    Over the last few weeks I've sold like 4 houses which with COVID and the recession still going on I didn't think there'd be a boom. But yet there's been a boom. Is anyone else seeing this happening recently?

    Property survey

    When a property survey is ordered for the buyer, where the realtor orders it on behalf of the Buyer, who is responsible for notifying the closing attorney that a survey has been done and should be included in the title search? The realtor, lender, or buyer?

    Commission splits

    Preface: I love my tiny brokerage. It's essentially just me, my broker and a couple other agents who do less than 5 sales a year. I'm not even sure they do that, I just see their licenses on the wall.

    What I'm wondering is, what is a "typical" commission split? I've heard that at certain brokerages it's based on a flat percentage no matter what, or where the leads come from, and at others you retain all of your commission after you hit a certain earnings. I ask because, even though I'm getting fed leads, the commission split is 50/50. I've gotten my own leads and it's still 50/50, and my broker gave me one of her clients and required a referral fee of 20% on top of the commission split.

    Is this a normal structure, or am I being taken advantage of? I don't want to sacrifice future earnings even though I'm at a great place otherwise.

    Rollercoaster of discouragement

    Hey all, New agent here. I got licensed in IL March 2020 right before all the testing got shut down. I joined a board and brokerage April 14th, I'm now two months in with no sales. I spend more money on advertising and lead gen then I've made.

    Mostly I've been focused on FSBO, I scheduled 3 listing presentations. One flaked, continued to ignore me- finally answered me- they sold their home. They didnt need me. Another, was virtual- will not sell until we are past the final COVID phase. The last one I met with was so close to listing with me- but in the end decided to list with a local super hotshot with way more experience.

    I am still following up with all FSBO's and 30 percent of them have gone under contract. It's a little discouraging to know they were right- and can sell without me. I am also utilizing facebook and Instagram ads to generate buyer leads, with little success. Tomorrow I am going door knocking- then delivering fliers to expireds. I have a buyer consultation on monday, so any advice appreciated...

    I am really feeling like all of my effort is either futile, or I suck as a REA. I know most new agents have felt this way, I dont want to drop out... but how the hell am I going to pay my board fees in october );

    Is this legal?

    I own a bee removal service. A property management company in CA is saying we need to add 15% to the invoice and then pay them the percentage for their admin fee. I feel like I should bill property management for the proper amount and let them handle their own billing. It sounds like they are just ripping their clients off. Just adding them as vendors and paying them after they pay us sounds like a pain.

    Headshot or Not on Business Card

    Just putting in an order for new business cards, and have been debating about putting my headshot (what I've normally done) on them or not. I've seen debates online about not having the headshot on the card.. basically that headshots on cards is old school and you should go for a cleaner classier look. What do you guys think?

    sold my first house to a military family before Covid19 hit

    Just like the title says i sold my first home to a military family and now i want my niche to be just military, how competitive is this niche? From my experience they were very fun to work with, the buyer was on time, told me exactly what they wanted and didnt lead me on. Anyone on here that just targets solely Military?

    Constant Contact vs Mailchimp

    Anyone have a preference over the other? And why so? It appears Mailchimp has a free package if you're not sending emails out to a ton of people while you have to pay with Constant contact.

    Change of Career from Architect?

    I'm a licensed architect, and have been toying around with the idea of switching to architecture. I'm still doing research on what being a realtor entails, so forgive the perhaps ignorant question.

    Would being a licensed architect set me apart from other realtors and make a switch easier? Would I have a faster start in the profession?

    Considering choosing this as a career and I have some questions.

    Forgive me if any of these are dumb haha. I've never bought a house before so I'm actually not familiar with any of the process.

    1. Is this really as "easy" as it seems? Get licensed, get "hired," and you're on your way? (I'm not saying EASY, but simple?)

    2. What should I consider as far as appearances go? Like should I be concerned about my car? And what types of clothes and hairstyles should I have? (Am a woman lol)

    3. What is the day to day like? As in, will I have an office? What computer work should I expect? What supplies should I have? What goes into showing homes and having open houses and stuff?

    4. What should I have to be prepared in starting out? Obviously I'll need business cards and clothes, but what other things will be needed to have this as a full time career?

    Best Brokerages for experienced Realtor??

    I am moving back to Colorado and I am currently at a" boutique style" brokerage in AZ. I am licensed in both states as of now, but have a limited sphere(friends/family) in CO and am worried about getting new clients. I am wondering if anyone has any recommendations for joining a new brokerage. I know what I am doing and don't need training, just would be slow in getting leads at this point. I am thinking KW as of now as the split seemed reasonable , but would love some other thoughts!
