    I work for a big national brokerage, learning the ins & outs of lead gen has made me HATE this industry/job. I did not realize how "salesy" you have to be. The thought of calling everyone in my contacts and reminding them that I'm in Real Estate is just NOT for me. I got into this industry because I love homes, design, and I have a degree in Real Estate... but all of this cold calling/ forced contacts/ dialers / buying lists of names (my mom had Realtors calling her right when my DAD DIED to try and list her house..)

    None of this sits right with me at all. All the motivational stuff/tricks just seems very gimmicky.

    Does anyone else struggle with this?

    Edit- seriously no offense to people who are good at Lead Gen, I'm jealous! It's just not one of my strengths at all & being in this industry has definitely made me realize that.

    Sleezy clients.

    I just had a client get all the way to where he was ready to make an offer. I'm writing it up upon his request. Then I get a call and email from the listing agent. She sent me a screen shot from an email sent directly to her client. My douche ex client was trying to cut out me and also the listing agent. Clearly not understanding how this all works. I wish there was a client black list. To make it worse im new and it was literally my first transaction. Silver lining listing agent said she isn't going with ex client Bc of his sleezy practices.

    Seize The Market CRM

    Have any of you used the CRM 'Seize The Market?'

    I do marketing for a medium sized brokerage and our owner wants to focus on recruiting new agents. We are developing a plan and he stumbled upon this company called Seize The Market who says they will help us generate leads and recruit new agents. I've done some research on them but can't find a whole lot, does anyone have experience with them and could give me any advice?

    How do you get leads?

    Not a realtor, but someone I know is and I've been trying to help them the best I can. How do you go get leads for potential clients? My friend has a couple potential investors looking for a property, but they've been wishy washy and not really committed. These are family friends who have gone to them. They're not very outgoing and seems to be relying on a circle of friends for business.

    What would you recommend they do to get more potential leads? Especially during a pandemic when going out isn't really an option right now. TIA.

    Pre-Qualification Letter: Bank and Lender won't do it?

    Hi everyone,

    My husband and I are searching around to buy our first house. We're in Maryland.

    We're both picky and we've only seen one house in the past 6 months, so we certainly aren't wasting our realtor's time if we want to view something. Our finances are great but man...we have a hiccup.

    We want to get a pre-qualifying letter. A house we would like to see requires pre-approval to even make an appointment to see it, but honestly, we don't want a hard credit pull unless we know we want to make an offer (our credit is excellent and we're protective of it: 815-820 ish).

    Our bank and the recommended lender by our realtor will only do pre-approval. Is there something in Maryland that would deny us the ability to get a pre-qualifying letter? The lender says "They are the same thing and it will be a hard pull," but everything I am reading is saying otherwise. I feel like we're getting taken for a spin.

    Advice?

    Edit: Thanks. Went ahead and got pre-approved.

    Is this a career you can relocate in?

    In your opinion- is this a career that you can move locations in? If someone wanted to move to a different state every 5-10 years for example- is this a career you can do that in? Rating it on a scale of 1-10 I think would help clarify. 1 being extremely easy to transfer and 10 being extremely difficult. Thank you.

    Trying to time post-pandemic housing market

    Realtors across the nation (USA), quick question:

    We rented in the Boston/Cambridge area, and we're in the market to purchase a single or multifamily house over the next year in an area that historically has exceptionally high asking prices. What are your thoughts of the optimal time to seriously look? I've heard around 6-9 months from now with the idea that many people furloughed may no longer have a job to return to, defaulting on mortgages, resulting in significant increase in supply with poor demand due to economy.

    We're a small family, good income, but greater Boston's insane housing market has granted us limited options, so I'm praying this may actually cause prices to fall somewhat.

    Any thoughts as to when the best time to buy over the next year in a traditionally very hot market?
