Her mother is filed as a dependent on her taxes and won't be contributing to the rent. The online application she's filling out wants everyone's work, proof of income and banking information. What is the most number of homes you’ve shown a buyer and still have them close? Posted: 02 May 2021 11:15 AM PDT I was referred a buyer from someone I helped to sell his home. Her needs are fairly specific (understandable), and she doesn't want to get into a bidding war (which supply and demand tells us is probably not going to happen anytime soon). So I have a concierge setting that sends me 30 possibilities that would work for her, I usually narrow it down to 2-3 per week. We don't see all three each week. Sometimes she sends me some that would've never come up because of her specific criteria. Considering it's been a year and I've shown 45 properties, that isn't a lot. But I also feel like it's enough for someone to get a feel for if buying a house is for them. It's enough time that it's frustrating, but I generally haven't had to make myself available to her when I'm working with other clients (who close). I've also taken her to about 12 new construction developments and none of those would work for her. She has made no offers so far, and this last week I showed her a house that fit all of this very specific criteria. Even though there were multiple offers, the sellers sort of hinted they would take lower from her, as she's an owner- occupant. She was about to write an offer. Then changed her mind because two of the four bedrooms were in the basement (which was never criteria before). I've been kind of allowing this working relationship to continue unchecked for a while because of who she was referred by. But it's becoming obvious she is not ever going to make an offer or get to close. Just kind of looking for a reality check from my fellow agents. [link] [comments] |

Many corporations and out of state buyers are moving here, and I'm wondering how I could try to make my self known or reach out to them. Posted: 01 May 2021 02:04 PM PDT Hi everyone, I am an agent with KW and I was planning on potentially leaving but I have a pending sale that closes at the end of May and I want to make sure I get my commission. Should I even put in a 2 weeks notice? We are independent contractors so I read that's not required but I'm not sure. The reason I might leave is because I have another job offer but if the two weeks isn't required I could close my transaction out and then just contact them the next day to tell them I'm leaving (once the transaction money is wired into my account- same day as closing date). Does this sound alright? I've just read horror stories of agents trying to leave and the company not paying their commission. What do you guys think? Posted: 01 May 2021 03:27 PM PDT I am in So Cal in Ventura County. When I was an agent in Lewis County WA I got 1-2 closings a month of FSBOS, 1-2 on 30 leads from Realtor.com monthly, and 1-2 off chatting it up in Facebook groups. In CA, a lady asked if anyone knew a good realtor on Facebook and literally got 400 responses. Realtor.com is replaced with Opcity, and I think the other agents are running bots because the leads are always immediately taken. I have Zillow leads running, but with COVID rules and this market, no clients want to get a preapproval and sign a PEAD before a showing, and the leads are like $200 a pop. Facebook ads are super saturated too. I was paying around $200 per lead, and they were even lower quality than Zillow. Google was around $50 per lead, but those folks were mostly responsive too. (Don't solicit me asking to run your super successful ad campaign. I have hired 3 companies. None have had the spectacular results you are offering.) So far all my luck is coming from circle prospecting and cold calling, but god damn that wears down the soul. Anyone finding things that work? I heard Nextdoor and Yelp might be a good avenue.
