    Hey everyone hope you all are having a good day! I was on a team doing real estate in Canada so leads were passed to me but now I'm solo due to situation changes with Covid so I've been looking at ways I should approach advertising I'm hearing google ads can be pretty good, but wondering what site you guys maybe recommend that can help you get leads that are the most bang for your buck!

    Only looking for ones that would work being Canadian! Thank you!

    Any realtors in Tennessee?

    More specifically. Middle Tennessee, (Nashville area) if so. What's it like? I've been taking the online courses for the license exam. And once I get the license. Nashville area is where I'll be at, so just getting some insight on what it's like as a realtor in that area right now. Easy to sell. Hard to sell, typical $. Best brokers to work for. Etc

    Realtor/lender/builder gifts?

    Sorry if this isn't welcome. I've looked through posts and cant find what I'm looking for.

    Gift opinions, we are first time buyers who are building. Estimated closing is january.

    Realtor: Shes been in the business awhile but recently started her own company. We were thinking a metal business card holder with her logo or a yeti cup along with reviews everywhere.

    Lender: She has been awesome so far, thinking a yeti cup with her first initial on it.

    Builder: Due to covid hes driving around alot in his truck so he has paperwork everywhere. Thinking a nice leather backed accordion file folder situation so he could keep it in the door of the truck and easily carry it into the office to restock papers.

    Any thoughts and options are welcome. We are on a budget and want the gifts to be thoughtful and mildly useful. Thanks in advance!

    What is your relationship with your Regional Association of Realtors?

    Just curious what realtors think of their associations? I'm on the communications team creating videos for an association, and wonder if realtors even care about what the communications team puts out. And what type of content do you want to see from an association? You're not hurting my feelings being blunt, this is my job I started a few months ago, and I want to know some honest opinions.

    3% if closes on time, 2% if not

    I had a lot of issues selling my last home. It felt like the two buyers agents I worked with, were either too busy, or brought a client to the table that wasn't ready/prepared to buy a house. I had the first sale fall through after a month, the second one took 30 days longer than expected to close. I also blame my agent for looking through our offers and picking these subpar offers. My experienced realtor aunt in another state saw issues with the offers from a mile away.

    I am selling a property, would it offend buyer agents if I stipulated that: full 3% commission if sales closes on time, 2% if not (because of issues on buyers end)

    I recognize that the current situation makes things different than usual.

    How to provide a low offer without offending sellers in this market?

    Hi all,

    Curious on what others feel is the best way. Don't have this situation yet but in the chance that I do - is it okay to tell buyer clients if they really like a home that's out of their price range to provide an offer they think they can go with and just see what happens? Not sure if that's good advice or if that would just automatically offend the seller? Was thinking if they maybe attach a personal letter of why they think the house is a perfect fit for them that may soften it. Any advice for a situation like this?

    I went from a salary employee to contractor back in August 2019. The company I worked for hired me on a contract and I bill them monthly. I'm also trying to start my own agency business. That part was basically put on hold due to the virus lockdown etc.

    Here's my dilemma. I didn't apply for any relief because I'm still getting a monthly fee from my former employer (because of my contract with them). I'm now seeing mega churches getting millions. I'm seeing multimillion dollar businesses getting money. I didn't apply because I'm earning money. My partner didn't make a lot last year and got $1200. I didn't because of last years earnings. Why shouldn't I apply? Has anyone here applied? Thoughts and opinions are appreciated.

    Would you consider moving forward with this sale? What are the risks and benefits of this situation?

    our company has sent you on a trip to Nevada to search for and begin the process of purchasing an appropriate parcel of real estate on which to build a large mill making paper from recycled cardboard. After a week without finding a suitable site you strike up a conversation in a restaurant with one of the locals who claims to be a real estate broker. She says she may know of a parcel that could meet your company's needs. She also says that the owner just died intestate and that one of the possible heirs is in need of some fast cash. She shows you to property and it appears to be an ideal location with road and rail access running through it as well as a stream nearby for possible water supply. As you are leaving you notice that one sign at the driveway says "For Sale by Owner". Another sign says "Sheriff's Sale by Auction" and a date the following week. The broker mentions as she drops you off at your hotel that yours isn't the first company to show interest in the property.

    Cold Calling Script for Investment Properties (apartments) ?

    Hey guys - I work in CRE but got my license recently to do small 2-4 unit sales on the side. I've made 2,100 cold calls and have a contact rate of 5% (113). I've got about 15 solid leads that are warm/semi-hot. Working on trying to obtain two listings (formerly expireds).

    Would anyone mind sharing their insight about their cold calling script or critique mine? I don't necessarily read from a script, but I naturally vary between this:

    "Hello, my name is ____. I'm a real estate broker that specalizes in apartment properties like your property on [street name]. I have a handful of clients looking to purchase properties like this, have you considered selling?"

    Sometimes instead of saying I have clients, I'll instead say something like "I'm an active investor and broker in this neighborhood and I wanted to see if there's anything I can help with?" I then try to see if they will share any info on how the ownership of the property is

    I've found that when I actually get the real owner on the phone (seems like 30% of my numbers are accurate) 80-90% of people I contact immediately lock up after my intro. I bet it's because they hear I'm a broker. I don't take offense. Generally my warm leads end up responding for some reason why they may have thought about selling or stick around for a conversation.

    How could I improve?
