Posted: 05 Apr 2021 09:54 AM PDT Prelude: To anyone that does know opcity it's a "free" lead gen that uses your phone to accept leads via realtor.com. the more leads you take, keep up on and close the higher your score becomes and the quality of the lead goes up. I would highly recommend using if you are a new agent with a small sphere. This comes at a cost of 30 to 35 percent referral fee at the closing table which is expensive but if treated like a drip marketing campaign can greatly expand your pool of clients! The problem: you are competing with so many other agents. When a good lead comes in you are stumbling for your phone to hit accept to find that you weren't fast enough at the draw to get that lead. This is frustrating when all you get all day is 40k buyers that will never actually follow up with you to buy a house. The solution: I saw months ago that Amazon Overbuy contractors have the same issue and use an auto clicker on their phone to immediately accept whenever something is available to purchase. I didn't think anything of it until it hit me today. Why the he'll haven't I been using that product for opcity!? I bought one today for 28 dollars after I missed a 170k buyer lead and said enough is enough. During my desk time I'll hook it up and just take everything the app throws at me and eventually I'll get those great leads as soon as they hit! I don't really want to share this with my co workers just yet but would love to share this thought out to the struggling starting realtor that's considering any edge they can use. | Property not payed for 13 years. Posted: 05 Apr 2021 10:05 AM PDT I have a client who owns a property and hasn't payed their mortgage for 13 years while still living in the property. The bank is in the process of taking the home away, but one of the representatives for the bank said there's an option to send a letter with an offer of 15k-18k as a short pay to see if they get to keep the property. | What Are The Best Uses of Time for Lead Gen? Posted: 04 Apr 2021 03:00 PM PDT I used to be licensed in WA. Up there I could spend $50 on a Facebook ad, and $30 per lead on Realtor.com, and I was doing GREAT (I usually closed around 4 homes per month). I recently moved my business to Ventura County. Though homes are 4x as expensive, the average lead from Zillow is $380. At that price, using them just doesn't make sense. OPCity replaced Realtor.com, and takes 35% on closing. For FSBOS there are about 8 in a county with 40,000 agents. Expireds are few and far between with this market as well, so those are a major struggle, and I almost feel bad being the 30th agent today to call them. I am considering hitting social media REALLY hard, and running ads on Facebook with "exclusive listings in your area" and such, but that feels like a well trodden path. I have done cold calling and door knocking in my neighborhood for many businesses, and done it in WA for Real Estate. The volume and energy just didn't seem worth it. What strategies worked well for you? I am hoping to get back up to 4+ transactions a month again soon within the next 12 months, but I didn't expect CA to be so much tougher than rural towns. I'm wondering if theres a quicker one that just gives the necessary 135 hours that you need for a license. I see a ton of those types of classes online, but not in the community collages. Posted: 04 Apr 2021 05:50 PM PDT I'm looking to make some extra money this summer for school and while researching side hustles some people were talking about helping realtors follow up on leads, putting up or taking down real estate signs, and/or doing any simple task that realtors don't usually have time for or would pay someone else to do. This seems like a pretty good side hustle but I'm curious as to how common it is? Are realtors busy enough that this is a plausible idea? Thanks! [link] [comments] |

I was thinking mailing them letters and marketing materials once every 2 weeks but since it's individual addresses it would be $1 per address per mailer and that would add up fast. | Would Love Some Opinions - Priced My "Coming Soon" Too Low (Possibly) Posted: 04 Apr 2021 04:54 PM PDT Long story short: I'm in a state with an MLS that allows "Coming Soon" listings. For those who don't know this allows us to place a listing for other agents to see to let them know that soon we'll be listing the house. I've read that this is controversial because it allows marketing before going "Active" but in my case I always do this while I'm waiting for pictures so that agents with buyers looking in a specific neighborhood, for example, are aware of my upcoming listing. I placed my soon-to-be listing as "Coming Soon" a week ago and now some other places have popped up that are making me think my price is too low, or certainly appears to be when compared. I see it as I have two options:
Before the saltiness begins below, YES I KNOW MY DUTY IS TO MY CLIENT AND NOT OTHER AGENTS. With that in mind, though, I'd appreciate some sincere opinions on how you'd feel as one of the agents who saw the "Coming Soon" listing before pictures and then saw it with your clients once it was "Active" and more than likely seems like an extreme bargain or a tease.
