| This market sucks for agents too Posted: 16 Feb 2021 06:50 PM PST I am cross posting this on a few different RE subs because I keep reading posts about how much this market sucks etc. So I wanted to make a quick post that it sucks for many agents out there too. It is definitely harder to secure listings and secure homes for our buyers. Every day I seem to being bad news to one of my clients in one way or another. It definitely beats me up having to bring bad news daily- but thats part of my job unfortunately. Sucks to have to be hated ever week but its really troubling not being able to assist those buyers who are desperately looking and making GREAT offers. I'm also posting this to help motivate people out there to keep on pushing through these hard times. Its tough for a LOT of people. Just remember to tey to keep your heads up, we will get though it. I know I don't need as many materials as college or any other type of schooling as it's just a week long, but should I bring things like a spiral? Backpack? Binder? Folders? Laptop? | Posted: 17 Feb 2021 07:12 AM PST Hey all — real estate attorney here. I'm looking to do some marketing this year, and trying to hone in on a plan so I can order materials. I'd like to come up with a few items that I could hand out to agents I work with frequently that they could give to their clients. Right now I'm thinking a 8.5x11" bifold glossy brochure explaining what the steps post-contract signing look like (one for buyers and one for sellers), along with a branded 20oz Yeti tumbler (or Yeti-adjacent lol). The brochure wouldn't be heavily branded at all; so designed as more of a neutral resource for all clients, even if they don't end up using me as their attorney. Basically I want to make agents feel like the written material is actually useful to clients so they'd actually want to hand it out. I'm happy to put a free useful resource into people's hands, even if it's not going to convert 100% of clients to me. Like I said, right now I'm working on a step-by-step explanation of the process (signing contract, attorney review, inspection, blah blah blah) with a few sentences on each step. I also was thinking maybe a short Q&A on what real estate attorneys actually do and what you should look for in an attorney (in my market attorneys are almost always used in all residential RE). I'll also have several bit.lys or short links to more info on these topics on my website. Can you think of any other useful and relatively neutral info I could add to the brochures? Maybe a worksheet that people could use in reviewing inspection reports? Any ideas would be so appreciated. And in general, let me know what types of marketing swag you'd be comfortable handing out to clients. I really want to try Yetis because I know agents would probably actually be excited to give them out, but any other ideas would be awesome (pens, post-its, etc.) — I just don't want to give out useless crap like stress balls that people will just throw away. TL;DR: - What kinds of informational material or resources would you be likely to hand out to your clients? What do you want them to know? - What type of marketing swag would you be likely to hand out? - What do you wish real estate lawyers did, or did better? Someone will list a property on Monday morning and tell you they're "not reviewing offers until 7PM Friday". This leads to multiple offer situations and cash offer investors usually winning. Posted: 17 Feb 2021 08:16 AM PST Sellstate corporate is a "build-a-brokerage" kind of platform where they provide brokers all tools and systems to get going with their own office and start recruiting agents. Business model seems nice compared to purchasing a big box franchise (ranging from $200k - 500k capital) or going on your own solo style. Sellstate apparently charges you 6k and provides all systems and training and tech and everything you as a broker might need to start hiring agents. Anyone heard of this? [link] [comments] |

| Bringing Inspector to Viewing? Posted: 17 Feb 2021 07:14 AM PST I'm a buyer in a hot N.VA housing market. I've worked in the trades all of my life so inspection is something I'm flexible on. If anything likely to order just a "informational purposes only" inspection because let's face it, I haven't spent my career studying foundation issues or dealt with septics. Anyway many offers are dropping inspection contingencies. My realtor casually suggested one option may be to bring an inspector to the showing... Wondering what your thoughts are on this? Have you ever supported this as a buyer's agent? As a seller's agent, how well would this go over? Can't imagine having a guy waking the roof during a busy open house would be considerate. Perhaps she meant simply as a casual observer? Seems like a reasonable way to have another set of eyes...but obviously they wouldn't have typical time or access... He is in assisted living because he is an alcoholic and his family felt that was the best place for him. He still has his own free will so he goes out and buys a condo anyway. The issue I'm having is that I don't have addresses or emails for a lot of my contacts. I took a few years off to raise my kids, and so any old clients are ice cold (slapping myself for this I know.) My question is how do you rejuvenate cold contacts (or do you even?)? And also, how do you get in flow with people that you really only ever text or chat on FB? Just hitting a mental block here. | Resources for learning about Real Estate Posted: 16 Feb 2021 10:53 PM PST So, I've been looking around online for any kind of free real estate classes or training, but with no intention of a license or anything as such. I'm getting ready to go to college, and my prime interest is being a realtor. I wanted to atleast see if I could learn a bit about real estate before actually applying for a class, that way I know what I'll be looking forward to learning. I figured I would see if anyone knows any online training or something of the sort that I could use as a learning resource to learn about the career and possibly get ahead. | Posted: 16 Feb 2021 03:29 PM PST Hello all, I recently put an offer in on my first home and unfortunately it came back as counter offer to be in second position stating, "This offer to be placed in second position. All other terms and conditions apply." This is just me doing my due diligence and getting a second opinion, but my question is if I agree to this counteroffer and continue looking for another home, will I be able to pull this offer or decline it if I find something else or do I need another provision stating this in there. My view point on it is that another contract would have to be drafted up if they decide to go with my backup offer since this contracts states that it is in second position, correct?
