Posted: 11 May 2020 01:05 PM PDT Hi y'all! Love this community,I am licensed in a state and I'm right near the border to our neighboring state. I don't have my license for that state yet, I am fairly new. If I have a buyer who wants a property over there is there anyway to work that deal on the buy-side if I'm not licensed there. A friend/team member IS licensed there. (Obviously I can refer out, but would love not to do that) the list agent on the property told me to have them write the offer and I do everything else. Posted: 11 May 2020 09:12 AM PDT Hey hope you guys are doing well during these times. Can any of you recommend a good training or some form of resource into how to close leads better? I feel that is a weak point for me and I would like to improve in this area. Thanks! [link] [comments] |

Posted: 11 May 2020 10:36 AM PDT Can I get unemployment? I worked 6 months in 2019 as a realtor but made no money as both my deals didn't come through until February. I worked a previous sales job before that for 3 months and made around 10k. I stopped all work once corona became a thing as I didn't want to risk anything with potentially giving it to my parents. I wasn't sure if I would qualify for unemployment or not for the reason I didn't make any closings in 2019. [link] [comments] |
Best ways to search for easement/encumbrances on a property? Posted: 11 May 2020 09:23 AM PDT Besides from county deed book, what are some other places to find if there is an easement or encumbrances on a property? [link] [comments] |
Do you see a benefit in automated Stacking Plans? Posted: 11 May 2020 04:22 AM PDT Hey r/Realtors! Recently I joined a new company as an Asset Manager and I needed to get an overview of tenants and vacancies in all the properties. The most obvious way for me was to create Stacking Plans in Excel - timeconsuming and not fun at all. This was the beginning of my journey to find a software taking over the manual work, and ended up building a tool for myself. My best guess was that, if anyone at all, Property Managers might deal with Stacking Plans on a more regurarly basis. The Property Managers working with us did not know of any service focusing on Stacking Plans. I asked in r/PropertyManagement as well and I was told that realtors are using Stackings Plans to present a high-level overview of the property to owners/ investors. This makes sense. So in case that other professionals are also looking for a solution to generate Stacking Plans from rent rolls, I would love to hear some feedback on Stacking Plan from you guys! Is this something of value to you? Also happy to hear about existing services you already use... Kind regards from Vienna, Austria :) [link] [comments] |
Posted: 10 May 2020 04:21 PM PDT Edit: From what I've heard here and all the red flags this is definitely a scam. Thank you for all the help I was considering buying this but something about this response seems off. Could anyone give me some foresight into how I should approach this situation? Or is this scam? Here's the email I received after asking about a mobile home on the property. Hello and thanks for your inquiry. This property is still available and is listed for $727. We consider this vacant land so if there is a mobile home or any structure on it, it's likely in very poor condition. We buy and sell all of our properties sight unseen and that's why we price low. The buyer has to do their own research. Our properties are priced low because we buy and sell them AS-IS so it is the responsibility of the buyer to do their due diligence before buying the property. We have very little information about the property. We are the owners/sellers. The only fee we have is a $50 transaction fee and the entire buying process is completed online and we can close the same day. Upon receipt of payment, we email you your new quitclaim deed. Please let me know if you have any specific questions. [link] [comments] |
How to avoid realtors with ego? Posted: 10 May 2020 02:05 PM PDT It's been my 2nd year and i noticed a few realtors got in my head i trusted them a lot and i respected them a lot and im totally new with no background but there is always seem to be a few realtors that brag too much and use their track record and rub against you and its really toxic and to be honest it makes real estate unenjoyable..... from your guy's experience and perspective or opinion how do you handle people like that? Also to make sure to avoid those people as well. How do you guys do it? [link] [comments] |
Has anyone taken Stephen Graham and MeetKevins real estate agent course ? Posted: 10 May 2020 07:57 PM PDT I want to know if it's worth investing in their course to better improve my real estate career. Has anyone taken their courses it's almost $500 each. Before I buy I want to know. [link] [comments] |
Is becoming a realtor a good job? Posted: 10 May 2020 07:22 PM PDT College seems impractical cost wise and the degree I want is not at all in high demand so I was wondering is becoming a realtor worth it? Like is it a tough BYU's I was you have to fight tooth and claw to get into or is it more chill than that, and is the money good? I do think I'd enjoy helping people with these big moments in their lives and getting to meet new people. Also are open houses as fun as I think they'd be? [link] [comments] |
