    This is in NC. I started a small company with a friend of mine some 20 years ago, but sold out to him about three years in for $10,000. I pretty much forgot about the business.

    Turns out, he just sold the business and bought a golf course (like a full on 18 hole real deal) and retired at 45.

    My question is, how can I find out how much the company was sold for, and how much was paid for the golf course? I am not interested in doing anything shady or immoral, I just want to see what I missed out on.

    Big horror story today

    So my market (Boston) is one of the few were doing rentals can yield some serious income. Even really well established sales agents will still do rentals during the winter and spring when homebuying is slow. The high rent prices and one month commission checks mean some agents can pull it 6 figures+, and for people just starting out, it's great to not have to wait months for their first check.

    The downside, of course, is you're always the buyers agent, and most landlords DON'T use any kind of lockbox, so you have to go all over the city picking up keys.

    So I had 9 apartments lined up to see-1 required me to drive 45 mins to get keys, 3 had lockboxes, and 5 of them were owned by one landlord who's office was in a central location.

    So I call the landlord with 5 available units, confirm their office address, and confirm that I can show up at 3:45 to get the keys. My plan is to drive out for the first key, show up to get the 5, meet the clients and show them the first 6, then go to the last 3 with lockboxes.

    So I drive 45 mins, get the first key, then get to the second office at 3:45, only to see a big sign saying they've moved. Keep in mind I confirmed their address yesterday morning. So now I have to scoop up my clients and drive a half hour roundtrip to get the 5 keys-no problem. We get there-the office closed at 3:00 today. Keep in mind I also confirmed that I could get it at 3:45, and they're not even answering their after hours number. So damn...looks like we'll see the first place, then the 3 with lockboxes.

    Get there-key isn't working. I call the same place I drive 45 minutes out for, and speak to the same lady who handed me the keys, and she says "oh yes-we just had the locks changed last week and haven't updated our masters yet." I'm sitting there, with my clients, in the cold, asking why the hell she didn't tell me that BEFORE I drove 45 minutes, let her hold my RE license, and then brought my clients out here and banged on the door like a fool. "It slipped my mind." GAAHHHH

    Alright-fine. 3 more places with lockboxes-you can't screw that up, right? Wrong.

    First place: key worked after immense manipulation, only to discover the listing was wrong and it was a 1 bedroom, not a 2 bedroom.

    Second Place: trashed to no tomorrow. In some cases literal trash knee high. Cabinets torn out of the walls, counters smashed, rodents. Keep in mind the photos from last fall showed a just rehabbed property.

    Third place: I, like any decent agent, knock several times and announce myself before entering an occupied residence. Knock, announce myself, no answer. Knock again, announce myself again, no answer. Third time, I open the door. Guy masturbating on couch wearing headphones. Luckily my two female clients didn't see. We walk in- I have never smelled such foul body odor in my life. One of my clients and I actually walked out, removed our masks, and she actually threw up into the grass while I almost did.

    Luckily, this is the third time they used me, so they will (hopefully) stick with me, but by God was that awful.

    Tl;dr out of 9 places meant to see today, I was only able to get into 3. One being a one bed when it was supposed to be two, one being completely destroyed and infested with rodents, and one where the masturbating tenant's BO was so bad it made my client throw up and almost made me do the same.

    How do you work with a CRE broker and build trust?

    I understand that CRE brokers usually work with buyers and sellers at the same time. I am used to working with a buyer agent in the residential space and try to stay away from dual agency deals because I'd like to get any trust issues cleared away before any conversation.

    How do i work with a CRE agent and trust him to make deals? I mean on the other side, it is prolly a seller the agent has worked with for decades...

    If the agent acts solely as a middleman, where do I seek advice?

    I am definitely not a corporation with billions of dollars of asset. I am more like average joe with a few investment properties on the side. And the "commercial" property I am into is really residential properties with a few more units.

    Does area code matter on my cell phone number?

    I'm in my first year as a licensed realtor. Moved to my market 5 years ago and didn't update my cell number.

    I currently have an office number with the market area code, should I update my cell to match the area code?

    Does your brokerage provide leads?

    Just curious if other people's brokerages provide leads? How many?

    I was with a brokerage for 6 years and never got any leads or anything. Wasn't really sure what I paid them for, so got my broker license and went out on my own. Just not sure if I made the right choice or if other brokerages actually do something for all the money you give them?

    Volume vs Value

    In class now, but wondering what the best plan of attack is.

