- California. I represent seller. Buyers friend/agent (not the agent representing them) has wildly speculated that a prior (very small) roof leak, likely has mold. They’re frazzled and we are very angry as this is wild speculation and not a material fact. Inspector mentioned nothing of the sort!

| Non-realtor here: Rental rant. Need advice. Posted: 06 Apr 2021 11:06 AM PDT Anything I can do to make the search easier? I have good credit (over 740), 3 years working history, pay my rent, good income, and everything. I'm sick of apartment living, plus we are expecting a baby along with having a toddler that has a neurological condition. This is a rant because I am frustrated. Anyways we have been trying to find a rental home and I swear these realtors for rental homes are so rude. Like they act like you are bugging them when you call to ask about a home....if they pick up the phone. They are short, not willing to answer questions or don't know about the home. Then on top of that. Why does so many people list and the house isn't available for tour for 3 weeks? Yes, I know people buy without seeing, but I'm not having my credit go down filling out an application and they give me 24 hours to fill out the lease, not even trying to fulfill my wishes of a tour. I know they aren't making as big as a commission as if they are selling, but I am hating feeling like I'm not important because I want to rent. I wish I can find an agent but bad thing about rentals is they are limited to what homes their company own. My husband is a lot more picky than I. In my area, which are the suburbs in the DFW area, it feels there isn't much in my area on popular rental sites. He wants a 4 bedroom. [link] [comments] |

I just wanted to ask you successful experienced agents out there, how often do you actually go to the office and mingle with other agents in your office. I just ask because whenever I do visit the office for a team meeting or whatever, I often feel I am given the cold shoulder by other agents for whatever reason. | How do you prioritize your clients? Posted: 06 Apr 2021 12:16 PM PDT Not a realtor but have this question for you all, basically for my own sanity. How do you prioritize your clients? Background info: Made a multi-state move a few years ago, found a realtor where we were moving, felt like he did a good job for us with the situation we were in. This realtor is part of a team that I feel like caters more to higher end clients in the general area. Fast-forward to a year ago, we decide we want to move closer to where we work and find a house that fits us a bit better so we get back in contact with the same realtor to find our next house. We get put on this automated listing notification thing that is supposed to be sending us listings that meet our criteria but to date there's been only 1 that actually met it and we were interested in. That's the only house this agent even seemed excited about showing to us and was upset when we didn't make the winning offer. To date we've made 6 offers (some pretty aggressive since the market here is crazy but always following the realtors recommendations) and we haven't been successful. Now don't get me wrong here, while we're disappointed by that, that's not our problem at all. The what appears to be a lack of attentiveness and/or effort from the realtor is the issue. Like I said earlier, there was only 1 house that he seemed excited about and let down about l, which was the one that came through their system. Every other house we've looked at we've found ourselves and had the realtor set up the showings. We've seen some pretty crazy stuff happening here with listings getting completely booked in a short amount of time so we try to be prompt on our end when we find something we like. The realtor on the other hand seems like we're not much of a priority and gets back to us 6-8 hours later (we're talking daylight hours here, not middle of the night) and we get stuck with whatever is left over. Other times we'll have a few questions about something and send an email as that's been our main communication method and we'll normally get the first question answered, anything beyond that is always ignored. We get it, the realtor has a lot of clients and is busy but why keep ignoring our questions? This has also led us to feel like we're very low priority to this realtor as the rest of their clients are likely 6 figure earners and we don't even earn that combined. Or maybe it could be that we've been pretty easy-going through this whole thing so we get put on the back burner? The most frustrating part is that we feel like there have been listings we didn't even get a chance at because of this lack of attentiveness. Maybe we're completely wrong but we've been at this for almost a year now and can see a pattern. Are we low priority to this realtor and would be better served finding a new one or is it all in our heads? [link] [comments] |

I want to really get to know all the houses on the market, and possibly make some social media content, so I tried calling on the FSBO listings in the area. Turns out all but one of the FSBOs direct you to their "friend." The friend in all the cases was a Realtor. What is the point of listing FSBO and having a Realtor do the work? Just weird. It's been a few years since I've taken the courses and I'm essentially studying from scratch again. I will be taking the California license exam. Truth is I don't want to prolong it for too long. The soonest date I see is 6/14. I'm thinking about dedicating all of April and may to studying! I have PrepAgent btw to study. Open to other reccs as well! Posted: 06 Apr 2021 06:54 AM PDT Listing agent told me she believes "all government loans will have a problem because the main home and guesthouse have two separate addresses on the same legal." They have separate utility meters too. I've not had many VA buyers and this has never come up before. My client needs the guesthouse for his adult brother who needs independent care. At this point, all we should be doing is waiting for bank appraisal and whatnot but the sellers realtor is asking for our entire report+photos. We didn't have to share any of this when we bought our first home (about 2 years ago) so I'm confused as to why we need to share it all now. Is this common to do? [link] [comments] |

