    Forgive my hyperbolic title, but I can't help but notice that many people are still assuming real estate prices are stable. From talking to residential and commercial brokers in my network, it seems like transactions haven't slowed down. Additionally, every time I refresh this sub I see people asking about buying properties that haven't seen any significant price decline since the pandemic began.

    The macroeconomic data is terrible, tenants are defaulting across the country, retail and hospitality are getting slaughtered, but residential and other commercial buyers don't seem fazed. What gives?

    Downtown Vs suburbs: Appreciation in Chicago

    I was wondering if you guys think upscale downtown neighborhoods (for example in Chicago: Gold Coast and Streeterville) are going to see more appreciation or is it in the hotter suburbs that are 20 plus miles out from the city?

    In this economic downturn, do you believe the cost to build will be significantly lower? I know some cities that have very little in multi families available on rent and mostly run by the huge over prices complexes.

    Crazy Idea? Buy Landlocked Land and Get Easement

    I was looking at some tax records today and noticed a landlocked wooded lot that would probably be worth a fortune if it was not landlocked. That got me thinking: why would it not be wildly profitable to simply buy landlocked land for cheap and try to get an easement on it? Or another variation - buy a house that has a landlocked neighbor and buy the parcel to drastically increase the value of the house. Does anyone do this? Is it known to be lucrative?

    Leasing in the Unstable Economy.

    I'm getting ready to put a house up for lease. I don't normally ask for check stubs to make sure you're employed, but I think I'm going to do that. Anyone else change protocol in these new times? Any good ideas out there that I haven't thought of?

    For those that aren’t do tenant occupied showings, what are you doing to help accommodate? Are you concerned about prospectives?

    We aren't allowing tenant occupied showings in respect to our tenants and for our own safety. What are other people doing? I'm slightly concerned about a FaceTime walkthrough with the current tenants as I haven't seen the place in some time. I offered to ask the tenants to take pictures but not sure how that would be received.

    Our plan is to start showings a month out of the start date if it's still listed but that may or may not happen.

    Looking for any and all advice!

    Garage to ADU Conversion

    Hey all. In California. Googled tons of companies but still unsure. Any advice on a Garage to ADU conversion? I'm not trying to be cheap but I also don't want to get ripped off by contractors. I have a standard garage with concrete floor and basically empty. Fits one car. I'm looking to make a small bathroom/shower area and turn the rest into usable living space. Any advice from you pros on here would be graciously accepted and appreciated. Thanks in advance.

    How many different ways to use a HELOC to invest?

    What up everyone!

    I've got about $300k in equity that I'm looking to use to invest via a HELOC. I know I could use it to buy and rehab a dilapidated property then refi my cash back out based on the new appraised value. But what else is there? How many different ways can I use the cash from the HELOC to buy multiple investment properties?

    Setting up LLC to split a purchase of a SFR

    How to get started looking in an area outside of your home state?

    To give some background on where I am at: Currently in my late 20s and want to get into real estate investing. I have around $30k I'd be willing to put down on a house so figure my ideal price would be in the $120k area. I currently live in northern New Jersey so prices like that for homes that aren't complete shit are hard to come by. With what is going on in the country right now I would like to wait a little (and would be able to save up more) before I make any moves into the real estate market.

    What is a good way to go about researching other areas of the country to look at housing? Not really sure where to start seeing as there are a ton of different places that I could buy. I feel comfortable going with the property manager route given that I won't be near the property, just don't know where to start.

    70 Duplexes under $80k...

    Been a lurker for a little bit, but an opportunity came up that made me had to post.

    About the deal:

    This guy is in commercial real estate, but half his staff quit, and his wife is divorcing him. So he's selling his 80 duplexes just to get them off his plate. About 10 are sold or under contract, but he's still got a large chunk left, and I'm thinking about going in with my Dad & brothers to get the remaining 70.

    These are C class properties, but they are not terribly far from an A market that's driving up prices in the surrounding areas.

    The rent rolls look amazing. There are a few properties vacant because he hasn't had the bandwith to get new tenants during the divorce, and a few that he hasn't been able to clean up after tenants wrecked them. But the tenants he does have pay on time.

    The rents he does get would be more than enough to cover the note. It's about $65,000 per month gross, and the potential is much higher after you clean up some of the deferred maintenance. The note would be about $40,000 after taxes & insurance which leaves me $20,000 per month for my salary & operating costs.

    About me:

    I manage a portfolio of about 620 homes (not all are mine). In fact, I've been in property management about 6 years, though I come from a real estate family. So I've been around the business a lot longer. I'm debt free except my house, and my wife is an accountant who is not opposed to the deal, in fact she's very supportive.

    My dad has about 30 years experience, my brothers are contractors, so all of our maintenance would be at-cost. All of us are practically debt free except real estate, and we all have immaculate credit, the lowest being my youngest brother who's only a few years out of college.

    I'm almost certain this would be profitable, my main hang up is that $6,000,000 note. That's the big hairy gorilla in the room. It'd be nearly impossible to get a fixed rate on that one.

    What are my loan options?

    Long time lurker here. Looking to purchase a property that has 2 separate, detached units. One house is livable while the other larger house is not currently livable. It needs somewhat minor repairs and renovations. What are my loan options for this property? From what I understand I would not be able to use FHA/VA. But could I use a conventional loan? Thanks in advance for the help. I really appreciate it.

    LCOL area in ~20k population college town. Currently unlisted, but owner potentially looking to sell. In private talks they are asking $235k for a 6 unit building (all 1 bedrooms). Currently renting all units for $425-475/mo owner pays water/trash. In my town I feel like I could move those up to $495 each without too much trouble.

    If there's any information I'm leaving out that you think would be relevant please let me know.

    Solo 401k and additional funding?

    I have a large cache of money in my self directed solo 401k account that I want to use to start a commercial real estate business but it's not enough money. Can I structure the LLC so I can add money from other accounts without hitting the disqualified persons rule?

    I was thinking 60/40 general partners?The 60% from my solo 401k and 40% from other accounts?

    Maybe 80% 401k as general partner and 20% from other accounts as silent partners?
