Posted: 04 May 2021 05:11 AM PDT I've been licensed since late November of 2020, I had 2 closings and decided to quit my job March 16, 2021 to do real estate full time. I busted my butt cold calling, writing letters, using generated leads from my brokerage, hosting open houses, blasting social media in a tactical way. People weren't ready, and those who were kept losing bidding wars. I lost a cumulative total of 12 offers in bidding wars. My wife was getting nervous, I was getting nervous. I knew I was working hard! But had nothing to show. Then, this past weekend, I got my first offer accepted. The next day, another one. Just yesterday, 2 fsbos told me I'm hired. Work hard, and good things happen. My broker said it. Now I'm seeing it. Edit: Changed "contracts" to "offers" [link] [comments] |

All way above asking, waiving inspections, flexible with closing, giving sellers choice to pick title co, willingness to pay some difference between appraisal and sale price… you name it I've done it. Funny situation I just thought would be fun to share during this frustrating market! Posted: 04 May 2021 07:44 AM PDT A couple weeks ago I showed a house in town "B" to a husband and wife I had not met before, at the time I was only communicating with the husband, lets call him Bob. I show the house we hit it off and I get the impression we would like to continue working together. We also talk about how they will need to sell their house in town "A". As we leave I hand Bob's wife information as well as my card. 5 minutes into driving home I get a text message from an unknown number "Hi Agent, We realize we need to think through the sale of our current home before starting to put offers on new homes. We are looking to talk to someone to try to find out the best way to sell our house in town "A", would you be willing to work with us? -Wife's name So we start texting back and forth and we setup an appointment for me to go see their house and talk about listing it. We also start talking about what they are looking for in their next house. I go to the appointment, and in a huge surprise to me...Bob and his wife do not answer the door. I somehow compose myself, and hit it off well with this couple as well. Important to note, I live in the Northeast in an area with a bunch of small towns. Its not like Town A is New York City. We are talking about a town with a couple thousand households. I get in my car and immediately start beating myself up over unintentionally ghosting Bob for ~2 weeks. Honesty is the best course of action, I take a screenshot of the text message I received that evening and send it as well as an explanation and my apologies to Bob. Bob immediately responds with "That is absolutely hilarious, what are the chances!" and told me they haven't seen anything else come on the market they have liked recently so they didn't reach out and would still like to work with me. Leaving wage job, they offered me $8 more an hour Posted: 04 May 2021 06:03 AM PDT I've been working in corporate America for 20 years trying to climb the proverbial ladder and break the glass ceiling. I've held numerous supervisor positions primarily at one company who treated me like an experiment for several years. I held a real estate license a long time ago for a property management company and always kicked myself for never selling any real estate. It's always been an innate passion of mine. Working with homes, land, surveys, contracts, insuring homes, fire investigations (long story) and even being a landlord. All things real estate. I've been working at a law firm for about 2 years. There are some good people but over all, a very stuffy place. You work your a** off for very little return. I also got my real estate license a year ago exactly and I've closed 2.2 mil in sales doing it "part time" if there is such a thing. I put in my notice at the firm a week ago and they called me today offering a full time position at 60k a year. Plus commission. 60k a year is outstanding for this area (the south) and having no college degree. What a tough decision! My goal is to pursue real estate full time and I have high expectations based on my performance. I know I can do this! Having this proverbial carrot dangled when I'm so close to making the jump is quite the rollercoaster. I've already made my decision to leave and now I have to do it again, this time much harder. Advertising someone else's listing to get buyer leads? Posted: 03 May 2021 06:02 PM PDT I was thinking of creative ways to generate leads and it crossed my mind, why don't agents advertise someone else's property to get buyer leads? I am assuming there is some reason related to licensing or laws that nobody does this as it would be the fastest way to find buyer leads. This is essentially the equivalent of doing open houses for someone else's listing without the owners approval. [link] [comments] |

What is it that a realtor looks for first and foremost in a lender? I can ask other lenders all day long but that's kind of like a dude asking his bro how women think. I'd rather go to the source. Communicative is obviously important. We lenders like that too (most of us). But I mean the personal touch. Do you really frequently expect lenders to be available all kinds of ungodly hours? I would like to double side a deal, but only represent the seller. I never understood this side of things because I hardly deal with both sides.
