Posted: 17 Jul 2020 09:56 AM PDT Hi everyone, I'm a newer agent (1year) and have been working with buyers for 2 months now. We were in contract for a house but the inspections came back with too many repairs that my clients didn't want to fix themselves and decided to back out. We were in contract for $590k and it was a good deal, keep that in mind. Since we fell out of contract, they want to see everything under the sun. We've toured 15 houses and 4 more scheduled for this weekend. He's flopped between condos, older homes, semi-fixers, now he's onto new builds. This home is going to be for his college son and rent the rest of the rooms to his friends. After he's through college, he'll sell. Now, I don't mind showing my clients homes, that's my job! I like showing homes! But he's unrealistic in what he wants and also thinks everything has the same comp of under $630k, regardless of sqft, features, etc. He thinks he can put in offers at the price he wants and he'll get it. (For example we found a nice house listed for $670k, I admit it was slightly overpriced, but he put in an offer at $613k, it's a hot market of course it was rejected!) I know I'm a newer agent, so I don't feel that I get to be picky, so I'm looking for advice. This weekend we are looking at homes over $700k and he thinks they'll accept a lower offer based off his "comps". He doesn't listen to my data and I'm lost of how to help him. Should I drop him as a client? Have you dealt with this? I get tough and picky buyers are out there, I just need some opinions on how to handle the situation. Thanks!! [link] [comments] |

I think I need a tutor for math help. Posted: 17 Jul 2020 08:35 AM PDT I took a PSI Broker exam yesterday and was surprised that it had so many settlement related questions. I've been a Broker for so many years and the only HUDs I looked at was my own. Now, taking an exam for a reciprocal license I was surprised at how many HUD questions were there. I failed the exam and I'm sure it's because I don't know how to read a HUD. Does anyone have a guide or anything they can suggest I do to learn more on how to answer these questions? Taxes are paid in arrears on November 1. Closing is November 18th. Taxes are $2500. How are the prorations divided? Who gets a credit and who gets a debit and what are the amounts? I'm honestly embarrassed to say I didn't know how to answer this kind of question - and there was probably a dozen just like it. [link] [comments] |

Posted: 16 Jul 2020 07:48 PM PDT tldr; Knowing what you know now, what would you do different if you had to start over Backstory: I was a systems engineer in a solid company and I just wasn't happy. I had sold a house as a wholesaler and realized that I wanted to do real estate. So I got my license, moved to a new state and started. I'm working full time, and living off my savings. Now: I'm prospecting FSBO's but no listings yet.. A few previews, and 1 listing appointment that didn't convert. That kind of bummed me out, but I do realize it's a numbers game. My broker is a really nice guy, but I don't feel like he knows how to be a realtor, he knows how to be a broker so I'm not getting a lot of training or support from him. Going forward: I think it'd be good to try and find a mentor. Someone who is successful in my area and pick their brains on what seems to work for them here. Not sure how to find one someone who does a lot of business so that's a question. Can day to day rentals be listed on the MLS? Posted: 17 Jul 2020 11:11 AM PDT A client of mine was looking for a temporary house to rent. I look on the mls and find a property that said month to month, fully furnished $135. I would assume that the LA meant $1,350. Not too far fetched. So I give him a call and he turns out to be the biggest p.o.s. He begins talking down on me and acting like I didn't know what I was talking about. I had a backbone and said it was pretty moronic to have it listed in the confidential remarks that it's month to month but somehow you expect me to know it's day to day. I told him flat out, that's misleading and ldiotic to post a day to day in the MLS. He did have "hotel suite" in the public remarks though and how it's listed "on another site I can't mention on the MLS" (direct quote). So what gives? Are day to days allowed?? [link] [comments] |

Frustrated with having to pander to the masses? Posted: 16 Jul 2020 12:22 PM PDT Am I the only one that is more and more disenfranchised by the need for agents to "sell themselves" on social media? I understand fostering "like, know and trust" with video so the public gets to know your personality, I do. I just notice that in most other professions, people aren't snapping selfies of their "work" all damn day. Does anyone do research into agent's reputations and track records anymore? Seems like everyone just gravitates to "influencer personalities" and if you rather just do your job and be professional, it's not enough. I don't want to share my personal life and I don't have time to post 15 selfies showing property (also, who tf cares) and I just have such an uneasy feeling about how everyone needs to know everything about you (from who you vote for to whats your favorite restaurant) and I don't see this when it comes to other industries where there is a similar investment. For example, when choosing a doctor to operate on your knee, do you stalk his FB profile? When hiring a financial advisor, are you looking for them on Instastories to see where they took their kids this weekend? Why when looking for an agent to help with what is (oftentimes) the largest financial transaction of your life, are you looking for "content creators" and not looking at "producers" or even looking at their skills?? Posted: 16 Jul 2020 09:26 PM PDT Have a potential fsbo conversion use county data as far as the sqft measurement of his home. The county does exterior measurements in our area unless you make an appointment. So his square footage above grade is higher then it should be. The county also didn't know his basement is finished so he has it missing from total finished sqft in his fsbo listing. I am going to measure it for him. 1) is there a standard way for realtors to measure square footage of livable space or is it by local custom? 2) can you include dividing walls or is it just the square feet of each room and then add? 3) do closets count? 4) what are other common misconceptions and errors when measuring? I was wondering if there are any CRM's out there that allow you to group prospects by section, and then further organize them by a sub-section, and then further organize them into sub-sub sections. For example. "Follow up" is the section. "Door knocking" is the sub-section, "3-6 months" is the sub-sub section. So it would go follow up> door knocking > 3-6 months. Any ideas? I now want to sell/list my current home. We really like our realtor! He's been wonderful in helping up find the home we are buying. He's also a very junior realtor. Posted: 16 Jul 2020 03:14 PM PDT I was recently contacted by a marketing member at SetSchedule. The woman (or man?) had such a thick accent and low proficiency of the English language that the entire time I was on the phone with her/him, I thought she/he was trying to send me a referral. Long story short, it was a sales person asking if I wanted to join a program called SetSchedule, some marketing program that connects real estate professionals to leads for $2k a year. The salesman connected me to his 'sales manager' in Texas. Talked the guy down to $1.5k, but I'm still not sold on this thing. The Google reviews look fake, and no one in my office has even heard of it. He's calling me back tomorrow morning for my final answer, and I'm leaning more towards no. He swears it's urgent because I'm the only agent using it in my area (another red flag), showing me a map with all the agent users. I just want to know: Has anyone used/know of anyone who has used this? Is it worth the money? [link] [comments] |
Deciding on KW or local broker Posted: 16 Jul 2020 01:36 PM PDT I'm entering real estate for the first time and I'm looking between brokerages. I live in a pretty small town so all the brokerages know each other and our standard MLS/association fees come out to ~$1400 per year (prorated to when i join) The local broker has 50/50 split, uses Zillow and realtor to get leads, no desk fees, broker is willing to let me shadow him, and feed me buyer leads (which sounds great but I'm not sure the quality of these leads..(total 15 agents) KW, the pretty standard 70/30 split, has formal by the book training, $45 for office fees, but I haven't seen the broker at this market center.
