| How to buy property that someone else owns, but abandoned Posted: 25 Feb 2021 09:35 AM PST For example I'm looking to buy a foreclosed house. It's been forclosed for 5 years, due to being built with no septic field, and the original owner sold 3 lots of the 20, which the structure encroaches... I'd have no problem buying the property and extra lots . But the owner of the 3 lots has been MIA for 5+ years.... while the bank owns the other 17 lots, they cannot sell to me until the guy with the 3 lots is found and the 3 lots are under contract to sell. There has to be SOME way around this! It's a beautiful brick home and I'd love to make it my first home [link] [comments] |

We have an amazing realtor who has gone above and beyond for us to help us find our dream home. Any time of day or night, he made himself available to us - even last minute. We want to show our appreciation with a special closing gift. We are looking to spend around $300-$400. Initially, we were going to get him a nice bottle of whiskey, but we just found out he does not drink alcohol. I do know he has a sweet tooth, so I was thinking of making a gift basket with various sweets, and a gift card to a nice restaurant. Any opinions/ideas are welcome. Thanks so much in advance. | Best online resource for CE completion for Ca realtors? Posted: 25 Feb 2021 09:54 AM PST Hey California realtors. I'm looking for an online resource to complete the required CE units. There are just too many choices so I'm looking for feedback on which ones were good or which to avoid. I'd prefer faster/ ease of use/ ease of navigation over cheaper. I'm fairly good at testing so if there are any that allow a pre-test to skip sections or modules that would be great. Zillow won't accept offers submitted on the local paperwork, or via email. must log into zillow systems, enter all the buyers information into their dotloop system, and send for signatures from their system, also they reserve right to contact buyers directly (which is in the fine print). yikes! Posted: 25 Feb 2021 08:46 AM PST Representing buyer and they were suppose to finance a new townhouse that was already built by the builder. The deal was builder pay $5k in closing cost. Since they're paying cash now will the buyer loose the $5k or is it typical that builder can just reduce the list price by $5k so buyer won't loose out on $5k? Besides survey and hoa fees what other closing cost can the 5k be applied to since there's no longer financing? [link] [comments] |
| Advice on how to grow a successful Real Estate Agency Business! Posted: 25 Feb 2021 08:09 AM PST Hi! I am a really successful realtor in a small cap, remote region of Canada. I am currently a victim of my success with almost 100-150 listings on average and don't know how to make more money without duplicating myself ! I need to currently send listings to colleagues or even competition to at least get a referral instead of refusing listings... I find this very counterproductive!!! I am currently a regular agent (regular license) working under a brokerage which I do not own. I do not have my brokerage license. Here is my question to the hive : How can anyone maximise this business to accommodate huge demand ? A- Is it to go get my brokerage license and own my own agency ? (Then ship listings to agents under me ?) A-1 - What are the GREEDY advantages of beeing the owner of a brokerage ? (All I'm seeing is more paperwork and more administrative work to get small capped percentages of agents under the brokerage) B- Is it to Hire an assistant and get her to get a license ? (She could then do showings and listings to help me manage all this ? Hire more assistants the more business comes in ? B-1 - Has anyone ever done this ? What kind of salary would you give to such a key employee ? (Fix salary vs Commission based per our yearly business) C- Is it to start a Team in my name, and put agents under me and stay under the brokerage which I do not own ? | Can you make a living on rentals? Posted: 24 Feb 2021 04:49 PM PST I'm working on getting my license and am trying to study and learn everything I can about real estate. I have been browsing jobs and saw one place called rent 1 sale 1. They mostly do rentals. You do have the ability to sell houses to. I would have to start doing real estate part time at first which I know is not ideal. But I'm thinking rentals are quicker turnover. So maybe I can go full time faster. And just some background I make about 35 k a year working in the sun. I'm a supervisor but I still have to do a lot of labor. So I know for some of you a rental is a waste of time but for some one like me could it be a decent job? Let's just pretend that I am a decent realtor. People like and trust me. | I need your experience to help guide me, loan officer related Posted: 24 Feb 2021 01:52 PM PST I'm so sorry to storm your sub, but I need some help/ ways to handle my stress as a buyer. My loan officer (who unfortunately is a personal friend who begged me to use her) has been really rude to my realtor. Realtor calling to set up inspections with our builder. The loan officer emailed me and complained that my realtor was calling "all morning," and she doesn't have time to talk to him, and she further let me know that she was "in a crisis" for a closing this week. Funny thing... she's always in a crisis, and up until now, she never returned MY calls or emails. I just need out! How can I cancel her services? We don't technically have an actual approval from an underwriter yet. Promises that she told me we would have ... yeah, that hasn't happened, so we have to completely restructure how we are buying our house... that we built. TL;DR: How do you fire your loan officer?? I do have another set up. PS: we are hoping to close at end of March, I don't want her crisis to become my crisis, and I have gut feeling it's headed there. [link] [comments] |

I want to remodel my kitchen and am trying paint virtualizer programs on various manufacturers websites. However they all work poorly for dark stained cabinets. I've been looking at houses and I noticed a technique where some photos include colorized walls and kitchens to give the buyer ideas of what they could do. My question to you all is what program is used to do this? Or - what companies are used to make the modifications? Google didn't turn up much although I did find one so far.
