| Posted: 10 Feb 2021 10:43 AM PST I (Realtor for 2.5 years in MI) was wondering if anyone had funny/interesting/embarrassing stories they would be willing to share? I wanted to do a social media series where I share these stories anonymously (but happy to give you a shout out if you would prefer). For example, someone sent me their proof of funds (copy of their bank statement) and there were charges for adult websites. I don't know if he didn't care or didn't realize . Another time during a final walkthrough, a lovely elderly couple was looking around. This was during COVID so we were all wearing masks and trying to social distance. Mr. Buyer went into the bathroom and I didn't really think anything of it. As he was coming back out, Mrs. Buyer asked her husband annoyed "Where is your mask?". He replied in a gruff " there was no toilet paper so I used my mask to wipe." I didn't know if I should try and find him something or what but it took everything I had not to laugh. Posted: 10 Feb 2021 09:11 AM PST I'm currently a real estate agent in the Chicagoland area and I'm asking this for curious to expand my knowledge on how well I'm doing. So, from my search I noticed many lead companies charge a high margin for their lists but from my understanding it's cold leads. The reason I ask this is because I also own a marketing company and want to switch over to specialize in real estate lead generation. So far have worked with a few agents in the Colorado area and the lead cost has ranged from $2 on the low end and high of $26. | Posted: 09 Feb 2021 08:37 PM PST I bought a flip property a year ago, needed work, in a neighborhood of well maintained homes. Been watching the Zesstimate for entertainment purposes, tracking the solds, no comp has sold in that area for less than $300,000. So, today I check again. Zillow says $192,000. "And we will buy your house! NO hassles!" and the pitch for their iBuyer program. What a racket Zillow is going to run on unsuspecting consumers that might be checking on their iBuyer program. I have been watching all the fuss about how screwed up the Zillow site has been, and now I think I know why. It knows what I bought it for, it sees the neighborhood increase and determined their "market value" off what I paid. Ugly times for people using the internet to value their home. UPDATE: I spent some time looking at the sold comps in that neighborhood. Most in the $350,000ish range or the "What?" moment of None for the Zesstimate. Enough comps to pull for this house, but a comp 2 blocks away gets a None. Truly folks, do not rely on Zillow for anything. [link] [comments] |

Or do these brokerages have teams within themselves? I am new so I really want to join a close knitted team where I think I can learn a lot quicker as to joining a huge brokerage. | Posted: 10 Feb 2021 09:56 AM PST I'm a first time home buyer in Los Angeles and Ive been working with this realtor for about 3 months now. He was recommended to me by a family friend. Over the past 3 months, I've noticed a few things that I find questionable and I've been asking myself if I should drop him and find a new realtor.
He was also pressuring me to come up with a specific number to request in credits. i told him we needed "at least 30k" in credits or for them to make all the repairs. He said I was being 'wishy-washy," with my request and be more specific. He took this back to sellers, they countered with only 8k in credits, and also told him that they are not willing to do any repairs on their own. Despite this, my realtor was asking if I wanted to do another counter offer asking for some repairs and some credits. I told him it didn't make sense to counter that when sellers already said theyre not doing any repairs and to just back out so I can get my deposit back. After I said this he completely changed his position. He said he thought backing out was the right choice and that honestly we can find something better for 700k. Why didn't he say this from the beginning before we put in our offer????? It was also supper annoying how he kept questioning the quotes i was getting from my plumber. What do you guys think? | New Agent with Many Renter Leads from People Struggling to Find a Place Posted: 10 Feb 2021 04:44 AM PST I'm a new agent and my brokerage gave everyone $100 of free Facebook ads around New Years. I did many ads targeting buyers but surprisingly none got traction so I stopped them. I did 1 ad targeting renters and I have gotten many numbers from it. Many people that I have talked with are struggling to find a place to live bc of the pandemic and are low on cash. I also have some that have SSI Checks/unemployment as their source of income. I'm not really sure where to go from here since many rentals on the mls require security deposits that some of the people I talked to don't have. I'm also confused as to whether landlords/property managers count SSI/ Unemployment as income or if that disqualifies them. I also have no clue how working with renters is. It seems to me like it's first come first serve with renters. Like there's no binding paperwork it's just a referral fee if you find them a place? Please help. I'm super confused on how to handle this situation. I was thinking that maybe as an agent I'm not the right person to help these struggling people and should refer them to someone more suitable but I'm just not quite sure to who. [link] [comments] |
| The Case Against Escalation Clauses Posted: 09 Feb 2021 08:59 PM PST Anyone else advise their buyers not to use an escalation addendum? It's a hot seller's market nation wide and buyers will do just about anything to get a house, but escalation clauses aren't the holy grail. In fact I think they do a disservice to the buyer by giving up their max. Say your client's offer is 400K but with the escalation they are willing to pay upto 425k, the sellers can strike the escalation and counter with 425k. Your clients are in a position to decline, but most likely they will accept. Before you say that's unethical, no it's not. Buyers in fact said they were willing to pay 425k and a counter offer is not unethical especially since sellers are using information buyers willingly disclosed. Buyer runs the risk of being countered without another offer pushing the escalation into effect. If everyone is using an escalation then it isnt a savvy strategy it's just a headache for sellers to decode which is the better offer. Plus you can run into trouble in escrow if miscalculated. Most likely listing broker will ask all for highest and best anyway so why not just come in with that in the first place. TL;DR - Escalation clauses are weak. I am over them. What do you think? | Posted: 09 Feb 2021 01:50 PM PST This question is probably geared more for lawyers but I'll start with a post in this group: we have an accepted offer on a rental property that we put for sale, and prior to the conditions being removed by the buyer our tenant informed us that they will be taking some of the fixtures that they replaced and they will put the house back to its original form. These fixtures include: -brand new alarm system -doorbell camera -programmable thermostat -updated ensuite shower head -pull chain LED fixtures -outdoor wireless motion lights -bike racks -curtain rods -some other small miscellaneous items Catch is the buyers viewed the property with the updated/new items, tenants didn't inform us about this until after our offer was accepted BUT prior to conditions of financing and inspection being lifted We immediately informed the buyers of this and they still proceeded to lift the conditions a few days later as they liked the house. Now they are asking to withhold nearly $5000 until they take possession and do a walk through to confirm the updated items remain in the house. Do we have a leg to stand on here, the buyers could have walked away easily from this property but chose to proceed. Thoughts? [link] [comments] |
| Looking into becoming a real estate agent Posted: 09 Feb 2021 06:34 PM PST I have been looking into possibly becoming a real estate agent and have a question I was hoping someone could answer. Me and my boyfriend (both 21 and Georgia residents) are planning on moving to Florida at the end of 2022. I am planning on getting my real estate license and doing real estate on the side once we move. I will be graduating college summer 2022 and was planning on getting my real estate license that fall. Don't want to get it now because it would be too much to take on seeing as I work full time and take 15 credit hours each semester. So my question is would I be able to take the Florida real estate exam while being a Georgia resident? Or is it possible to take the Georgia exam, pass it and then apply for the Florida real estate license two months later? (Would like to get my Florida license by the time we move) What would be the best course of action? [link] [comments] |
| Winning Offers in Hot Seller Market Posted: 09 Feb 2021 12:31 PM PST Anyone have tips on getting their buyers the winning offer? We are in a really hot price range of about 300k-350k and have been up again multiple offers on the last few homes. The most recent we lost to a cash buyer who offered 20k over ask. WTF who is spending 325k on a house worth 300k....this shit it wild. We are in a small town so the inventory is just slowly rolling in...aka there is NOTHING available and we are the same pool of buyers fighting over every listing.
