When that happens, what do you guys think would be a better alternative strategy investing in Real Estate ? Posted: 28 Apr 2021 09:34 PM PDT I was originally planning on putting all vinyl flooring, but this area leans towards carpet and the house is old, so it hides a lot of the imperfections, I'm guessing because of the colder weather, ppl like carpet more. Fine... I need something that you can't tell is dirty and works with a Big Dog. Currently we are doing the renovations and living in it and we have a St. Bernard and kids, while doing the fixes, they will be there. Will be selling to ppl who probably will do Section 8. They've been there for many years and love the place, I have a connection that can draw-up all the paperwork, so no realtor needed, I benefit through not having to have them leave, then clean it and sell it, it's in a different state than I am. I'm looking to take advantage of the sellers market now, then hold the cash and reinvest later when prices drop. I'll lose out on 1031, but I I think I'll save more reinvesting when it's a buyers market in a year, 2 or three. I won't be graduating until 3 more years and would love to buy a SFH in my town and either house hack with an FHA loan or get a conventional loan so I can start building equity while I am young. My family can give me a loan of $20,000 but the only problem is I don't have long term work experience but I just got hired at HEB and they pay $14.50 and I plan on working there 20 - 25 hours a week. I am wondering if I keep working part time and establish a year or employment. Would I be eligible I get an FHA Loan and borrow $20,000 from my family and buy a home to house hack? After the initial year (using an FHA loan) I'd move back into my parents rental to start the process over. However, and I know this is probably common, but I'm seeing that these properties are producing cash on cash returns of about 1-3% in year 2 and then slightly increasing thereafter. Second property I purchased I'm currently living in but once I move will cash from around 750 a month. Purchased 175k, current value 220k. Both properties were finances through VA loans with 0% down. I have about 22k saved right now. I'm all out of VA loan benefit and am wondering how I'd go about on a 3rd property. Humble beginnings and big dreams - stories of how you got started? Posted: 28 Apr 2021 08:35 AM PDT I'm not the most well off financially, but I get by. Wife and I just had a baby, and I'm the only one working, although she's started a business just recently and it's been slowly picking up. Make about ~$75k annually off of salary job, and do some side gigs such as delivery, furniture flipping (not as much as I'd like to) and other smaller things around fitness. We've been searching for some time, and haven't been successful. We've primarily been looking at rent or move in ready properties. We've put in a couple offers, but have been beat out each time with people offering 25k above asking price everywhere. I've been thinking about the BRRR method and looking more at fixer uppers - advice from real estate agent to reduce the competitive bids. With my time invested in work and being the sole provider (hopefully not for much longer) for the family, I'm trying to gauge the reality of taking on a fixer upper as a project. Would love to hear stories of your first property(s) and whether you went with a move in ready or BRRR/fixer upper. tl;dr: Starting out, unsure of difficulty juggling work and fixer upper. Looking for stories on fixer upper and move in ready start ups in real estate investing. Edit: Just adding in additional info on what we've been looking at for properties. Maybe certain stores are cheaper than others. Any help would be great because the windows in this reno are old and not very functional (don't open or close well, wood instead of vinyl, single pane at best, or just glass, I can't tell, they are super old). Posted: 28 Apr 2021 08:37 PM PDT Recently was approached by my lending company if I'd be interested in refinancing my current home with a lower interest rate. Refinancing would drop my monthly by $200, not huge but still something. I'd have to front $6,500 to do so which I'd recoup in less than 3 years. Question is, if this is a midterm (10-15 year) investment property which I foresee having renters in that time, is the juice worth the squeeze? It has been in the same state for over a year now. This is in an A neighborhood with houses upwards of 500K. I find it odd that this new house is not yet completed after over a year. The housewrap that used to be fresh and white is now gray and weathered looking. I wanted to see if I can find out who the owners are and see if they would be willing to sell to me. I've just submitted an offer on my first investment property and I could not be more excited! 4 unit property (one 3 bed/1 bath, two 2 bed/1 bath, one 1 bed/1 bath that I will live in, detached garage and split storage area in basement) listed for $445,000 and I offered $425,000 and am putting just over 7% down ($30,000, FHA loan). The 3 bed is currently rented at $1,800, the two beds at $1,550, garage for $300, and the split storage area in the basement is available to tenants for an additional $75 per month. This means my maximum potential rental income per month would be $5,425 while my monthly payment (including property tax and mortgage insurance) would be about $2,900, bringing my maximum potential monthly profit to $2,525. Aside from landscaping, pest control, general maintenance, repairs, and any utilities I offer to pay, what are some other unexpected expenses you learned about the hard way with your first investment property? Any problems with slab properties vs having a basement? Posted: 28 Apr 2021 03:36 PM PDT I'm in the northeast and most places have basements - which can have their own problems! But I've never dealt with a place that just has a slab. My concern is getting to plumbing or electrical that might encased in the slab. How often are there problems with it? Especially in winter. If it's vacant for a month or so in cold weather, does the water have to be turned off? Any other situations I should know about or be concerned about. I do have one seasonal property and it's just shut down in the winter, no slab, but a crawl space so working on plumbing and gas lines is not problem.
