    I am a licensed agent and was approached about selling our home. A mutual friend heard we were considering selling and informed buyer. Buyer brought their own agent. Buyer's agent provided a purchase agreement and their signed agreement showing that buyer agreed to pay a broker fee to the agent's broker. No commission was mentioned or negotiated by buyer's agent. We signed the purchase agreement (at a discounted price to save us the hassle of listing/showing/etc) and after that, buyer's agent asked what the commission to her broker would be. Am I missing something in this situation? I don't believe we owe a commission. The property wasn't marketed, the agent didn't bring the buyer, etc. I am not against potentially paying a transaction fee or similar, but definitely not a percentage of sales prices. Am I being unreasonable or missing something in the process?

    My market is crazy right now. I have nothing but unqualified leads, and very qualified leads afraid of purchasing.

    So I have 4 buyers right now. I have been working all night on these 4. I have about 20-40 potentials, who I haven't followed up with for a while. I feel like I have been wasting so much time... My market is on fire. Like surface of the sun, on fire. I have big investors ready to drop $3M on a property, who think that the market over priced (it's not, they just can't believe that when I tell them that). Then I have a few who would never qualify, and no matter how hard I look, and give them alternatives, which they do qualify for, they just can't pull the trigger.

    What do I do in this situation? How do you guys get leads in a tight market like this? There's not even much out there right now to sell...

    Any Orange County/Southern California realtors?

    Hey everyone. I'm currently working on my real estate courses and (after passing the exam) will hopefully begin working in June of this year. I'm in the Orange County area.

    How's business for those in the SoCal region currently? I am aware the market is saturated with agents, but for those working full-time, I'm curious how the market is or has been for you. How was your first year? Any advice for new agents specific to the SoCal region?

    Selling Contract Help

    I am in the process of selling my house. Signed a contract and everything, but I'm wondering if there is any way to challenge that a realtor didn't give me adequate time to make a decision or negotiate? I got word that there was one offer on my house. My realtor told me they would come by at 7 PM on a day to review it. They did not tell me the offer at all, so I had no idea what I was getting into. Fast forward to that day. They come to my house and say there are 3 offers, you have to make a decision now on which to accept. I'm realizing now that I think I may have been taken advantage of. Is there any way I can challenge the fact that the realtor didn't give me any time or wouldn't tell me about offers beforehand? The contract was signed 9 days ago. Thank you for the help!

    Also side question. Is it common that a realtor/agent will not let you have any of the buyers contact information? I'm hoping to get a hold of the buyers to see if they want anything that I don't have to move out and they will not give me a phone number. Thanks!

    Scheduling Dre Licensing test

    Hello I live in the state of California and am currently in the process of getting my realtors license. I have heard from a friend that the California testing centers are extremely backed up due to covid and it may take 6-8 months to get a test scheduled. Is this true? If Not how long do you typically have to wait between scheduling and taking the test? I appreciate all reply's:)

    How to make connections with developers?

    I have a lot of new developments in my cities and they'll usually have an exclusive agreement with a certain realtor or real estate team. I've always been curious how these agents got the gig?

    Any advice for those of you who have done this?

    If you advice a client to put a firm offer on the house and then they don't get financing at the time of closing. Is this realtor's fault or client's?

    Question about exclusive buyers agent

    This is a hypothetical legal question that I would appreciate an answer. Suppose I am buying a house and I sign exclusive buyers agent paper with Agent A on January 1, 2021. Suppose on February 1, 2021 I sign another exclusive buyer with Agent B. Can someone explain what legalities occur under following scenarios:

    Scenario 1:

    I buy a house with Agent A (earlier one) and it is a house that agent showed me only

    Scenario 2:

    I buy a house from Agent B (later one) and it is a house that agent showed me only

    Scenario 3:

    I buy a house that both agents took me to see at various times

    EDIT: thank you everybody for your answers. Some background to this question is that last night I met this woman at a gathering who was planning on hiring another agent so she can see which one will "work harder" to buy a $200k condo. I was telling her that it isn't ethical and probably not legal and that she will end up on the short end of the stick. Her background is HR and was one of those know it all types and retorted that as a buyer she isn't paying the commission so she doesn't care if agents have to duke it out over commission seller will pay anyway. I thought she will end up getting hurt somehow but did not know how. So thank you for clarifying that she will have to pay 3% out of her own pocket to the other agent that she did not use.

    Which is better? $5k off listing price or $5k towards closing cost?

    Negotiating on a new construction home for a buyer that is move in ready and builder counter was full price and will pay $5k towards closing cost. What really is the advantages and disadvantages for buyer/builder if it's $5k off list price vs $5k in closing cost? I also plan to give the buyer back $xxxx amount towards their purchase so will that affect whether the $5k should have been reduced from the list price vs closing cost or vice versa?

    Client's neighbor looking to align on goto market pricing

    I'm preparing to list my client's townhome this week. He received an email from a neighbor saying a) they are considering selling and looking for an agent and b) neighbor believes it would be mutually beneficial to align on pricing.

    My client asked me what I thought and added that his neighbor just put some money into improvements on their unit.

    Does having a hot tub included in the sale of the home a plus?

    I have a question for realtors. I bought my home 6 months ago and my employer said there's a 50% chance I may have to move to another city in the next 12 months. I literally put down a deposit on a hot tub because I didn't anticipate moving and secondly it's been a dream to always own one. Now I'm stuck as to whether to go through with this hot tub purchase but I also don't want to be in a holding pattern for the next 12 months. If I ended up moving and had to sell this house and I included the hot tub with the sale of the home how much of my cost do you think I could re-coup? In your experience is it a plus when buyers look at the home to have a hot tub included?

    I am a real estate agent, I want to create a brand around my business. Can i use the word realty in my business name? (ex: My Name Realty)

    Question about first year working RE

    Hi all. I'm an adjunct english professor looking to switch over into the real estate profession. I'm currently working on the course material with hopes of taking the RE exam in May/June 2021 and begin working as soon as possible after that.

    I'm wondering what the first year of working was like for everyone...? Did you do it full-time right out the gate? Did you work part-time and have a side-gig? Did you have enough savings to get things going?

    I have some savings and feel that financially I need to teach 2 classes in the fall (August-December). This would (depending on the pandemic) put me in a classroom two days out of the week, 8 hours/week with the rest of the time devoted to RE. Is it realistic to assume I would be able to work on my RE business and teach? I would love to not teach any classes in the fall and transition fully into RE but I need some income and from reading and researching it seems unlikely that I would earn any income from RE in my first 6-12 months of working.

    Newbie: When a buyer’s agent asked another agent in his/her brokerage team to show a property.

    I'm in the process of getting a real estate license. I have a question. In the past when I was buying my home, sometimes my agent (buyer's) wasn't available to show a property, instead he had someone else in his team to do the showing.

    How does the compensation work in this case? Does my agent pool the commission and split it with the assisting agent? Does the brokerage pay the showing agent for showing? Please elaborate.
