| VENT POST - Dumping Family as Clients!? Posted: 06 May 2021 06:14 AM PDT So I am in a very unique situation with a set of current clients. It's a husband and wife and the wife is my brother's wife's sister - I will use H+W to reference them moving forward. I am a somewhat newer agent as I have only been licensed since December of 2019, so feel honored that they have decided to support my business and use me for their property hunt. I got them under contract on a property in February, but the whole thing is falling apart right now and I'm awaiting notification if they are terminating or not. Well H has a best friend who is a realtor. I find out that H+W walked a parcel of land in a new subdivision and have been consulting with this realtor friend. I noticed the realtor friend pended two of the parcels in the subdivision. I didn't want to make H+W uncomfortable if they had perhaps decided they wanted to go ahead and use him and not mix family with business, so I called the realtor. And boy what an AWFUL conversation that was. I said hey it looks like we have a mutual contact and I just wanted to reach out because they mentioned they walked the land in the new subdivision and I noticed you pended two of the lots - was any of those for them? (maybe not that eloquently because these kinds of convos give me anxiety). I asked him this question three times and he said "I don't feel comfortable discussing what I'm doing with H+W with you". I explained to him why I was coming to him rather than asking H+W directly, because I didn't want them to feel like they were "hurting" my feelings and that I knew him and H were good friends and I wanted to be respectful of that. Family situations can be complicated. He essentially berated me, said stop beating around the bush and why dont you just ask what you want to ask, you're being disingenuous and indirect, when I said I'm sorry if you think I'm not being genuine, he says "you're not sorry, so don't say you are". Like what, I legit asked you the exact question I wanted an answer to lol? I was taken aback by the immediate defensiveness which made it even more awkward - so i said, you know we are under contract on a home currently right and I have a buyer agency with them? he goes on to brag about how he "never has anyone sign a buyer agency". Mind you, this guy is one of the part owners of a local brokerage in town! I was like okay well that's interesting, but I do use buyer agency's and I have one with them so again, I am just coming to you to see if they put one of the lots you pended on reservation...anyways....the conversation went nowhere, in the end he said "no, neither of those lots were for H+W". End of convo. Then he proceeds to call H+W and tell them I called him, AND has some kind of conversation about why signing a buyer agency is bad? I get a call from H+W and they are like "So what is this buyer agency we signed - I really don't think it's a good thing" (Mind you I explained this form when we signed it upfront while completing the offer)...so not only is he showing property to them and completely disregarding the contract we have in place, he is also advising them now that they shouldn't have signed paperwork with me. I am just completely beside myself with the blatant lack of mutual respect for fellow realtor and colleague. And of course I feel like I'm in a position where I just have to keep my trap shut because this dudes been "doing this for 15 years, a part owner of a brokerage, blah blah blah". I've already decided that I think I am going to tell H+W that I appreciate the opportunity they gave me to help them with real estate but that their realtor friend is probably a better fit for their needs moving forward and just dumping them as clients. I was thinking about creating a list of recommended places/services for my town with these individuals and reaching out to them asking if it would be okay to add them and then afterwords sending them a thank you with some promotional items. | What’s your opinion of principal brokers referring to themselves as “principle” brokers? Posted: 05 May 2021 07:54 PM PDT Does it drive you nuts when principal brokers misspell the word "principal" in their title (as "principle")? I see it on business cards, websites, email signature lines, billboards, and splashed all over the Internet. In fact, when I search Google on the phrase "principle broker" (including the quote marks in the Google search) I get 70,500 hits. In an ideal world, hits would be zero. We all make mistakes, but this is not just some random error. It's their freaking professional title after all. Would you go to a doctor who referred to himself on his website as a "dictor"? If an accountant said he was an "accauntent" on his business card (that he printed 5000 copies of), would you think he was sufficiently detail-oriented? Would you hire an attorney whose email signature said he was an "atornay" or would you infer that he might be too error-prone? Do you think this mistake affects how these brokers are perceived? Ever since I signed up and registered with my state I have been getting 25-30 hits a day on Email, over text, cold calls, and this morning one came by my house while I was out and left a magazine and business card on my doorstep... I'm a real estate investor and I had a local broker/investor offer to sponsor my training and test fees to get my license so that we could work together on a few developments he has coming soon. I figured it was a great offer so I signed on and started my training. So I don't really need a broker or a team when I get licensed. I also know better than to burn bridges with other realtors who I might be interacting with later down the road. I've been tryin to be polite and listen to the various pitches and offers for coffee but I also need to focus on studying. Why would anyone want to try so hard to recruit someone they know nothing about? All I can figure is that there must be some MLM aspect of the business I don't know about. Does this die down after awhile or is this my new normal? [link] [comments] |

| Court Strikes Down Eviction Ban Posted: 05 May 2021 07:55 PM PDT From the NAR U.S. District Court Judge Dabney L. Friedrich of the District of Columbia struck down a nationwide eviction moratorium Wednesday, calling it unlawful. Friedrich's ruling applies nationwide. The eviction ban was put in place last year by the Trump administration using public health powers granted to the Centers for Disease Control and Prevention during health emergencies. The ban was most recently extended by President Biden through the end of June. In her 20-page ruling, Friedrich said, "It is the role of the political branches, and not the courts, to assess the merits of policy measures designed to combat the spread of disease, even during a global pandemic. The question for the Court is a narrow one: Does the Public Health Service Act grant the CDC the legal authority to impose a nationwide eviction moratorium? It does not." The Georgia and Alabama Association of REALTORS®, two housing providers, and their property management companies, filed the suit in defense of mom-and-pop property owners around the country struggling to pay bills without rental income for more than a year. NAR—which helped secure nearly $50 billion in rental assistance provided by Congress since December to help tenants pay their bills and provide relief to housing providers who have lost income—supported the lawsuit, saying the ban was no longer needed. "NAR has always maintained that the best solution for all parties was rental assistance to cover the rent, taxes and utility bills for tenants struggling during the pandemic," says NAR President Charlie Oppler. "This decision prevents two crises—one for tenants, and one for mom-and-pop housing providers who do not have a reprieve from their bills. With rental assistance secured, the economy growing, and unemployment rates falling, there is no need to continue a blanket, nationwide eviction ban. With this safety net firmly in place, the market needs a return to normalcy and stability." | Part-Time, After Hours Real Estate Job? Posted: 06 May 2021 07:37 AM PDT Hello, Realtors of Reddit! I very recently bought a house and sold a house and I find myself really and genuinely missing the process. I truly enjoyed the hunting, negotiating, financing, and researching parts of buying and selling (mostly buying) and I'd love to find some part-time work in real estate to keep that interest alive. I already have a full time position during normal business hours that I love and am not looking to leave. I don't want to become a full realtor because I can't commit the hours to being really good or useful. I am a paralegal and have finance, property management, and administration experience and would love to put some of that to good use. So my question to y'all - does a part-time, after-normal-business hours position really existing in today's real estate world? If so, what would it be? I'm not after big money and I don't need to be a head honcho - assisting a realtor or lawyer would be great - I just want to keep up with this crazy market. Thanks! [link] [comments] |
