    With the pandemic going around, I know it's not the best time to do it, but my bills don't stop for viruses. I recently had my buyers close on a home. Would it be a good idea to leverage that fact during door knocking, and then ask the home owners of they would like to know what their neighborhood is doing in the market? Basically door knock to provide information instead of pitching a sale. I feel like it's more wise to fish out clients by taking the "I have info, incase it's relevant to you" path. Also, the fact that I've actually worked the neighborhood with my buyers would boost customers confidence in my expertise? I haven't door knocked much before.

    Going to submit an offer but before I do....

    Hey guys, what are stages and phases step by step when you buyer want to submit an offer?

    I'm going to get the inspections and disclosures today for this property, I already know not to write an offer until I do comps on subject property and read disclosures.

    What do you guys look for the most in inspections and disclosures? How do you look for red flags or what is a red flag for yall? How do yall calculate costs? And how do you guys read disclosure? Everything? Highlight and notes??

    Buyer doesn’t have earnest money

    My VA buyer had to ask for closing costs of $6k from a seller. It was the first house we saw, and he was quick to make an offer. They approved the offer. He was pretty tight on funds, but we made the deal work.

    We've had several discussions of the next steps after an offer goes through—starting a couple weeks ago in person and then on the phone. He didn't seem to be paying attention so I always repeated it and asked if he understood the process. I told him whatever the seller's 6k didn't cover in closing, the earnest money would go towards closing and he'd get the rest back from escrow at the end of the deal. He seemed happy.

    When we pieced the earnest money together I suggested 2k on a 300k house. He said he would do 3k. I told him if he was comfortable doing that then we could, it would show commitment. I repeated that 2k would be fine but he seemed confident about his financial situation.

    Now we are within the window to deposit the earnest money, and he said he'll have $100 left in the bank until he gets paid on Friday. Earnest $ needs to be deposited tomorrow. He said he might just walk from the deal. We can do that since we are in the 10 day inspection period.

    Besides me needing to have a talk with my client about the importance of committing to a deal, what is the best way to help this from falling apart? Right now I am thinking of asking for an extension to earnest money, until he gets paid. If my client isn't ok with that, then rewriting the deal for less earnest money. And then the last option would be to walk and have a serious discussion about what my expectations are if we put an offer down elsewhere.

    He was a referral and we only met once before the showing of the house. Do I blame myself for not qualifying him, or his loan agent? I had asked them if 3k was good and they said no problem (I assumed they checked his assets)....

    What do ya'll suggest otherwise?

    Am I getting bamboozled?

    Finally after months and months of searching, my fiancé and I have finally found a house we are in love with. Our good friend is our realtor. We made a full price offer on Friday around 7pm. The LA has been claiming email issues and literally just got the documents to the sellers yesterday around 4pm. Literally every day this weekend we have checked in with this man, and he has given some kind of excuse. Yesterday we were supposed to have an answer by 5PM that's what he told us Sunday. Here we are day 4 and I still have no idea what is going on. Is this man stringing us along? Waiting for better offers? Or does he just not care enough to be efficient? I have been losing sleep over all of this and I literally want to hulk smash something at this point.

    Referring Myself to a Realtor

    I have a real estate license but I'm in a sector of real estate where I don't need it. Just to keep the license active, I have it hung at a referral network. My wife and I are ready to buy a house and want to start interviewing buyer agents.

    One of the things they advertise at the referral network is you can refer yourself to a buyer agent. How will a buyer agent view this if I refer myself to them and take a cut of their fee? I'm in a very hot market and looking in the $800K-$1 million range. We've lived here 2 years and will be leaning on our buyer agent heavily to find us a house. We want a quality agent but I don't want the agent to be put off by the referral network taking 20% or whatever of the fee.

    How do Realtors view these self-referrals that come in?

    tl;dr: Have a RE license I don't use parked at a referral network. How do agents look at self-referrals from licensed buyers?

    Update: appreciate everyone's insight. Sounds like it's common practice to ask for the commission credit. Any insight on selecting a buyer agent? My plan was to reach out to agents who have previously sold houses I really like.

    Need lead generation ideas that make sense in a pandemic

    My fiancé has been a realtor for three months and hasn't set an appointment. I work in marketing so I'm helping with his website and paid media, but it's starting to get disappointing.

    Door knocking is out because I'm in a state absolutely ravaged by the pandemic. Any tips on how to generate leads when you've got nothing, limited budget, and in-person networking is limited? We're trying anything and any advice is appreciated.

    Things were doing: digital marketing, he's bartending at a local joint (bummer for his covid exposure but we've got bills to pay), socially distanced church, and currently organizing a local no-contact food drive.

    How did you level up your business?

    I am moving into my second year of real estate. I am very happy with my success this far, but want to produce at a higher level. More experienced agents that had good early year-over-year growth, what lead gen did you do to get there? What advice for second year agents do you have?

    Help establishing a commission rate

    Maybe this is for a multifamily Broker who does large sales. How do you figure your commission? Is it stepped depending on volume? In other words, $1 to $1 million is 6% $1 million to $5 million 4% $5 million to $10 million 3% etc.

    How would you price a $11 million deal?

    How to get involved with builders?

    Hello all,

    I've been in real estate for about a year now and I want to transition to working exclusively with new construction/builders. How should I get my foot in the door in this? The first tactic I had in mind was figuring out who the new general contractors/builders are in my state (NC) and marketing myself to them and see if they bite. Maybe some of y'all might have other ideas/successes you can share? Thank you!

    Been with an agency for 5 months. Zero sales, not even an appointment. Need advice.

    So I just recently started my real estate career with a big name Brokerage that does offer online training but not much for in person at the moment, probably because of Covid.

    I've tried letters locally, Facebook and social media messages, have a list of 3000+ unique leads and I can't even get a listing appointment. The only thing I haven't done much of is cold calling. What do you guys recommend?

    Co-Op Only Offered on Day of Open House?

    Ran into a listing with something I've never seen before and I'd appreciate some opinions from the Reddit braintrust...

    My (buyer) clients found a place they're interested in seeing from one of my daily emails I'm sending them. I don't review each and every listing included on the list, of course, until they see something they like. This particular home has a $1 co-op listed in the private section of the MLS but it states "Co-op offered on day of open house" which is this coming Sunday.

    I have already emailed the listing agent to inquire further but perhaps one of you can interpret this? Needless to say I'm trying to make sure I'm getting paid for bringing the buyer and doing all the work that entails before we even go view the home. I would personally rather tour this home privately with my client due to Covid and every other reason and they feel the same so none of us are inclined to attend the open house. TIA!

    Has anyone created a google business account? Signed up with their team leads google domain email. Then tried to switch emails later?

    Relatively new agent. Joined a team and my team lead offered me a Gmail through his domain name.

    I'm preparing to leave the team as I want control of my career and data.

    I went to change my google business account. And it says you can not change from initial email address. What the fuck!!
