    I've been a realtor for years and have had good success. I pride myself in being honest, timely, and courteous.

    I'm currently under contract for my own home that another agent had listed. Yesterday I got an update from my lender that appraisal came in at offer price and we can close early. The listing agent demanded to know the amount of appraisal despite me saying "it came in at offer price" numerous times. Listing agent then says she has a right to a copy (nope, not happening!) And said if I wasn't being honest and it came in higher that we are going to have to renegotiate for seller to get more and that's why she wanted the appraisal.

    Ummm. Excuse me?!? We are under contract for 11k more than list. You were already worried it was going to appraise lower than our offer. We are under CONTRACT for that set amount and it appraised at CONTRACT price. We do not have any agreements that say we'd pay more if it appraised for more. Our contract stated we'd make a certain set gap if it appraised for less than offer. Now this agent is giving us issues demanding a copy of the appraisal.

    How are agents this ridiculous? How in the world does the listing agent think she has a right to the appraisal that I prepaid for? How in the world does she think she'd have a right to renegotiate a higher price if it came in higher than the contract we have? I've already had to report this agent to her broker once. Now I will be reporting her to the ethical board, which I don't like to do but this is beyond unethical!

    Don't be like this listing agent. If I wasn't an agent myself I would be getting totally screwed right now.

    My buyer is under contract but starting to sound like he is trying to find ways and excuses to back out

    We are under contract on a house that my buyer originally loved. It's got low taxes in a great town and is a pretty house. But he's starting to think negative now thinking some things may have issues but I find out there is no issues. Its things like the stove in the kitchen looks like a safety hazard, the taxes may not be accurate if the home extension doesn't have co's, and I've rest him assured by contacting the town find out these are not issues. Right now since I found out the extension does have co's he wants me to talk to the town inspector and try to convince him the stove on the center island is dangerous. What is going on? Why doesn't he sound excited anymore ever since he got his offer accepted?

    Open House Advertising

    What's your favorite way to advertise an open house? FB ads? Google Events? Just pop the dates in MLS? And why? I haven't done one since pre-pani and was curious what was bringing in the most un-represented buyers in this wild market.

    Nightmare Client Closing today!

    I've been working with this individual for Close to two years, they lost out on about five houses, cost themselves about $60,000 in appreciation value, said he had multiple agents working for him, extremely unpleasant, got him all he wanted and still no thanks, ✌️🖕thanks for reinforcing the idea that some people are just drags.

    Scripts

    Hey guys, I have been using a few different scripts for fsbo and expireds but I feel like everyone hears the same thing over and over. Does anyone have any good, unique scripts they don't mind sharing or just ideas?

    Dm me if you do please it would be help tremendously as I'm only a few months in the Central Florida market and Im ready to drift away from buyers and get my first listing, buyers are rough sometimes, I want that listing!

    This has to be a fake, artificial bubble that's going to burst even bigger than 2008. How is housing suddenly skyrocking with a Covid related massive recession and sky high Covid related unemployment? Once the federal government starts allowing foreclosures they will absolutely flood the market like 2008 causing prices to tumble. In 2008 there were no foreclosure moratoriums. This Covid forclosure moratorium has to be artificially proping prices up. Sell your home now and in 2 years you can buy a similar home for like 2/3 of what you sold your home for in 2021. Similar to if you sold your home in 2006 you could have bought it back in 2009-2010 for a fraction of what you sold it for.

    Going Mad

    I have a mother-in-law who is selling a house but her ex-husband is the owner. I feel like I'm playing meteator between the both of them. Ex doesn't want to do anything because mother-n-law is receiving the majority of the money. Mother-n-law not being quick enough to move everything out of the house and there is still a tenant who lives in the house till the end of the month. then I have a lot of people asking about the house and I'm about ready to throw my hands up. Any advise or kind words to help me lol

    Expired listing email addresses

    Hi there! I'm relatively new as an agent and I'm trying to get listings. Is there a way to get an email address for expired listings? My MLS provides names through tax records, but I was wondering if there was a way to get the owners email address?