| Advice - client wants to buy sight unseen Posted: 05 Apr 2021 08:10 PM PDT TLDR- I have a client that wants to buy an investment condo sight unseen, advice for the buyer, advice to settle the sellers concerns about such an offer. I have a client that wants to buy three residential rental properties. He is a great client, we already closed on one, and it probably ranks in my top 5 smoothest transactions ever. But here's the thing, he's high risk and has taken COVID precautions incredibly seriously. He won't go in any of the properties (unless he can be sure that they have been totally vacant for four days). He sends me listings, and I am not to even book a showing until I've confirmed the numbers work, I do a FaceTime showing, and he puts in an offer. He relies on the work of professional reports for inspections. He has a property manager who he sets things up with over the phone post close, and I will meet up with her if there are any questions. Oh and we do the closing in the title company parking lot. He's found another property he wants to buy. The numbers work, but it's tenant occupied and no one (including me) can do a showing for a week. It's a condo in a college town. I've been in this development before, and so could describe the layout, location, etc. He's ok with doing an offer this week without either of us seeing it, so it doesn't fly off the shelves without him. I told him, it's preferable for one of us to look at it, to look for all of the things that don't come up in photos. I told him that I'm sure the seller would be more comfortable if he knew at least one of us looked at the place. My client couldn't fathom what it mattered, as long as the offer looked good. I mentioned that to some sellers, it may be perceived as a less than serious offer. What advice might you have to cover him? Allay the sellers concerns? I've seen condos in this develop and just about a decade of condos in general, and have made a checklist of questions to ask the listing agent. He is pitting me against several other agents for the one chapter spot (basically, whoever has the "core group" established first gets their own chapter). So far, it's been a major time suck, with the BNI rep breathing down my neck every few days about why I haven't gotten 6 people yet, and trying to find, interview, and sell people on the group. I'm one person short and seriously wondering if all of this time, effort, and soon-to-be money is actually worthwhile. Would love any feedback you all might have. [link] [comments] |

Posted: 05 Apr 2021 06:23 PM PDT We are wanting to sell because we currently live in a lemon house, it was "updated" by a flipper who doesn't have a clue what he's doing from basic plumbing to other major issues we have either had to fix ourselves (thank goodness my husband is handy) or just deal with.. our new finding is that it's obvious he redid the "new roof" himself.. no flashing anywhere and no drip edge and not up to code and it's leaking and roofers are telling us the whole thing just needs to be redone right😤ðŸ˜. It has been a money pit and want out! We also are outgrowing it so I see no point in investing more money into this place.. because of Covid my husband now officially permanently works from home and is using one of the 3 bedrooms as his office and that's an issue because we have a 3 year old, a 9 month old, and now a baby on the way... (they can't all share one bedroom) where we live the market so crazy, houses are going on the market and have multiple offers days after going on the market. We could sell even with the issues but I don't want to be stuck with another lemon.. do we just sell and go live in an apartment for a while and hope we can get a house eventually? I'm at a loss of what to do, will the market calm down eventually, what are your predictions? :( and so frustrated with this nightmare house! We are stuck in it until July when finally our 2 years is over so we don't get hit with capital gains tax. | Posted: 05 Apr 2021 07:58 PM PDT I was not sure where else to post this as I am brand new to reddit in general, but I had a question about the professionalism of the first realtor I've ever worked with. My boyfriend and I were looking for a rental and got in contact with this woman after driving by a rental and calling the number listed. She seemed fine and did a good job of finding listings we would not have found on our own. She sent smiley faces alot and was in contact with my boyfriend and never me which didnt bother me at the time, but I did think it was a little unprofessional. She got us a very thoughtful and personal gift when we moved into our rental and she came to pick up the check. I would have preferred a more generic gift or nothing at all because the gift was a little much and was geared towards the hobbies of my boyfriend that him and I discussed while looking at potential rentals, but again, this didnt bother me too much at the time. My issue is that now she has been texting and small talking my boyfriend. For example, when she came to get her check she saw we receive a meal plan kit and randomly texted my boyfriend that she started to get it too but it's too much to eat alone so she was going to have to order every other week. This conversation came a month and a half after we paid her and her job was already done. She has texted him on three separate occasions unrelated to her job. Nothing excessive, but we signed a TWO year lease where we are living so it's not like shes hoping for our business to buy a house anytime soon. So now and I'm wondering what the deal is? My boyfriend thinks she wants to be friends, which if that were the case I feel she should text me to foster a friendship. I should mention she is around our age (thirties) and yes very attractive. He has agreed not to continue to respond because we dont need a realtor anymore and while he doesnt think much of it he knows its bothering me.
