    My new listing's rules of engagement

    I'll be posting a new listing to the MLS in the coming days.

    Rules of engagement are as follows:

    • Highest and best due two days prior to active date
    • "Sight Unseen" offers only
    • Any appraisal gap must be covered by buyer
    • Closing costs must be paid by buyer on behalf of seller
    • Inspections recommended but not acceptable
    • A portion if not all of seller's mortgage payoff must be paid by Buyer
    • Title company is seller's choice which is my choice telling the seller what their choice is.
    • No drive by's of the above address'
    • Allow 48 hours after the active date for any response, as to allow ample time for accurate net sheets to sellers and also additional last minute acceptable offers after yours is verbally accepted.
    • Possession will be at the complete discretion of the seller due to squatters rights as they assess the market for purchasing a new home.

    Broker Leads

    Hello,

    I work at a small brokerage in NoVA. My broker recently started to provide me with some leads to improve business. However, what she is doing is letting me do the majority of the work like showing 6-7 properties, all of the research. Then once the client decides on a property to put an offer on, she comes in and says that she can take over from here and she signs the buyer-broker contract with them. I was wondering if this is normal, or am I being taken advantage of?

    Edit: If I sign the client my self we split it 80/20. However when she gets the client with my help she only gives me 40%. She also offers more cash back than me, so I get even less. Which is why I am thinking she is taking advantage of me.

    Leads: Give All Info Or Keep 'em Hanging?

    How much info do you guys give internet leads? I'm having a tough retaining/response rate, which is understandable given they're internet leads, but am thinking of ways to increase that.

    Half of me wants to give them everything they want - someone inquires about a 3 bedroom house for $260,000, I'll look in that area and add them to an auto MLS search for all 3 beds in that area between $240-275 (or more or less depending on number of results).

    The other half of me is wondering if I'm giving them too much and they're saying 'thanks Jack', taking the info and going elsewhere.

    I don't really want to waste my life setting up auto searches for every email address I get, but then again if it's recurring and down the line I make even one sale from it isn't it worth it?

    Just wondering how you all go about it.

    Cold calls

    New realtor here, just curious if cold calling is that necessary? Ricky Carruth says so lol....only reason I ask is because I'm not a fan of cold calls and somewhat of an introvert, thanks in advance!

    Groups for young real estate professionals?

    Does anyone know of any online groups, subreddits, Facebook groups, Meetup groups, etc. that are geared toward younger real estate professionals? Not necessarily NEW to the industry, just under 30 or even under 40? I have recently gotten into Meetup to meet other people with similar interests but there are mostly much older people.

    Agent commission/referral question

    I had a agent refer my a potential client and I agreed to a 25% referral fee. I found that client a home and paid the referral fee.

    Following the sale, the client asked me to rent out the home for them which I did (this took place in Nov. 2020). The referring agent is now asking for the 25% referral fee on the lease for the client.

    Do I owe this to her? I haven't experienced this before, but I was under the impression that the referral would be for the initial transaction.

    Is this common practice/normal? Questions to Realtors from a FTHB

    Bear with me, this is a bit long.

    I'm a first time home buyer in the Pittsburgh, PA area. After interviewing 2 agents, I decided to go with the one I found on the CRS website because she had many good reviews, appeared personable, knew my area we're buying in, and had experience with new buyers.

    Can you tell me if the following is common practice/normal?

    1. She asked for the neighborhoods we were interested in. We gave her a map, exact zip codes, as well as other house particulars. She sets up our OneHome and none of those things were coming up, I ask her why, and she said because not much was coming up with our parameters, she extended the search to outside our desired area AND price range. IS THIS COMMON PRACTICE?
    2. She misspelled my husband's last name throughout our buyers agreement. It happens, but when I caught it and had her fix it, it was still wrong in other parts of the agreement including his email address.
    3. I get alerts from Redfin (since our OneHome sends nothing) and send her the ones we are interested in. She tells us to drive by the property 1st to see if we like the area, then she'll get info on it. IS THIS COMMON PRACTICE? The only time we notify her is after we've seen the Google view and mapped the distance to my work place.
    4. Last Friday, we toured a house at 2pm and decided to bid on it (mind you she came late and said in a text that she missed one of the streets, but upon meeting us said she had just come from the gym). We asked her what the next steps would be and she said she'd draw up the contract and get it to us as soon as she got back to her office. I asked if she could talk to the seller's agent (they were in the same broker) and see what their desired terms were. She shot that down, said she couldn't do that, she knew it would have to be "highest and best". We didn't hear back until 7 that evening at which time she went over the entire 14-page contract. Naturally we had questions about terms and our bid wasn't put in until after 8:30PM, after 5 had already been placed. She insistent that pre-approval through a local lender would be stronger (yet my approvals through my online bank was just fine to work with her), so I had to reach out and bother one of the local guys I knew to have a pre-qualification done (again this is on a Friday evening). At 11PM Redfin changed the house's status to Contingent (and yes we lost). I was so annoyed that I didn't sleep well that night. IS IT TRUE THAT USING LOCAL LENDERS STRENGTHENS OFFERS? IF SO, WHAT IS THE REASON BEHIND IT?

    I am less than thrilled to have to deal with this for the next 4 months. I always thought that a realtor would be bringing homes to our attention, keeping in touch, and assuring that we are on the right path to ownership. The one I have seems to be very scattered/sloppy, lacks hustle, and has poor communication skills (27 years experience too) - all of this in this inflated and scant sellers market.

    I am currently working on getting pre-underwritten so that I have that process out of the way and a stronger offer next time. I'm also reaching out to interview inspectors so I have a list ready when the time comes.

    Any other suggestions on what else I could be doing to increase my chances of having the winning bid? I feel like I can't count on my agent.

    Title if referring only?

    I'm living out of area right now but still referring folks to my broker. My title is currently VP but I think it's not appropriate as I'm not really active. Any recommendations on a title to use that wouldn't be misleading? Small boutique brokerage so my title's pretty much up to me.

    Best website or place for killer SUITS WITH GREAT DEALS?

    I want to upgrade my wardrobe and my image in real estate, I don't have a full suit at all. This is for the guys where I can get great suits for $100 full suit or any place that's budget friendly and I can get away with great looking suits without spending a boatload. I just got my measurements for my chest. Ready to get something
