    Will the US housing market be impacted by the Coronavirus and how?
    The short answers are yes, and we don't really know short or long term effects this will have right now. There's still a lot of speculation going on. It obviously depends on how our citizens and our government handle the situation. Will there be a mandatory national quarantine? Will fear drive people away from buying and selling? What is happening with mortgage interest rates? These and many more questions are factors in how this will play out. There are plenty of opinions either way on whether current buyers or sellers should keep moving forward or wait for the dust to settle. Stay informed, watch the news, ask around, and form your own opinions.

    For sale by owner misrepresenting offered commission on mls listing. (Pa)

    My buyer were interested in a for FSBO that was listed in our local mls by a transaction licensee. The commission offered in the listing was 3%.

    I contacted the owners about submitting an offer, and they mentioned that the 3% commission in the listing was a mistake and they are only offering 2.5%. My clients really liked the house so I agreed and submitted the offer. This morning they messaged me and said they spoke with a lawyer and he said the most they should offer was $1500 so that is all they are willing to offer now.

    I spoke with my client and he decided to withdraw his offer. He decided on his own that if the sellers are doing stuff like this now who knows what they will try down the road.

    I feel like the sellers should not be able to misrepresent the commission in the listing and I would like to report them to the real estate commission. Should I move forward with this? Or am I being petty and should just let it go?

    Is working with renters worth it?

    I live in MD. We have an okay renters market here, but it seems like a lot of hassle and not a lot of compensation, MOST of the time. Also, I'd be working with them in trying to find a rental property

    Corona and Real Estate in Washington

    I am a Realtor in Chehalis, just south of Olympia WA. Corona is definitely here. Here is what I am seeing. Interest rates are acting screwy. TP is out. Food is gone. Schools have been shut down for 6 WEEKS starting tomorrow. I am hearing Realtors say they are hanging up their hats and waiting for this all to blow over because people are backing out.

    I think this is one of the BEST TIMES TO EVER BE A GOOD REALTOR. Hear me out. What are our peak seasons? Summer Vacation? Sometimes Winter Break? On occasion Spring Break? Why are those peak season? KIDS ARE OUT OF SCHOOL. What is the worst part about Spring and Summer as a Realtor? Everyone is on vacation. We now have a 6 week gap where kids are out of school, parents will be home, and everyone is bored, in combination with Fear of Missing Out (FOMO) on good interest rates, and all our competition throwing in their hats.

    Imagine. You were going to sell your house FSBO but "Eh. Maybe after Corona." Boom. Phone rings. "Hey this is CallCastro, have you considered selling your home?" "Yeah but I am waiting until after Corona." "You mean AFTER the best market we have ever seen for sellers?" Same with buyers. "You are waiting until literally everyone in the entire freaking world is looking to buy? You must love punishment." I am telling you guys. If you play your cards right, this will be the best 6 weeks of our lives. Hit it hard and try to get EVERYTHING you can closed before kids go back to school. It will be a DREAM. Hit the phones. Turn the ads up to 11. Now is our time to shine.

    Thoughts on Floor Time?

    Good place to be or could time be better spent elsewhere? I've done it before with mixed success, I just switched markets so things are a little shaken up, part of me wants to totally ditch it, and part of me wants to make sure I am answering any calls that comes in from 3-6.

    My feelings are that it works if you do it consistently, I know I can't sit the phones 2-3 times a month and expect anything. The only time I ever got anything was when I sat the phones 3-6, 5 days a week for a month. I landed 2 rentals and a rehabber that I sold 3 houses with. I feel like we all have that one story.

    I'm just wondering if as I progress I should be moving on to bigger or better things or if I think I can handle more business should I be going back to my roots to get it, instead of looking for the latest post card, facebook ad, digital geo farming technique. I'm by no means a top producer, but I'm by no means a green agent with no business either.
