Posted: 24 Jul 2020 07:12 PM PDT Just got done with my pre-licensing courses, now I'm on to do my pre-exams and then exams. Just registered to get my fingerprints for my background check and the closest date was August 13. Just wondering how long I can expect to be able to take my exams and my license once I pass. However, when i take their practice California Real Estate Exams they are much harder and I am struggling. | Posted: 24 Jul 2020 02:32 PM PDT So I'm in a unique position than other people here. Got my license a few months ago and haven't closed any deals yet. I come from the CRE world and got my license to make some extra money (listings) and get closer to small apartment owners to buy myself or wholesale. I am focusing on prospecting 2-4 unit owners but will want to move into doing larger commercial deals ( < 15-20 units). If I'm successful in being an agent, I may even consider doing this full time. I hanged my license at a no name broker that only charges $1,500/deal and a small E/O and transaction coordinator fee. They're supposed to charge a $60/month monthly technology fee but I haven't been charged in the few months I've been here. The support is all virtual by email and it's okay, at best. They take half a day to respond to email/text questions and I don't have anyone to mentor me. Across the whole firm, I see only 5 transactions in my large county of 5m+ people in the past year with my current broker (and they are all very suburban low cost SFRs). Meanwhile, there are 40 transactions and active listings from eXp agents and a lot of these deals are in the areas I market in (although, only a few are multifamily). I'm working 5 potential listings from two dozen warm leads and have a feeling I will land one or two of them in the next month. These listings are $1-2.5m so I want to provide the BEST service that I can in order to close these deals and earn $25-50k (on the side of my day job). I've never sold real estate, so I know I am fighting an uphill battle competing against other my experience listing agents. I don't want to screw up and would love a mentor I can work with. I know there's an active eXp agent in my market that does a lot of apartment deals and I know someone out of market who used to be a commercial broker that is willing to help me out. If I do two $1.5M sales (a duplex/triplex in my market) I'd cap with eXP and pay $16,000 + the monthly tech fee of $85 (plus misc. costs). At my current broker, I'd presumably pay $3,000 and maybe my monthly fee if they ever charged it (plus misc. costs)? Obviously, $13k is something but it's irrelevant if I end up screwing up a deal because I didn't have a mentor to use or better support for marketing and transaction processes (i.e. at eXp). Well, I say "the business" but not really listing or selling houses as an agent. I've always been on the corporate side being the buyer for a large fund or an asset manager for another. But now, in semi retirement I don't like the idea of being linked with a firm that takes my money. So what are the pros and cons of doing things on your own? Who's done it and why? And who'd done it and gave it up and gone back to a larger firm? [link] [comments] |
| Posted: 24 Jul 2020 07:06 PM PDT I've had my license for a year and a half now. I've been on a team the whole time. I never interviewed with another broker or team. I just went with the broker and team based on a referral from a friend. Without writing a book, I've had 7 sales so far and only 1 being a lead from the team. Joining the team I thought lead volume would be enough to make up for the commission split but it's been the opposite. I've used up my savings entirely, and now have started a full time job in April and been doing real estate part time. I also have closed 1 and have 3 pending transactions since April. I haven't had any help from the team with attending home inspection or showing properties. I was suppose to have help but there's been none. The only support I'm getting is with contract questions, which is beneficial but I could be asking my office manager and saving 20%. At this point I'm happy with my full time job and doing real estate part time. Am I just not being grateful? Should I be happy with the contract help and give another year of transactions to get everything down? Or is it worth it to look for a new team? Or another broker? I'm paying for my own yard signs, Facebook ads, color printing, post cards and brochures. My business cards and calendars were covered by the team. I can't help but feel like I'm leaving money on the table. Generating and working the deal start to close, it isn't easy parting with 50% of the commission to the team and broker. The team also brought on another member that will be full time, so I'll be last in line when any leads do appear as a part time agent. My next question is, if I'm thinking of leaving, how do I do a better job of finding somewhere new? I'd like to keep my business as private as possible until I make a choice. [link] [comments] |

For both Transaction and Gestion. I want to follow the Real Estate Mogul thread. So I need to get my cards and work for a broker, first. I am looking for a broker, Now that I am enrolled into the degree. BUT I live in a small town without much activity, However the few realotrs I see looks like doing well. Should I move to a bigger city ? Both Prices and the level of Activity matter (I Guess) Thinking about moving to a more expensive market, Does it makes sense ? I live close to the swiss border, Prices are more expensive in Switzerland, Maybe I should profit from this differencial ? 3 choices :

I kind of like it because of the freedom and that I am my own boss. But I really want to invest in real estate in the future and buy rental house and stuff. And since I know about advertising and social media, I could compete with other realtors because I know way to advertise that they don't ( I'm not talking about every realtors btw, I just think that my skill could be good at it :) ) So since I'm 17, I thought that combining social media marketing with being a realtor could be a good idea. And since I went to retire in my early 30's, I only need to do it for about 10~15 years. But will the real estate agent market still be alive and will it will still be profitable to be a real estate agent in 7~8 years? td:dr : Will being a real estate agent be as profitable as today in the next couple of years? | Posted: 24 Jul 2020 06:22 PM PDT I'm looking to buy my first home in the Catskill/Hudson Valley area, and almost every real estate agent I've reached out to has said they're too busy/"at capacity" and can't work with me. One said he'd ask around but that his entire office is too swamped to take on any new buyers. I'm sure this is all a result of the deluge of city folks trying to get vacation homes or move out of NYC, but for people like me who have been saving up to buy a place for what feels like forever it's really frustrating not to be able to work with anyone. I know this isn't typical, but does anyone have a sense of how long this will last? Is there anything I can do to get an agent? Everyone I've called has been a dead end because they can't take me on. Short background: Senior in College w/ 2 years left due to dual program; experience with KW under an Agent as her Office Aide/Social Media Manager back in TX; tired of retail work for menial pay — looking for an upgrade to keep me through college and even afterwards for some years. Has anyone recently become a KW team member? Is it a good company to begin with in your opinion? After i get my license, I'd love to work under the brand, but the nearest offices around me are ~2hours away. I'm wondering if I would be able to either work under a broker out there from home, because I do have a small home office and technology available at home. Would this be a possibility, or would I be required to come in to the office to work? The realty groups around my town don't exactly seem...reputable, so I'd like to stick with what I know if it would work out. I'm also looking at taking my courses online through Real Estate Express (apparently Charles Barnes doesn't give you the book with the course — and express is half the price). | Posted: 24 Jul 2020 12:50 PM PDT Houses in my area aren't even on the market for two days. They're under contract in 36 hours or less sometimes. This has been happening for at least a year and a half. I have to assume it's the realtor's advice to the sellers to take the first offer. This is great for realtors, but is it really in the best interest for sellers and buyers? I understand realtors want to close the deal. As a buyer with a full time job, we don't even have time to see the houses and they're already under contract. It's there a disadvantage to waiting an extra day or two? Off the market in under 24 hrs isn't doing the sellers a service if the offers that come in over the weekend are higher. Can anybody help me understand this? [link] [comments] |
