    We're selling our home and switching to an apartment. We are officially listing next week and we're in a seller's market so our realtor is saying that we should sell fairly quickly at our asking price. We are already eyeing a specific apartment complex that has everything we want and is in the perfect location. There is a waitlist and the first opening is in August. When should we sign the lease? I'm concerned that if anything happens to our sale or the deal falls through, we may be stuck with both a mortgage and a lease each month, which we cannot afford.

    Real Estate Apprenticeship question?

    I'm considering a job application I saw for a "Real Estate Apprenticeship" for ReMax. I'm a full-time college student going into my senior year this fall, and I am over half-way done with the licensing courses (plan to take the exam end of July).

    Knowing I don't have that much experience/knowledge of the field besides the coursework, I think an apprenticeship could be a good option for me for a few months while I'm still a full-time student?

    Some of my concerns that I hope are taken care of in the interview is

    1). If it's all online work due to Covid I have a hard time believing I'll learn anything of value

    2). I'm concerned I'm gonna get pigeonholed into some unmeaningful task, and not actually "shadow" an agent like they say in the description

    3). It doesn't say anything about compensation, but if I gain valuable skills, then it would be worth it.

    Do you guys have any advice for me on if this is a good idea?

    How do you handle your client’s anxiety?

    Hey, I'm a new realtor I just started shortly before Covid. Anyway, I have two buyers going into contract with a house. Both were very excited when I got a verbal agreement, but soon after that excitement turned into anxiety.

    one has an executed contract that I'm waiting for because the lawyers think that because everything was copied and signed so many times the quality of the contract is so bad that they need to clear it up to send it to banks. I explained this to her that it will be done any day now, and I will call her when it is and she still went behind my back to talk to the sellers agent about it who repeated what I said, called me, told me about the call, and asked me to handle her cause he is too busy with his own clients.

    The other, sellers agent just sent contracts to their lawyer, I'm waiting for a copy of it to get signed. Then in the home inspection we found that a lot of the electrical work is not up to code, and that there is a lead pipe for the water which is the service pipe and it needs replacement since it's not safe... So these are big health and safety issues that I need the lawyer to draft an addendum for, mind you, this revelation also came to a surprise to the home owner selling the home, and then this morning I get a text from my buyer with a list on little cosmetic things that the buyer wants the seller to repair or else they want out. I'm like, woah, let's handle this one step at a time and not overwhelm them into selling the home to someone else. Oy!

    Is this usual in real estate? I've never come this far in a deal before, these are my first two.

    Looking to begin my new career in TN

    Anyone who has completed online courses in TN, which provider do you recommend

    Also, is it normal to just put the hours in and test for agent and then work on broker down the line, or is it possible to work on both right form the jump

    Would a bonus room count as another floor?

    Have some restrictions in our plat that we are building in.

    One of them is that if a house is one floor it has to have a minimum of 1200 sq ft. If 1.5 or multiple stories it has to be a minimum of 1600 on the main floor.

    Would a bonus room in our drive under ranch count as a second floor?

    Lease to purchase questions

    My brother is a home builder and a custom spec house he built has now been on the market for almost a year. He was approached a few times about renting it and most recently someone asked about a rent to own scheme. I've never been involved in one so I'm hoping someone here might know how to structure it.

    An agent friend said that they never work out (the purchase part) so he should be sure to get a non-refundable deposit and any rent he collects is his IF they don't buy the house. If they do, he can give them credit for 75-80% of the money he collected.

    What should he do to protect himself and the house?

    What's an appropriate commission discount for family?

    I've been working with my sister for a few months to help her get into a position to buy a house. Put her on some credit cards to help her FICO, got her pre-qualified, found her a cpa to help with her taxes, etc.

    Now six months later we've found her a place. She asked me to give her 100% of my commission to her. I don't think that's fair given that a) I have to pay my broker and b) I've spent a lot of time working on this. I am fine with giving some discount but this seems absurd.

    Any suggestions? For context, the house is 600k new development paying 2%

    Advice on exam next week?

    Hi I'm scheduled for the real estate salesperson exam next week in California

    I took the courses a while back and couldn't schedule anything due to covid

    Now I'm trying to cram with the cram workbook I got and the cram videos from allied school.

    I'm just curious how the exam is and if studying for cram is enough or if I need to study my textbook all over again?

    Here's a link to some questions from Allied - I'm curious what other people think. I don't recall coming across this when I read through the cram book or study guides from them.

    Is staging a good idea?

    I am on a tight deadline. The sellers are living in the house and they got their own furniture. It is a little outdated. Do you guys think its a good idea to stage it? PS: we are de-cluttering the house, fixing stuff, painting and hiring cleaners.

    Texas real estate national exam

    So long story short I passed my state portion but failed my nationals 3 times. I just got done with my additional 30 hour course. Do I have to pay that $250 application fee again to TREC? It hasn't been over a year yet since I applied last time.

    Can realtors work under a different name than their own?

    I'm in NY and considering studying for my real estate license. I may be going in to this part time, and have another career with some degree of a public profile. If you google me, you exclusively see info on me related to this career, and I'd hope to keep it that way. Do realtors ever work using their initials, or perhaps a nickname?
