    I have about 20 plywood board signs that I want to reuse. I want to print off a new logo and lay it on top. What type of material or what should I ask for? Kinda like a decal.

    Pet policy and a few white lies

    So I'm moving into a new apartment and dealing with a realtor, so I haven't spoken with my soon to be landlord yet. At the showing of the apartment, we asked the realtor if the property allowed pets, but assured him we don't have any, that we were just wondering. (....we have one cat) (I know it's dumb but we really wanted the apartment.) But he then said pets are allowed!! But when we put in our application, we had to write that we didn't have pets because we already told him we didn't. Well we were chosen to rent it, and he just sent us a copy of the lease to review that we will be signing on Saturday. The lease says: no pets without written consent of landlord" so that doesn't say NO PETS, but I'm worried now that if I ask for consent, he'll know we lied. Hell, we haven't even met the guy yet and I don't want to give the wrong impression. I'm so torn on what to do. Call the realtor and confirm that pets are allowed and say we plan to get one? Or sign it and then call the landlord in a couple weeks and ask for written consent. I'm so worried please help!!

    Pros and Cons of using your photo on your For Sale signs?

    Currently, I'm using my brokerage signs with a rider of my name/number. Thing is, I honestly hate the sign design and cluttered info, so I've decided to order new ones just for me.

    Should I include my professional picture on my signs? My area has signs both ways... sometimes they look too cluttered with pics, but sometimes they look too boring without.

    Thoughts?

    Gifts for referral sources

    Millionaire Real Estate Agent said it best, "Treat the referral source even better than the referral". A very dear friend texted me last night to say that friends of hers, who I know loosely, want to buy and asked her for my number after she talked me up a bit. This is absolutely behavior I want to reward and encourage! What, if anything, do you guys do for referral sources like this? My first thought was a nice bottle of wine as a "referral closing" gift, given when I begin working with her friends officially. I did already thank her profusely and will be sending a personal note in the mail tomorrow.

    Radio Silence from Builders

    Just a quick question for realtors. Husband and I have been working with a buyers agent looking for a resale property but, as I'm sure you're all aware, the market is nuts right now, so we decided to look at new construction, since we never completely ruled it out and have the time to wait for a house to be built. We gave our agent a list of a few builders/developments we were interested in but they haven't been returning his calls. Is this common? Would it hurt for one of us to call them directly and be like "Hey can you give our agent a call back?"

    This would be just to even get into an initial consultation/determine if there are still sites available.

    Leads that keep checking out your listings but never respond.

    I was wondering what are some tips to handle leads that seem to keep searching and coming back to your website/listing emails, but never EVER respond? At my brokerage we use YLOPO and are provided some realtor.com leads every now and then. I send out listing emails to my leads based on their initial inquiry, and I can view their browsing history on my crm.

    I see they view my website DAILY, sometimes a couple times a day... but they never reply to emails, texts or calls. Should I give up on these type of leads, or is there something else I should try? I am going to assume these people are just lurkers, or they have another Realtor, and really like having listings being fed to them since their current realtor may or may not be sending them active listings? I'm a fairly new agent (Oct 2020)... so not sure what is actually going on with these types of people.

    edit -- not all my leads respond this way. I seem to get responses from about 30-40% of them, so I don't think it's what I am saying via my texts/emails..

    Is Redfin a good place to start?

    Basically when Covid started I lost a lot of my hobbies so I decided to take a class and wound up taking real estate class. But I didn't have a drivers license in my state so I couldn't get my license as the dmv was closed. Anyways I now have my Florida license. I need to take the class all over again but I did it in like 3 months. So I could do that again. So I'm already thinking of where to start. My issue is that I need steady income. I have bills to pay and very minimal in the bank. I know it takes months sometimes to make money. Anyways I read about Redfin and you can get paid per showing plus bonuses based on sales. So I'm assuming you make less than you would typically. But for some one just starting out that needs income is this place okay? Any one work there? Thank you

    Asking a realtor. Do I have any chance at all?

    So, I'm really wanting to buy my own house really soon but I've never owned a home or even an apartment. I ruined my credit when I was younger and I'm still paying the price now. It's below 500 right now. What I want to ask is, could I still be able to buy a home? I have a great job and make enough to afford one but I'm afraid my credit won't allow me to. I'd love to hear some suggestions and just learn my different options if there are any.
