    Legal Action Against Cancelled Buyer

    I have a buyer and we're under contract and set to close at the end of the month. He needs a HO Insurance quote, and I sent him the info of a Insurance Broker contact of mine. Buyer is threatening to cancel the purchase agreement because he felt I "disprespected him" by referring/giving him the info of my insurance broker contact. He said it shows him that I think he "can't get a quote on his own online". He's saying he doesn't care if he loses his earnest money, he's just too disrespected. Has something odd like this ever happened to anyone? If so, did you take legal action to obtain your "would be" commission, and is it worth it?

    Can I transfer property to an LLC after purchasing?

    I had a fantastic opportunity pop up to buy a multi-unit, multi purpose building with tenants already in an office space, but seems like it will move way faster than anticipated. I know the owners and it would be mutually beneficial as they'd rent an office from me.

    I want this to work out but I really want an exit strategy if something goes wrong- reason behind using an LLC. If I don't get the LLC set up in time for the purchase, can I transfer everything over to it afterwards before actually accepting any additional tenants and getting the building up and running or would this have some serious complications?

    Also to note, the building is slightly above my previously approved mortgage from when I was looking for just a regular home, but the realtor basically let me know that my income could be adjusted based on anticipated rent which would allow me to buy this thing. Rent would then pay a huge portion of the mortgage, if not all of it.

    Commission Due?

    Hey All. Quick question. We have been looking for a house for 9 Months now. Our Buyer's Rep Agreement with our realtor expires in 3 months. Our agent honestly hasn't been much help. We've been the ones finding the houses we want to see, and everything our realtor sends us is not in the right location and usually has things we stated we don't want when we started this process. Long story short, a good family friend reached out and is selling their house! They are not listing the house and not wanting to use a Realtor and pay realtors fees, which would allow us to afford this house. Our BRA states that if we find a house FSBO, the Realtor will be paid 'offered %' or 'offered $' of the sale price. If the Seller isn't paying anything to the Realtor, do we as the buyer have to compensate the realtor? I can't find anywhere in the contract that states as such, just the offered % which would be 0.

    Could my friend and I sell houses together?

    My friend (23M) and I (22F) both love real estate and finance (he is a big investor and I am a mortgage underwriter) and have both been considering getting our real estate licenses.

    We both have full time jobs, and we're both fully aware that real estate is not just a side gig, but we thought if we could list houses together then it would be like having one full time realtor (in a way).

    From my research, it looks like a listing with more than one realtor has to be an open listing. Is this the case? If we both work for the same brokerage would it still be an open listing?

    I know this sounds very amateur and maybe dreamy, but I have watched Million Dollar Beach House on Netflix and I noticed the realtors on that show often collab with each other on a listing (ex. Jimmy and JB often list together and share commission profits). I know the commission for those homes are hundreds of thousands, but I was also wondering if this is something that happens on middle to upper-middle class homes? Or does it depend on the market? We are in NJ if that is any help.

    Thank you in advance for any input! Please (gently) let me know if this is a dream I should just give up on, lol.

    As a new agent and being younger (20) I'm not really used to posting on Facebook and self promoting for real estate with a business page. I scheduled my social media posts for the week and am already considering editing them. How did you get past having to post constantly and being nervous about how it looks/ being embarrassed about self promotion?

    How do I politely end my contract with the agent?

    So for the past week and a half, I've been working with an agent that was sent to me by Realtor.com. I was trying to find a house for rent and with we haven't been lucky enough to close one. The Agent is wonderful btw. If it wasn't for her I wouldn't even know half the properties she's showed me. The thing is though, today my MILs friend is telling us that she'll rent her house to us and we can move in anytime. We're going there tomorrow to check the house. I already signed an exclusive buyer-tenant agreement with my agent a couple days ago. How do I break it off? I feel so bad because she's done a lot for us. Help pls.

    Real Estate Final Project

    I'm looking to conduct interviews of two real estate professionals to learn more about what they do and why they do it. And to meet and learn from people who practice the real estate profession on a day-to-day basis.

    I am happy to compensate participants for their time.

    Note- I will need to include as part of my project the name, position, employer, DRE license number, and phone number of the people that I have interviewed. So my professor can verify whether interviewees are real people and whether I have followed the requirements of finding people working for different companies and in different professions of real estate.

    Here are some of the questions that will be asked:

    Resources to contact new agents?

    Hi all!

    I kicked off a new career as a recruiter this past year, and just got my first assignment in the Real Estate space. I have a client that's looking for recently licensed agents, and I'm having a hard time tapping into online groups, gathering lists, etc. For example, I've reached out to VanEd for a partnership, looked on DORA but they only have broker lists, and the Facebook groups are private. I'm scratching my head - where else should I look for green agents trying to break into the market?

    Not sure if the location will affect the resources available - Colorado, Minnesota, Michigan, Pennsylvania, New Jersey, Illinois, Connecticut, Massachusetts, Ohio, Florida.

    Any and all help with agent resources is greatly appreciated!
