    Nightmare client. Any recourse?

    I will try to keep the story of my nightmare client situation short.

    I have been showing this client places to purchase for around a year. The client has changed there mind a bunch of times and was not easy to qualify for a mortgage. Finally they were approved last month and looking to put offers in.

    We found a place they liked. It had been on the market for 120 days (not a good sign). I called to book a showing, the agent picked up and told me to text him to book the showing. He is the agent and broker of record for a very unknown agency that I had never heard of and they clearly don't have a receptionist or booking system. I text him asking for the showing. Couple of days go by with no response. I call him and ask him what happened with the showing. He informs me that he can't get a hold of the tenants and cannot confirm showings. My client was very interested in the property. I followed up with the agent a week later and asked if we could get a showing. He said that no showings would be allowed during covid. I sent his texts to my client to keep them informed (and so they could see that i was following up).

    A few days later, I notice that the unit had sold on MLS. I text him asking why my client was not allowed to see the property and he does not respond. I filed a RECO complaint against him, siting inequitable access for my client.

    This is where it gets interesting. I get a call from my client the week after stating that they are the ones who purchased the property with another agent. Apparently when they contacted the listing agent for a showing, he gave them different directions and allowed them to view the property. I did not have a written contract with the client, but I had been showing them properties for several months and a verbal contract did exist.

    So ya, the whole thing was a nightmare, but I am taking it in stride. Any advice as to recourse I could take?

    What Is the Purpose of 3/2 Commission or 3/2.5 ?

    Common real estate media problems

    Hello realtors - looking common problems realtors have with your media for your listings

    I am an experienced videography but new to the real estate field. I am currently building a business offering interior drone tours with a sub 250g 4k fpv drone that I think blows convention real estate media out of the water

    I see a lot of common problems real estate media

    1.) not standing out amongst competition

    2.) not being able to understand where you are and how you got there watching a real estate video ( excessive cuts makes it hard for you to understand the floor plan )

    3.) not reducing days on the market from failing to generate interest in listing

    I'm curious to know, what problems do you guys have with media with trying to sell your real estate faster ?

    Trying to better my sales and I think it's important for me to address the problems first, so I'm trying to learn more about the problems :)

    What's the best way to approach a team I'm interested in joining?

    Got licensed back in 2019 but personal issues and the pandemic stopped me from getting into it full time. I'm at a position where I'm comfortable enough to pursue real estate full time but would prefer to join a team. I'm not afraid to put in the work/prospecting but would love a a good support/mentorship.

    There are four teams (3 of which are with KW) in my area I'm interested in. Any advice on the best way to approach them? Cold call the lead agent or send them an email? What do the lead listing agents look for/want in a prospective new agent? I understand each teams are different but generally speaking what's the pay structure like within a team?

    Would love to hear from those that run your own teams and those that started their re careers by joining one.

    Has anyone used Amptek Growth?

    My broker is interested in starting to add virtual tours to our listings. We don't want to outsource so I've been researching the available options. I'm looking at 360 cameras, tripods and software. I came across Asteroom which seems like a reasonable start. Anyone have recommendations?

    Barefoot and makeup-free real estate agent?

    I have severe tarsal tunnel in both of my feet that makes wearing shoes nearly impossible. Just walking barefoot makes my feet swell up, but trying to walk even in basic sneakers would leave me crippled for the rest of the week. Heels are just out of the question unfortunately. To make matters worse, I was also cursed with mast cell activation syndrome (MCAS) which only started really acting up around the time of my tarsal tunnel. Now I went from looking like a normal professional middle aged woman to unkempt hippie in a matter of months. I hate it and its so embarrassing.

    I'm currently out of a job due to teacher layoffs where I live, and my real estate licence is all I have to fall back on. I'm thinking about talking to my old brokerage but I'm not sure if I even can work in this state. I've learned to drive without shoes on and can walk/stand for at least a few hours at a time. I'm confident that I could do the job itself, but I'm worried about how anyone will take me seriously looking the way I do. If I dress nicely, do my hair and act as professional as anyone would expect from a realtor, would they mind my plain-Jane face and unsightly bare feet or is that a total deal breaker? I don't have many options and I'm desperate enough to put myself out there looking like this.

    Florida/Georgia Reciprocity Questions for New Real Estate Agent

    Hello all!

    Due to the pandemic I've been kicked around from place to place a little bit while trying to get my real estate license requirements out of the way. Legally, I am still a North Carolina resident. I have been staying with family in Florida for a couple of weeks while I figure out my next move. I thought I might stay here long term, so I started working on my Florida real estate licensure (still a non-resident). However, I have had an opportunity arise for a permanent living situation in Georgia and will be moving there before I complete the Florida licensure requirements. I plan to become a Georgia resident immediately upon arrival and begin my Georgia real estate license requirements soon after.