    Dower and Curtsey rights issue

    I'm representing a buyer who is going thru a divorce. I've explained that his wife will need to sign all docs and be at closing, and she can sign a quick claim deed over to him at closing.

    She's not going to willingly do this by his own admission. She's contentious and is already on the path to making his life hell.

    After a few showings, I sort of pumped the brakes and asked him to sort this out with his lawyer. He came back to me yesterday and said "my lawyer said I can buy a house with no problem. Let's go look at 123 Easy St."

    I really need more specifics before we execute a contract but I don't want to run off my buyer.

    Does he have a way out? Wonder what the attorney has planned, and am I within my bounds to ask for clarification?

    What's the deal with the Supra? Can I get a subscription on my own and if so, how much does it cost?

    So I work for a commercial real estate firm that does brokerage and development in California. I've been trying to do a bit of residential brokerage on the weekends and recently convinced by brother in-law to let me act as their realtor. Unfortunately, the company that I work for doesn't have a Supra account because it's not really used in commercial real estate, but now I feel locked out of about 50% of residential listings that my in-laws are interested in.

    Would it be possible for me to get my own Supra account? If so, how would I go about doing that and how much should I expect to pay? My goal is to help people in my social network with purchases/sales at least 3-4 deals a year, if that helps explain my expected use.

    Any advice would be greatly appreciated!

    Should I wait to become a realtor?

    I just bought the course but by the time i'm done it should be early/mid fall and where I live in the winter the market is pretty dead. I'm wondering if I should wait until late winter/early spring next year since that's when things pick up. If i can get it completed by fall I should have 5 months saved up and if I wait I should be set for almost a year. I'm worried if i finish it by fall and hop in and don't sell a house i'll be shooting myself in the foot.

    Basically i'm torn because i want to hop in and give it my all but I don't want to shoot myself in the foot before I can realistically get the ball rolling.

    Thoughts?

    Looking to hire a showing agent, should I pay them per showing/appt or pay them a portion of the commission?

    Hi all,

    I'm getting to the point where I'm looking to start a team and bring on someone to help out with showings. I originally thought that I should be the face of my business with showings, but my radius is so large that I am spending so much time driving to appointments that I often don't have enough time for lead follow up/lead generation/SOI and past client contact and other important things we need to be doing. So, I will make the initial contact with a buyer, show them around once and then have the showing agent take over.

    Question is, do I pay them a fee per showing per door, and pay them for covering inspections and all meetings at a house, or should I have them handle all showings/meetings/due diligence for every specific buyer and pay them a portion of the commission for the deals they handle?

    I'm also looking to send them buyer leads so I can focus more on building my listing pipeline and working my sphere, and those would definitely be a commission split.

    Any advice would be very appreciated!

    How to Find Lenders?

    I am looking for lenders that are hungry. I really want someone with a solid drip campaign and videos to help me close Zillow Leads (teamwork makes the dream work). Young would be a huge plus since I am younger, and it would be nice to have someone in the long haul with me.

    How do you find lenders? There isn't really a Zillow page for them. They don't really show up on Google (just their firm does). Is there like...a NAR lookup for lenders?

    Check your ShowingTime statements!

    I just realized I was getting charged by showingtime for several months for listings I never signed up with them. I'll use showing time if there are tenants or owners occupying the property, but these are vacant go and show listings and do not need to have the showing time services. I contacted their customer service to inquire about the charges and found out they automatically populate the info from the mls when you submit a new listing, and in order to not pay their service fee, you have to go to their site and opt out. How is this legal? Why does our MLS and NAR allow this? ShowingTime is owned by Zillow, which is now a brokerage and competitor and now they're allowed to suck even more money from us by automatically signing our listings up without our consent or knowledge. On top of that, they didn't even have the listing info correct. Can we not vote or ask our MLS why they allow a competitor to do this? Could you imagine if a local brokerage in your area did this?
