I plan to use an FHA loan so I won't need a large down payment and since I'm living in the house, I would be able to do this. Depending on the pricing and situation of the house, I would be able to make a very small income or live for free at a break even price. Then when I finish med school I will rent it out to other tenants. The property would be very close to a large state university with 30,000 students.

    Can anyone give me advice on how much maintenance and time this would require on my end? I don't imagine there is much maintence and I am willing to pay for unexpected repairs along the way since I will be living rent free. Can anyone else give their opinion on this?

    Can I build anything with 60k and a dream?

    Selling my first SFH and only profiting ~50/60k but I hate my job and life and want to build a little vacation rental village with a small coffee shop that I can manage.

    I'm wondering if anyone's had any realistic experience with construction loans and or tiny/container construction. If so, any advice helps.

    Should I slow my roll and focus on multi-family? Is developing a pipe dream until I have the cash?

    Thoughts on building in California as well?

    What’s everyone’s read on the US single fam market right now?

    I'm really under leveraged. About $1 mil in assets with only $250,000 in loans. I'd like to lever-up, the idea of cheap money is incredibly appealing. However, I'm concerned with the Treasury and Federal Reserve pumping cash into the market, that inflation and thus rates will increase after COVID recedes causing a housing prices to contract. I feel like I'd be buying at all time highs, which is true. I'm a single family investor. Nothing fancy, just retirement planning. How does everyone feel about buying right now in this market? Any suggestions?

    Any other ways to avoid capital gains on SFH rental [in contract] other than 1031 exchange?

    Acquaintance reached out after going into contract to sell SFH rental. He is staring at a roughly $180K gain and $35K in taxes.

    Prior going into to contract, I can think of ways he can manage this and not face the big capital gains hit. Post contract, it seems, on the surface, to be either pay-the-taxes or find a property for a 1031 exchange.

    For those of you with creative experience, are their any other options by which they can avoid capital gains taxes? We own several rental properties and are looking to acquire more. Selling him one of mine on a 1031 exchange simply makes his problem my problem.

    Secondarily, I love to learn how to address a seller's need to reduce capital gains tax through a creative deal structure?

    Suggestion for Wholesaling Software

    I'm a new investor ready to jump into wholesaling as way to raise funds for long-term investing.

    I want to invest in software to find and evaluate properties. I'm been considering either propstream or flipster (leaning slightly towards propstream at this point). I would love to have opinions from people who have used on or both. And if there are any other paltforms/software that would be helpful, I am absolutely open to suggestions!

    How do you generate more capital for investments?

    I was looking to wholesale or get my realtors license, but I feel like this just creates more of a job which is the opposite of why I got into REI.

    QUESTION: How to start a rental property business in the forest

    Hello. I have an idea for creating some rental properties in the forest (think Airbnb but an experience, possibly multiple units.) How do I go about starting this? Would I need to buy the land or rent the land? Utilities? Water? How do the taxes work? This would ideally be in North Carolina area by the smokies.     Young lad beginning his journey in residential real estate investment. Could use some quick guidance. (New investor, multi family property)

    Hey guys. 23 year old out of college working at a commercial bank. Studied finance, worked for a private real estate investor through college, has a really solid understanding of the finance side behind real estate investing.

    That being said, I have almost no real life applicatory experience besides going to sites where work is being performed. Not a very handy person.

    I'm looking for some guidance on the following things:

    A) what are some unforeseen costs of residential investment that I may be overlooking? I have considered costs from raising capital from commercial lenders, property taxes, and any specific expenses used directly on the property. Is there anything else I should be considering?

    B) I really don't want to get in over my head here. I already work about 50 hours at my current job. I've been saying for years owning my own residential real estate portfolio is my dream. I want to put that dream into fruition. Will work become a large deterrent to this dream?

    Physician dabbling in rentals with the goal of something bigger - advice?

    I'll preface this that I did a search to try and find an older reddit thread on this topic and was unsuccessful.

    I am a 36 year old physician living in a LCOL city. I bought my first rental home about 6 months ago and plan to refinance for BRRR purposes soon.

    My problem is finding house #2. I have cash burning a hole in my low interest savings account that needs to go into buying the next fixer upper to become a rental. I have used Craiglist and Google searches to find local wholesalers to try and get on their lists. I have gone to several local sheriffs auctions without success.

    What is the best way to find wholesalers, get on their lists, and get them to take me seriously? I want to build and build big over time and I feel like there is a big rock lodged under the gas pedal.

    Or would it be better to buy foreclosures and if so, what websites do you use?

    (And I have been warned about saying I have money online - I am NOT looking to pair up with someone but rather gather advice)