    My questions are:

    Should I bother complete my Florida real estate license (completely online)? It is already paid for.

    Will completing the FL real estate licensure as a non-resident affect the reciprocity for getting a Georgia real estate license?

    Will I still ONLY be required to take the Georgia Supplemental Exam in GA if I completed my FL license as a non-resident and do not activate the license?

    Is there a perk to being licensed in both Georgia and Florida as a brand new real estate agent?

    What would you think if a buyer agent submitting an offer on your listing was also a lender with a very large mortgage company and did the pre-approval themselves?

    Pretty much the title. Is this a pro or con? Neither? Imagine a realtor is also a mortgage loan officer with a big company like Quicken/Chase/WellsFargo, etc. Their buyer submits an offer with a pre-approval generated by the agent. How do you feel about that?

    Can I call myself REALTOR®?

    This is probably stupid question but I gotta ask because I am so confused.

    So I just recently join a local association of REALTORS® in my area.

    Does it mean that I officially a REALTOR® and member of NAR or do I have to join NAR separately to be able to use the word REALTOR® and use the Realtor logo/trademark?

    Question about NY/CT license reciprocity and picking a broker

    Hi guys,

    As the title says, I have a question about license reciprocity and working under a broker.

    To give some context, I used to live in NYC but recently moved back home to CT (1 hour from NY border) due to COVID. I began taking the 75-hour course when I was still in the city and recently took the NYS licensing course, which I'm fairly confident I passed (results are still processing).

    I will likely move back to the city in a year or so, and plan to work as a realtor in both states then, as they are neighboring states and I spend lots of time in both. In the mean time, I would like to practice here in CT, for the next year or so (and would ideally like to be at an office nearby in CT).

    I know that I am able to get my CT license through reciprocity, but in order to do so I have to hang my license with a broker that has an 'active' CT brokers license. I am currently in the process of researching where to hang my license but I have a few questions:

    - Which broker should I hang my license with in order to work as a realtor in both NY and CT? (should I stick to a national brokerage like William Raveis)?

    - If I hang my license with a 'NY broker', can I still work in a CT office, in the meantime?

    - Additionally, if I hang my license with a national brokerage (William Raveis and Coldwell Banker are the two big ones in my area) am I hanging it with 'William Ravies' or with that one specific office? For example, if I hung my license with a William Raveis in NY, am I limited to that one office I started at or can I use other William Raveis offices in that area? And furthermore, would I be able to use William Raveis offices in CT?

    Sorry for the barrage of questions, I tried my best to source information before asking, but there doesn't seem to be a whole lot about what I am asking specifically.

    I would greatly appreciate any help or guidance. Thanks!

    Smoking and property value

    Hey all- Just looking for some quick advice, I am currently looking at a home that has known smokers living there. I am having a hard time determining how much the smoke smell is going to reduce the overall price of the home.

    Buyers are interested but are unsure how much to offer as they are worried about the cost to remove. I ve looked at all the remedies to clean and remove the smell (ozone, cleaning crew, paint etc). The home is a fixer upper and will likely be totally renovated.

    Anyone have experience in working with cigarette filled homes? Everything I read online says cigarette smell reduces value anywhere from 15-30% but I can't seem to find the actual survey. Can anyone point me in the right direction? Maybe provide some numbers?

    • I am currently looking for a new job, and I came across a Real Estate Telephone Sales Specialist position for a local realtor in my hometown.
    • I am mainly looking for a stable job with a decent income.
    • Job Description
    1. Manage sales inquiries from qualified leads and convert them into new clients
    2. Turn previous clients into repeat real estate leads by continuously following up via phone calls and email
    3. Enter inbound leads and past clients' current information into the customer database so all real estate agents and the sales team have the most up-to-date information
    4. Pursue leads consistently until appointments are arranged with a buyer's or listing agent
    • Questions I Have
    1. The job pays an hourly wage plus commission. The listed salary is $40,000+. In general, does this usually mean the overall total earnings, or is it the base pay and the + is what you can expect to make in commission?
    2. Does a job like this depend on the economy? If the market tanks, would I be out of a job?

    So my car lease will be up this year and now I am back in the market for a new car

    I know I should be posting this in r/cars but we are realtors and we can understand the requirements better. So I Currently lease 2019 ES350 and so far it has been a great car. It's a beautiful looking car which takes regular gas and very low maintenance. Unfortunately, there has been way to many accidents claims (not at fault) on the car, so i am thinking to give it back and start a new lease.

    Now I am looking to buy another luxury or sports car like BMW M3/M4, Mustang Mach E etc. Not really able to decide what should I go for. I am even open to hard top convertible as long as it's 4 seater. Can you guys recommend any car?

    PS: I don't like tesla and budget is undee $900 a month.
