    Are “welcome baskets” welcome?

    Realtors are able to provide a "welcome basket" of sort to new home owners. Are realtors able to provide a "welcome basket" that is full of ads/coupons for local businesses in that specific area?

    If a marketing agency gets local businesses to provide ads/coupons, would realtors be inclined to give those ads to the new homeowners who may be new to that area?

    Let me know your thoughts and concerns about this.

    Question For Canadian Realtors.

    Hi everyone. Just a quick question regarding the course. I signed up in December 2018. Started it. Then life went on a roller coaster and it got put on the back burner. I read that, all courses need to be completed by November 2020. But what I'm wondering if I'm still even eligible to complete course. Because I read, that pre registration courses must be completed within 18 months of starting the first course? And I started in December 2018.

    I called the office but can't get through.

    Any information would help.

    Listing agent "stole" my buyer from me

    Been working with this buyer for 4+ months now. Sent them incredible volumes of listings and have taken them to see over 12 properties, only to put an offer on one, have it accepted and upon a "bad" inspection, have the contract terminated.

    They had 120k cash and was looking for a rancher in maryland, in an area they deemed "safe". Anyway, I tried to get the listing agent to repair some things on the property, even though it was being sold "as-is to appease the buyer, but the agent nor my buyer would budge, so bye bye contract.

    A couple days after terminating the contract, the listing agent asked me if I was still working with my buyer, to which I responded "yes", 1 hour after this text, almost systematically, my buyer elected to terminate the contract with me, which is fine, I'm glad to be over that stress, but god damn if that doesn't feel bad.

    I'm a new agent and lack the experience the listing agent here had, but she definitely talked to my buyer while they were under contract with me. I'm sure of it.

    Why is buying leads so demonized?

    Some of these lead generating services seem quite good. Yet almost any agent I ask will tell me not to purchase leads.

    Is this just one of those "You gotta work for those or they don't mean anything, things?"

    How much of a rental referral do realtors actually take home?

    A family member, who's a realtor, helped me find a tenant for a rental property and is refusing compensation.

    I really appreciate the savings her service offered me, especially at this time when some tenants are not paying, so I would like it to be mutually beneficial. I want to gift her something in the same price range she would get from her company.

    The property rents for $1500. How much of that would she receive from her company, had she taken me as a client?

    The more I read the more I feel a crash coming. People became over confident with Trump election, with all of the promises of continued growth etc. Middle class Americans leversged their homes, bought big csrs, a vacation home etc. And now this.

    I come from commercial real estate as a lender and investor. Got my CA broker license in order to generate some extra income/find off-market 2-10 unit properties. Any recommendations how to market/find listings with a full-time job?

    Hi all

    I work in the CRE investment world and have a full-time job with my current firm. I have experience work across multifamily, office, and retail properties and am well qualified to analyze those properties.

    I recently obtained my CA Broker's License with the goal of 1) generating extra income and 2) finding off-market deals to acquire with a few partners of mine. I'd like to focus on small multifamily properties in a few neighborhoods I'm near in LA. I know that there's a lot of demand for this kind of property in LA and I think it's in that $1M-$4M niche where you're not competing with every SFR Realtor and and every commercial broker. Plus it's the niche I'd like to start buying property myself. I'd love to find listings, but also wouldn't mind representing buyers.

    Since I have a full-time job I have a limited amount of time to spend on this so I can't spend all day on the phone. Certainly in the early morning/late afternoon/weekends I can.

    My ultimate goal is to have my own portfolio of properties. I'm pretty bearish about my company's long term prospects, so either I will need to find a new job at a new firm in the next 12 months or I will transition to going full team as a broker.

    I would be very appreciative if y'all had any advice for someone getting started. I have plenty of cash reserves over the next 12 months to whether, so I can budget spending money on marketing/other resources.

    Some initial questions I have

    • I was looking into hanging my license at United Real Estate, which is a 100% commission firm (you pay a fee on each transaction). Anyone have thoughts on doing this? Since I work full-time, I haven't looked into working under any teams assuming that they wouldn't be interested in my full 100% commitment. I considered opening my own brokerage firm but decided against that.

    • How do i market? What websites/resources can you help point me to? For instance, I can pull a list of properties from a Title firm but should I manage that list in any particular CRM system or upload it somewhere to obtain phone numbers? Marketing by mailers?

    • Would it be recommended to hire a virtual assistant or partner with another Agent (i.e. that Agent could help show property when I'm not available and I'd give a fee for helping?)

    Buyers agent requesting signed exclusive listing agreement (California)

    My FBSO house is under contract and scheduled to close this Friday. The buyers agent is asking me to sign an exclusive listing and right to sell covering today until week after scheduled closing with a listing commission. We already have separate commission agreement for buyers agent commission.

    Is there any legal requirement to sign this, and is this normal? Intuition is absolutely not, but wanted to double check.

    Should I go to college?

    I'm a second-level student in Ireland and am considering real estate as a career path. I am thinking of joining a local agency to begin my career. Should I get a degree, or just go straight from school to work? If I should, what courses would people suggest?
