[California] Expunged misdemeanor and licensing. Posted: 12 May 2020 10:33 AM PDT I'm almost done taking my courses. I'm gonna be applying for my license probably within the next few weeks. Main concern: I have a misdemeanor for possession of concentrated cannabis on my record. It has been expunged, but I'm aware it shows up on background checks either way. About a month ago, I applied at an assisted living location literally to scrub toilets. I had been forthcoming and disclosed my previous conviction on my application being told it wouldn't be an issue and they ended up not hiring me due to my record. I'm feeling super discouraged because if I can't even work scrubbing toilets, it might be likely I'll be turned down for a professional license. I've been working so hard over the past year trying to understand what was almost a completely foreign language to me (I had a baby over the past year, so I've been working at a slower pace) and now I feel like it has all been in vain. Is a “sight unseen” waiver standard protocol or is this sketchy? Posted: 11 May 2020 05:16 PM PDT I'm in the process of applying for an apartment in Philly. Due to COVID19, I'm unable to see the apartment. The leasing company wants me to sign a sight unseen waiver. Based on what I've seen online the place looks great, but are they using this waiver to cover a hidden flaw in the apartment? Or is this very standard? Edit: To clarify, they aren't refusing to let me see the place, I'm just not in Philly right now because I don't live there and I can't visit to see apartments due to COVID-19 [link] [comments] |

Thoughts/feedback around any of the following would be super valuable (and perhaps spark some interesting conversations as well): 1) What is your #1 pain point as either a buyers or listing agent? (first thing that pops in your head) 2) Would you ever openly compete with other agents to win clients in an online setting? Besides a potential commission discount, how might you set yourself apart from the other agents? 3) How easy is it to adequately prepare for an open house as a buyers agent? 4) Do you think the current home bidding process is efficient or would you be excited to see a more transparent, auction like style of home bidding?
