How to "approach" Realtors...? Posted: 25 Mar 2021 08:13 AM PDT The headline is in quotations for a reason...I am not looking to bring Realtors into a brokerage (I'm a mortgage guy). I am just wanting to connect with Realtors in a few key markets to chat about a project I started in Colorado with local Realtors that is going really well that I'd like to expand into a few other states. I was hoping to ask Realtors in this sub the best way to approach you with this information (I'm not going to pitch anything here). In the past I think my "pitch" was met with skepticism, given how often we're bombarded with lead gen and title rep pitches. I'm not your typical LO looking to do a feature dump. I'm not sure if this violates the sub rules; I will take down this post if so. I don't know how else to get a range of opinions from Realtors in different markets. [link] [comments] |
Posted: 25 Mar 2021 10:05 AM PDT • The minute I stop generating leads I hurt my bank account 3 months from now • The less leads I have, the more I'm willing to work with unreasonable people • If I don't have accountability, I'll tell myself a lot of fun creative stories about what else I can do other than lead generate, and get nothing of value done • One secret hack to getting good at lead gen is to visualize yourself setting and appointment with everyone you talk to and them being really happy you called. What you expect in your mind is what you see in the world. • If I am not on target for my goals, it's because I'm not lead generating enough or my follow up game is weak -Make every contact about them not you. My sellers are freaking out because the inspection report hasn’t come back yet and it’s been a week Posted: 25 Mar 2021 08:56 AM PDT My sellers accepted a cash offer on their home about two weeks ago from an investment company who wants to turn their home into a rental. The buyers had the inspection done a week ago and we still don't have the report. The buying agent hasn't heard anything either and my sellers are getting anxious because closing is in a little under three weeks. I understand their frustration and I'm frustrated as well but beyond reaching out and reaching out to this buyer agent I feel like my hands are tied. When I asked for the inspectors information the buyer agent left out any contact info and I'm not sure if it's my place to contact this inspector. I'm trying to keep my sellers calm but I'm feeling the brunt of it. I'm planning on calling the buyer agent (again) but what else can I do at this point? [link] [comments] |

In that time I struggled as a new agent at the big name companies so decided to hang my license with a boutique firm at a 90/10 split and zero fees. Since that time I have grown as an agent and am finally making a very good living at it. I've been struggling with the back and forth thoughts of stepping up my game and heading to a more well-known brokerage. I met with Remax and they are willing to offer me 6 months of 100% commission and only pay the 5% franchise fee. After 6 months it's 90/10 plus the 5% franchise fee until you make a certain amount then franchise fee goes to 2.5%. My second choice is a newer company - RealtyOne and they offer a flat fee on each transaction (typically $500) and a monthly desk fee of $125.00. Both places offer the tools and a better brand. Posted: 25 Mar 2021 11:46 AM PDT This may be more of a philosophical question, but as a realtor myself in a very competitive and lucrative market, I find myself wondering why everyone doesn't just copy what top producers are doing. You'd think eventually their income would be worn down by the low barrier to entry and increasing competition. Let's say everyone had the same knowledge of an area, provided the best service, professionalism, skills, social media marketing, and had lists of great connections (mortgage brokers, lawyers, etc). How would people compete? If everyone provided the absolute best service possible given the 24 hours they have in a day, how would anyone make more than average income? My thought is that it would simply come down to clients liking your personality or the most attractive people getting an edge. If an expired listing had 50 agents door knock (who were all amazingly knowledgeable, skilled, and professional) how would a client choose? In this world, would real estate become a low income profession that was basically a commodity service? Maybe we would be in a union where we would be dispatched to a certain number of clients per year. Perhaps in 50 years when we all have our brains connected to the internet the industry will no longer exist as it does now. Anyways I love the career and my business partner and I do very well for ourselves. I just always wonder how it's possible that we are able to get more listings and leads than other agents who seem just as motivated. [link] [comments] |

Posted: 25 Mar 2021 08:26 AM PDT If every day, I circle prospected, called FSBO's and expireds, and made 400-600 dials a day from 8am-5pm, could I get AT LEAST 1 listing a week in today's market? Even if everyone's going after the FSBO's and expireds and they are slim, I would guess most people aren't cold calling random neighborhoods. There is always someone to call. I took a little sabbatical from real estate and am preparing to get back in. I have always been a listing agent, even when it was a "historical sellers market", etc. Thanks in advance! All of a sudden during this pandemic I got generalized anxiety and i been going through therapy and I closed my latest deal in December and left my team because I felt really uncomfortable with them because I barely see them at all in person because of COVID it was always on zoom so I felt intimidated and not sure how to fit with them. Now im solo and I have a friend whos trying to buy we got pre approved pretty quickly and i want to go all out for my friend but for some reason it's hard to focus through step by step because I keep thinking what can go wrong. Im still a new agent I was wondering if you guys gone through the same thing or are going through same thing because of these times? Over the last couple days I've gotten at least 3 dozen calls inquiring on a specific listing: 1) An estate sale. 2) House not lived in over 10 years....by humans. 3) Inside is destroyed by raccoons and an inch of raccoon sh*t. 4) From going "active" to "pending" was 17.5 hours. It's on over an acre and it's probably being sold as a teardown, considering homes in this area are going $20K to $40K over list. [link] [comments] |

Well, tonight we found out the owners of the home were never shown our offer or the letter we wrote. The owners are friends of friends so this is how we found this out. I thought a realtor had to present all offers, as well as anything written. Is this correct? Is there some way a home owner could wave those options? Just curious if this is ethical behavior. Posted: 24 Mar 2021 05:47 PM PDT A couple of my friends who are already brokers/agents have said that if you can just let the course run and then just focus on the practice questions you should be fine to pass the exam. However its been a while since they took the courses and you now have to complete every exercise, quizzes and exams before you can move on to the practice exams so its not possible to just "let the course run". Nevertheless I was wondering if anyone here has recently completed the course and taken the CO exam and if so how do the practice questions compare to the exam? In other words if I can ace the practice exams should the real exam be a breeze? [link] [comments] |
