    Buyer is threatening a lawsuit because our listing photos are still online.

    After 25 years in Real Estate, you think you've seen it all... but this is a new one.

    Any other listing agents ever have a buyer (and their agent!) harrass you because "everyone knows what my house looks like now"? We had no contact with them until they came looking for my wife at our office to "make her take down the pictures". They threatened a lawsuit while ranting at the office as well, which doesn't really bother me... but having an unhinged person come looking for my wife really does make me worry.

    We have asked the seller for permission to remove the photos from our MLS per the rules, but I'm thinking that Zillow and other sites don't rely on our MLS once they scrape the listing info and pictures?

    Anyway, just wondering what else to do to get ahead of this one as I'm pretty sure we're going to hear about it as long as the buyer can find a single picture of their house on the internet.

    Any advice on Lead gen services?

    Hello, I am a new realtor I tried out free marketing on Facebook, no success so I'm moving to paid leads. Ive done some research on some of the services. One of the services I seen is Redx it's probably the cheapest one I've seen. Any recommendations for new agents with low money to put in for leads?

    FOLLOW UP BOSS USERS - Is there a way to block certain leads (mobile homes and rentals) from being added to the crm/contact list?

    The homes come from a third party lead provider. 30-40% are solid $1M leads, the rest are rentals and mobile homes. How do we prioritize the good leads so my agents don't have to waste time contacting these low value properties? Thanks for any help!

    Would you agree to a 50% referral fee for 10 referrals ?

    In my market, the standard referral fee is 25%. If I refer to you a buyer or seller, and that individual transacts with you, I get 25% of your commission.

    Now, imagine if I refer to you 10 qualified sellers/buyers (not people kicking the tire) every year. In terms of commission, assume 10 deals yields $90,000.

    (1) Would you accept a 50% referral fee ? (meaning, we each get $45K).

    (2) If not, is there a minimum number of referrals (or gross commission) you need from me to agree to 50% ?

    Referring a past client moving to a new area is one thing. My family member recommended me some buyers (whom I haven't met) and they're looking for a home but in a particular area that I don't know as well, so I wanted to refer this lead to ask who in my brokerage works and knows the area well? Just wanted to do this the right way, and then privately ask them if a 25% referral fee works for them. Anything else I should be weary of?

    How do you all prefer to be woo’d?

    I'm an attorney with a settlement company. I don't want to say where or with whom but what I'm hoping to gain feedback on your preference of title agents/attorneys gaining your business.

    I'm opening a new office in my market. My corporate marketer wants me to send out this generic email and follow up with a call (which I'll do), but it just feels so impersonal. Is there something specific that would grab your attention? Is there something specific you want? I'm great at my job and I have a fantastic extrovert personality, but I have to get you out to demonstrate that - my question(s) relate to obtaining your attention and time to get you out. I can sell myself once in person.

    I guess I'm just curious as to what would actually work in being able to have you all respond. Any advice or guidance on how you'd like to be wine and dined would be greatly appreciated.

    Help with searching title platform for lead-gen

    Does anybody have tips, suggestions, or maybe even a good resource in using the title platforms to generate leads? I've seen title reps demonstrate how to generate actionable reports in the past, but my current rep is more of a salesman than knowing the ins and outs of searching title and generating reports for the purpose of leads. I'm in California (los angeles) area in case it matters.

    Career goals in your first year of Real Estate

    Tomorrow I have a "motivational" interview with a brokerage. Basically an opportunity to discuss career goals and other life goals. This has led me to journal out some goal setting exercises and I'm having a hard time thinking of realistic goals as I haven't worked in the industry yet. What are some realistic numbers/goals I should be trying to obtain? 5 houses under contract in my first year? A certain number of clients worked with in my first year? Again, just trying to think of realistic goals and numbers to work towards. What are some of your career goals you set in your first year? What are some you wish you would've set?

    How do I hire you?

    Hi everybody. I'm a team leader and I'm trying to hire about 4 agents before the end of May. I am offering appointments NOT leads. We get them ready for you, they're qualified and ready to find a house or meet for a seller appointment and we will get you 1-2/month. Beyond that, we'll train you to build your own business through your past clients/sphere and this should result in zero cold calling, zero lead follow up, just work your sphere and open houses and we'll take care of the rest. We even write your contracts for you, this is a 90-100k/yr job.

    My question is, how do I find agents interested in this? I'm looking for agents who want to do this full time, like showing property and working hard but don't want to cold call or write contracts/do paperwork.

    Where are you looking for teams? What benefits interest you most? What questions would you have? How do I make this offer appealing to you?

    I want to hear from people who are living this. I need to hire agents and I want you to tell me what I should do to make this job as appealing as possible to you, specifically.

    Ask your questions of me (I'll tell you how I built my business if you're interested) and I want to know where my blind spots are. Our goal this yr is a very attainable 50m and I think it's realistic that on the plan we're on, we'll do 80+ next year.

    I want to give you info and receive critique on my elevator pitch.

    edit: I want to be extremely clear here... I want to have a conversation about how to recruit and provide value to agents on my team. I've had a few run-ins with people who think I'm trying to recruit and honestly, that's ridiculous. This isn't the right forum for that and it's not my intent. I've had a little success in this industry and I'm hoping we can all exchange ideas and information without hostility or anger for some reason I don't understand at all. I know there are people out here who have done more/sold more than me and those are the folks I'm trying to learn from here, this is not a job post.

    I am not trying to recruit you. There are other websites for that, I'm here to have a conversation. I'm from TX but that's all the information I'm willing to give. This is my main /u/ and I value my anonymity so even if you were a good candidate, I'm not taking applications from this site. Honestly, it's a little ridiculous I have to say this but let's all just get along and share our experience, sound good?