    I live in an area that is heavily populated, and has lower income people/ massive amount of property to sell.

    Right next door and surrounding areas are much higher/ritzy, houses selling for double in some cases, but less volume of properties available.

    If you had to choose one over the other what would you focus on?

    Fired after I wrote the offer

    Had a client throw in a lowball. He kept saying if it got close he would ask for a credit from me and the sellers agent. We were very far off so I thought whatever this won't come together.

    Sunday- he fired me. I am gonna rent for a few months and I am going to use someone new when I start looking. I said ok good luck.

    Monday- he calls the list agent and says hey I fired my broker I want his commission dropped and I'll come up on the price. The list agent said I have to get paid as the procuring cause. He bought it anyway.

    Is there anyway I lose out on this commission?

    I have his current home listed and under contract with a standard agreement but not a buyers agent agreement.

    Question about effectiveness of IDX sites

    Hi everyone,

    I am curious about your thoughts on IDX sites or giving your website a search function to comb through listings on the MLS. For those of you who have this, how effective is it at getting real leads?

    It seems like so many people have them now — and cookie cutter versions that don't differentiate at all between you and the next Realtor — that it's not really worth it. That and the fact that clients are super aware that they can just search the MLS, Zillow, etc.

    I'm considering adding it to my website, but as I am new and feel like I am just pouring money in right now, I'd like to gauge from you all how worthwhile you've found this.

    I appreciate any thoughts you're willing to share.

    Question from Someone Leasing a Commercial Spot for First Time

    I am opening a business and in the process of singing an LOI on the spot that I have found. I am working with an agent who really seems to know his stuff, but I have three questions for you all-

    1. I am curious about the timeline- I have spoken to an architect and engineer and the spot is the perfect size for what I am trying to accomplish. The landlord is trying to get me to sign an LOI ASAP and said there is other interest in this property (I have my doubts as it is a unique building and been vacant for years). The architect and engineer firm said their drawings will take 2 months to get back and then an additional few months to get everything passed by the city. My question is: do a lot of businesses sign a lease and pay rent for a building that won't be ready for 6-8 months?

    2. Is there a cheaper alternative to hiring one of these big firms to handle the drawings? I don't want to be sitting around for a few months waiting on drawings and paying them $175.00 per hour only to hate what they produce. The city I am in requires drawings for: electrical, plumbing, interior & exterior design.

    3. Is there anything you recommend that is a must have when creating an LOI from the tenant's perspective?

    How’d everyone find out?

    I passed my RE exam Wednesday and was shocked to start getting calls from Brokers on Thursday to set up meetings. How did they get my contact information? How did they learn that I passed? Would they have seen the photo the test center took of me? I dressed for the exam like I was going to the gym. Getting the calls felt a bit shady to me, as I don't recall releasing information to any entity other than perhaps the Real Estate Commission in my state for licensing.

    How does a commercial agent work different ly from a residential agent?

    My impression is that when it comes to CRE, it is a way smaller market. Commercial agents spend a lot of time on a small number of clients and send them the "pocket listing" deals first, but wouldn't this inherently a dual agency transaction?

    The cre agent I spoke with also told me he does not sign agency agreements. I think pretty much all residential deals have a exclusive listing agreement.

    House burned down

    A client that purchased a house last July, just had a really unfortunate thing happen. Her house burned down. Total loss. Have any of you ever had this happen? Did you do anything for them? What is appropriate to do? A card or gift card seems insignificant. Doing nothing seems rude. Just wondering what you all think about it.

    Representing myself as the buyers agent in PA

    Im a realtor and would like to rep myself. How do I negotiate waiving commission for closing assistance? The home is listing for 175k. This will def be a multiple offer situation so I'm hoping this will give me an advantage. Assuming the listing contract is 6% w/ 3 going to buyer agent yet he keeps all if there is no buyer agent... how do I negotiate the closing cost deal while assuring the listing agent complies.

    Showing Fee

    Can I charge an agent if they ask me to show a home to one of their clients? It takes time out of my day/schedule. One time I did it for $20 and wasted 2 hours and it was a complete mess bc the agent I was showing for didnt read the MLS page correctly, thought there was a lockbox and didnt schedule the showing through the listing agent and i couldnt get a hold of the agent bc he was on a plane and so i had to look up the listing agent on facebook and explain and he thankfully gave me the code to the door.

    Im a very new agent and I feel like other agents are taking advantage of me. One of our senior agents told me to never do showings for other agents unless it's for $50 and half the commission.
