    Hello, I'm working on an article that lists alternative solutions to Showing Time now that it's owned by Zillow. I'm seeing a lot of agents looking for a replacement. Interested if anyone here is using something else they could recommend.

    Just bought a house, you never make a sale is you don't even try

    Edit: it's supposed to read 'if' in the title, I blame auto correct.

    FTHB single guy here and bought my house back in October.

    Called the realtors out of which two were referrals from friend and co workers.

    First realtor: Spoke for 10 minutes, they set up my email with MLS listing alerts and I haven't heard anything more from them till now.

    Second: Spoke about 10 minutes on the phone it seemed like they were not really into the conversation. Very infrequent communication, once a week or so

    Third realtor: I was getting a bit frustrated and started looking through realtor.com for local agents. Found one with a reasonable amount of reviews and called them. They spoke with me for about 30 minutes as well. But unlike the second realtor, they were in constant contact at least once every two days or more and were sending me listings and their opinion on the properties in those listings multiple times a day.

    When it came to viewings, they were again, very punctual and provided great guidance in choosing the house. Everything regarding the offer documentation was done promptly and thoroughly.

    Closed on a house I loved in 45 days of when I started the search. Closing was smooth (went with the lender my realtor recommended).

    After closing, I left great reviews for my realtor on realtor.com, zillow etc.

    I also plan to refer my friend to them if any ask me for a realtor.

    The transaction was very easy and probably the easiest 10k they might have made.

    All because they were willing to take 30 minutes to talk to me when I first called them.

    Book ideas

    I just finished my RE course, planning to take the test around May but I'm interested in getting into good books for starting out as a real estate agent. What do you guys recommend and why?

    Home renovation question for resale value

    My wife and I want to renovate our bathroom which has a shower stall into a bathtub.

    The problem is the bathroom is small and the only place where a bathtub will fit is in front of a double hung window.

    The contractor recommends putting up sheet rock over the window and tiling over to add the tub but I worry about how that might affect the resale value. I am also worried about the potential of mold because the moisture might build up near the window even though it will be covered.

    My house has A LOT of windows so I'm not as concerned about one less window as a selling point but just think it it unusual to have a window from the outside but not useable from the inside from a resale value.

    Any thoughts?

    Damn it feels good to be a Listing Agent!

    I've been spending most my energy on my RE focused start up job but help a few people a year and always rep myself as a buyers agent for investing.

    Spent ~5 years as a full time agent and had a lot success with both buyers and sellers. The past 3 years I've been only working with 1 buyer at a time while working in RE space with tech companies.

    Just this last week I had a previous client call me about listing two properties I found for them and obviously I won the listings.

    On MLS as coming soon now and have multiple showings requests on property A and a showing requested on property B too... we haven't even gone live yet. Hit the MLS as a coming soon 4 hours ago.

    The Listing is KING!

    Any recommendations for a Real Estate Bond company in MA for a Surety Bond

    I'm applying for an attorney-broker license in MA. One of the requirements is a Surety Bond of $5000 from a Real Estate Bond company. The MA website has a long list of 60 odd companies. I was hoping if anyone here has any recommendations off their personal experience. Thank you!

    Are realtors a dying breed?

    I'm working on getting my license and am trying to learn the most I can. My neighbor is a real estate agent so I got him lunch and started asking a lot of questions. At first he was helpful and seemed to like teaching me. But I think he is a bit self absorbed and after he saw how excited and eager I was and all of a sudden he started saying that realtors are dying and I should t try it because we will be obsolete in 5 years. I think he was just trying to bring me down. What do you think

    You have 30 days to get a listing, what do you do?

    I have only had 1 listing since getting my license, what things can I do to get more? I am currently sending out mailers to my sphere and hitting up my Facebook friends. Any other suggestions?

    Confused about agents’ incomes

    So I'm a new agent about to close on my first deal, my takeaway commission after the split will be $10,000. It blows my mind that if I just do that once a month I'll be making $120,000 a year. If I close one transaction a week that would $520,000??? Are these salaries actually common and normal?

    Giving a % of my commission back to the buyer

    Working on my first contract. Contract is not officially signed yet but both parties verbally agreed on the offer. I'm giving a % of my commission back to the buyer to apply towards their purchase. Is that information given to the lender prior to closing or when is it communicated and to whom should be made aware?

    How quickly can you get the course done (REExpress Florida Course)

    Basically, I started the course a few days ago and read word for word for about 10 chapters over the course of 2 days. After that, I did some YouTube research and basically they summed it up to, "course is a joke click through, take some notes, Google answers, study for state exam is important.) with this in mind I did some skimming and I finished this weekend with about 18 hours total invested in the course.

    1. Do I have to sit in the course for a certain amount of time? (63 hours, or if there is a minimum amount of days) if so, should I just go over the summaries for hours on end?

    2. Will the time I spent appear on my certification?

    3. I bought the value pack that comes with an exam cram video and workbook, post license course, flash cards, progress exams, and final exams prep. Do I need any other resource?

    TLDR;

    Is finishing the Florida REExpress course in 18 hours too little? Is there a regulation saying I need to track a certain amount of hours?

    Acceptable number of houses before buying

    Hi all! Me and my partner are looking to purchase a home. We have one currently and are keeping it to rent, so although we don't need a home, we want more space. Where we are, the market is crazy. Things are going 50-100k over on every house with insane bidding wars. Our realtor is amazing and been very helpful with all our questions however I am worried about using up all her time. She has shown us 9 houses now (we put an offer in on two but were outbid twice) and have been looking for about two months. I just recognize how much work she is doing for us and I don't want to be fired as a client lol. So how many houses do you think it is acceptable for new buyers to look at?? Is there anything we can do to make things easier / narrow it down??

    What live online courses do you recommend to become a realtor?

    I'm trying to help my mom find an online realtor course to get her license. She is looking for a live class as she says the videos don't keep her attention. We live in California, I'm not sure if that changes anything, but I do know tests are different in different states. So what classes do you recommend?

    What type of brokerage should i join?

    So Its been a year since i've become an agent and I got 8-10 deals under my belt. From my current brokerage, I didn't take any training just mentoring on how to draft offers etc. I have my own setup for lead-gen and I am figuring out everything myself. Now I am thinking what kind of brokerage should i join? Someone with big name like RE/MAX and pay higher monthly fees with 90/10 split. Or jojn a small brokerage at allows me to keep 100% of my commission and charge like $100/m fees?
