| Dealing with extremely impatient clients. What do you do? Posted: 15 Feb 2021 12:51 PM PST Prefacing to say that I'm a newer broker, so some experiences haven't happened yet for me lol. Without getting into to much detail, I am having a hard time dealing with some clients that are trying to move way too fast and have FOMO. This is for a rental in a place that requires background check/credit check, and has it's own application, and needs paperwork signed by the owner that also needs to be approved. So basically it's not a two day ordeal, a week minimum. I've explained the process to them, and yet they want non-stop updates. At what point to I stop responding and just send the update when I get it? I'm not too eager to blow up the listing agent's phone with constant update requests. The LA has been pretty good in getting the process started, just feels bad constantly bombarding them for updates. What's a good way to handle someone so persistent? [link] [comments] |

Option A Redfin - zero prospecting and 4-5 referrals a week. I get that their split is much lower, but if I can net more with a solid stream of referrals vs spending lots of time prospecting, I feel it may be worth the trade off. Basically you refer people to them through the system and you get paid 50 basis points. Do you guys think this is a good idea? Posted: 15 Feb 2021 08:53 AM PST I have been in the business for a year and a half, and when I started, I assumed that most of the people I knew who have been in the business for years and are doing it as their main source of income must be doing pretty good. But i have been disappointed to find out that most of them are doing 12 deals or less after years of being in the business. I know a large portion of agents are new and don't do any business, but for the ones who did manage to make it through the first 2 years, what do you think the average number of yearly deals is for those agents? If 12 or less is the average, what do you think is stopping these agents from growing their business beyond rookie levels? [link] [comments] |
| Posted: 15 Feb 2021 12:22 PM PST I just finished taking the North Carolina state exam for the second time and failed again! I passed the national with ease on the 1st try. I'm really frustrated with this state exam though. All of the questions are designed to trick you! I take practice exams at home and pass with flying colors but then I take the actual exam and I miss 15 out of 40 questions! Wtf is that?! Has anyone else had trouble with a particular difficult exam? What helped you pass? I've got 10 days before I can try again. Feeling really discouraged about this. | RE exam support - nightmare with PSI Posted: 15 Feb 2021 12:08 PM PST Wifie was scheduled to take the RE (Natl + PA) today - after the PA section, there was no submit button, the PSI proctor was no help at all. The proctor said to exit when done, but she never submitted. When she exited - it totally exited and now they are saying she will have to pay for the exams again. She just spent 2 hours getting bounced around and on hold with customer service and tech support. ( After the 1.5 hours on the PA exam. (PSI says the PA is complete, but they have not given any results!) --- She was already frustrated with PSI - their website is a disaster, the account management is is a mess and support is non-existent. She took a practice exam from them, the transaction was lost, and it was from 2018? - --- She took an online class, and did very well, starting in May ( she is a teacher now) - so this is very frustrating and stressfull to go through months of work and have to deal with this PSI. I intend to give her as many as I can as well. However she has really gone above and beyond. Is there anything in particular you would love to receive as a realtor? | Has anybody worked some networking into charity events? Posted: 15 Feb 2021 09:51 AM PST I have done multiple charity events (smaller events) in the past that I have enjoyed and still plan on continuing to do them still. I have been trying to think of different ideas that I can do to kind of turn that into some minor advertising without taking away from those events. I mean obviously I can work that I'm an agent into the conversation with people, but I'm thinking of an easier method that could help get that out there. Recently, my application for the California Real Estate Salesperson Exam got approved and I can now schedule a time to take the exam as soon as there's an available spot. I'm seeking some advice from anyone who has previous experience with PrepAgent and the best way they utilized that service. Did you take the master practice exams over and over again or did you do anything in addition to that? | What is a fair amount for non-agent referrals? Posted: 15 Feb 2021 12:02 AM PST In WA state, it is legal to give a referral fee to a non-agent as long as it does not require the close of a transaction. I have a friend who has a salon type business and gets lots of clients. We have talked about the possibility of creating a referral partnership where if one of her clients is thinking of buying/selling their home, she can refer them to me for a fee. Of course, I'm thinking if I get name, number, and I make contact and confirm they want to buy/sell I will pay her a referral and work the lead. Since these leads may or may not turn into a sale, what would be a fair amount to offer per referral if I were to do this? $50? $100? more? If it helps, I am located in Seattle where average homes start at 500-700k. [link] [comments] |

Posted: 14 Feb 2021 03:15 PM PST I'm a new agent in a small town that offers mostly raw land, cabins on lakes (or not) ranging from rudimentary to luxurious. There are also mostly modest in-town homes available, but like so many areas these days, listings are scarce. The demand outweighs the supply. Every brokerage is begging and scrambling. I'm a licensed assistant to an associate broker within the company. He has challenged me to find a listing within a week. I'd really love some creative suggestions that would help me pull this off. | Is this good advice from our realtor? Posted: 14 Feb 2021 06:41 PM PST Location: South Florida I took all your advice from a previous post and started from scratch with a new realtor that we really liked. We think he's knowledgeable and has been very responsive thus far. We saw a house today that was listed for 600k. It was last sold in 2017 for $420. It's about 2600 sq feet and the only upgrade they did was put in impact windows. Our realtor agrees it's over priced and said even though the market is hot, the house won't appraise for that amount (none of the houses nearby have sold for higher than 580k.) He suggested we put in an offer for full list price though and then renegotiate once the appraisal comes in. My husband and I are unsure about this because what happens if the appraisal comes in higher than he thinks? Could we afford 600k? Barely, but we don't want to be in that situation and the house just isn't worth that. We'd be more comfortable putting in an offer around $575 but the realtor doesn't think the sellers would accept. He told me they already turned down an all cash offer for $565. The sellers already purchased a new house and this house is now vacant, and it's only been on the market for 2 days. Realtors, is this solid advice? Terrible advice? I know we have to do what we're comfortable with but also understand we have to listen to our realtor, especially in this insane market right now.
