| Posted: 12 May 2021 09:02 AM PDT I've had much success using a triple line dialer for years but IMO dialers are pretty much useless now. Cell phone carriers have already built filters into their devices to trigger a call from a dialer as "spam likely". Once your number is flagged, it's toast. I have asked Vulcan, Redx, And Mojo how they plan to deal with this and have yet to hear a competent solution to this problem. In fact, their general response is to play naive and act like it's not a threat at all to their business. I've personally shifted my business to get away from this type of lead generation. I am 100% confident that the days of mass dialing for business is dead. What do you guys think? [link] [comments] |
| Home Inspection Period [Florida] Posted: 12 May 2021 06:57 AM PDT Just curious as to how to approach a listing agent who is not allowing a home inspection to be done. We have a 10 day home inspection period and the listing agent is saying the seller does not have time to allow us in to conduct an inspection. I have contacted my broker to see what course of action to take but what are your thoughts? The listing agent also changed the title company last minute. Sent the documents to a person who is out of office for (2) days so the new title company is unaware that we even had a deal under contract with them as the title company. I was able to get the title company the information they needed and get escrow deposited on the last day. She's been hostile and is telling me to get the deal done and that she has other offers on the table. Do you guys think she is purposely trying to cancel the contract? Doing some research on my region now and it seems like social media presence is almost non existent and at most the Brokers/Agents share links to the property and call it a day. I'm 28 and it seems like people around my age are buying houses left and right... and we're also on apps like TikTok, IG, etc all day long... When I go to listings it's the same thing... just pictures of the house, lot, etc. Is video frowned upon or just something agents don't do...? It feels to me that it could be pretty easy in this day and age to carve a local niche by making video content for your listings and maybe even making them entertaining enough to get people to follow whatever it is you're doing... There's people you can hire on Fiverr to edit the clips where they look professional and interesting enough that you could legit carve a brand around your listings and stand out from the norm. | Interim Gift for Realtor in Crazy Market Posted: 12 May 2021 09:23 AM PDT My wife and I have been working for a while now to find the right house but feel like we are asking our realtor for a lot given how long it has been. We have tried to be selective in what we see, understanding what we like will be going for well over ask and understanding where we think we can actually get competitive, but can't help to feel that the realtor is tired of seeing so many houses. I think the lack of open houses compounds this as well. We have made competitive offers in our comfort range, but wondering if there is something we should do in the meantime to express our gratitude? I always think back to the Mad Men scene where Don tells Peggy "That's what the money is for!", but just curious if there are any normal practices in this space. [link] [comments] |

| Do you tell your buyers to get a new survey even when the seller has one? Posted: 12 May 2021 12:31 PM PDT I am told by many people always tell the buyer to get their own survey just in case. I don't understand why. My buyer is purchasing a home where the homeowner did one two years ago and nothing has changed on the home and I'd like a better reason to provide as to why my buyer should spend 700 dollars on a new survey besides that its just recommended. | Is Realtor.com’s data pretty good for determining the market? Posted: 12 May 2021 10:45 AM PDT I know this profession gets this all the time and I have no dreams of grandeur of RE being a get rich scheme, but I've been thinking about getting licensed for years and think I may finally pull the trigger. The thing I'm most concerned about is whether the market I'm in can even support a full time living for my area or if I should just accept that this will be a part time business for the foreseeable future. Currently between the 2 largest markets listed on Realtor.com.... theres 1136 Listings $121K Median $138,372,000 Total Market Value 522 Days On Market If assuming 3% commission that's around $4,151,160 work of commissions. I don't know how to tell how many agents there are however.... Just curious if there's a better way to figure out the viability of a market before setting up expectations. [link] [comments] |

We were sent two RPA offers by the same FAMILY and their BUYER'S. The first offer was received, but then I told their agent that we were waiting until the weekend to review offers. Since the first offer was going to expire by then, the BUYER'S agent submitted a second offer on 5/9/21 with a higher purchase price. I submitted a SMCO (Seller Multiple Counter Offer0 in response to the Family's second offer. In the SMCO we requested a higher purchase price, along with other terms. I get a call from their agent and they agreed to the terms in the SMCO. My clients were happy, and we arranged a meeting to sign the SMCO. They signed, we signed. No money was exchanged. I sent over a copy of the SMCO to the Buyer's agent. However, I noticed in both the first and second RPA that only one seller is listed instead of two, remember that myself and clients did not sign/initial any of their offers. Just signed a counter offer. I made it known to the buyer's agent, that both RPA incorrectly started one buyer instead of two. The buyer's agent agent said to just add her on the main contract that we filled. Since we signed the SMCO are we bound to the second RPA offer (5/9/21)? Before I add my second client to the second offer/agreement, I would like to request ID, Proof of Funds, Verification of Closing Costs... Should I write a third offer? Then counter with a request for all of those materials? I have a call into my broker later today. But I just wanted to get outside counsel. [link] [comments] |
