Anyone leave corporate life to be a realtor? Posted: 02 Sep 2020 11:15 AM PDT Hey all, I currently work in corporate finance. Love the stability/salary, but I just really don't find it very interesting. I've always loved real estate, and urbanism/neighborhoods. I live in Chicago, and have flirted with going into Urban planning, but don't want to just wind up getting stuck at another desk job with a more interesting paint job. Does anyone have experience using realty as an exit opportunity from corporate life? Does a degree in finance/experience give anyone any special legs up? PA State Real Estate Exam Tips? Posted: 02 Sep 2020 07:06 AM PDT Hi there! I'm only a week out from my state exam here in PA. Does anybody have any tips/must knows going into it? I know PSI had a mock-test to take, if anyone has any experience with that please do share. Quite nervous for the test, it's been 5 weeks since I passed my last course exam due to no testing openings. Nervous that I didn't retain enough. If so how do explain the benefit of working with a agent who has their GRI versus someone who does not? Reason why I'm asking is because I have to do my 90 hours of SAE and I'm thinking about getting this designation since it will satisfy the full 90 hours, but just want to see if there's really a benefit(besides the in-depth education) when it comes to clients. What is the best option for an overseas realtor? Posted: 02 Sep 2020 11:44 AM PDT I am a partner in a real estate business overseas but I live in the US. Many of our clients are asking about purchasing RE in the US so I was wondering if it will be worthwhile for me to get my RE license. I live in CA so RE is very expensive here and may not be the best fit for my clientelle. I think they would prefer to buy properties in the 150-350K range. What is the best option for me: Do I become a realtor in CA and then refer business to realtors in other states? Not bother with the licensing and partner with a nationwide real estate firm to service my clients and do a commission split? (is this allowed) Would it be better to register my overseas company as a US RE broker instead? What are the costs associated with this Any other better options? Thanks in advance for any input. The cost is $5k for 3 months with ad spend included. They say the average realtor that uses their service closes 2-5 deals in the in 3 months. We're with eXp, which I really like, and I am getting some great training but I'm not getting any leads and I'm now getting the same work my sphere crap I got from Keller Williams. I want to start making a lead gen machine but I'm getting the vibe the team's model doesn't line up with how I see my business. Am I being impulsive? Recommendations on broker prep course? Posted: 01 Sep 2020 08:56 PM PDT Hi I already have my California salesperson license. I'm interested in getting a broker's licensee in CA. I've used allied before as the pre-licensing course. I realized allied isn't the best for exam prep - they're just good for getting the certificate. They don't teach you any tips or tricks or what to expect on the exam besides "just know everything." Do you have any recommendations on broker courses, especially ones that have exam prep as the focus ? I used prep agent for my salesperson license and found it much more intuitive and easy to prep with them than with allied. They don't have a broker course so that's why I was wondering if there are good online courses for the broker exam? [link] [comments] |
How can I trick my (multi-billionaire Hong Kong) landlord to not raise my commercial lease's price? Posted: 01 Sep 2020 11:24 PM PDT I run an essential business in Hong Kong. I lease 900 sq. ft. for $20K USD/month. 1 USD = 7.8 HKD. I already included the "Management Fee and A/C charges" at $3 psf/month. Moving isn't an option, because even after this rental hike, this premise is the cheapest. HK's real estate tycoons control all the real estate. My multi-billionaire landlord want to increase my lease by $5K USD/month, notwithstanding the political protests, COVID19. How can I (legally) gull them into keeping my lease price? I'm thinking of creating another email with a fake name, to pretend to be interested in the current premise. Mortgage Person Email - Appraisal Appeal HELP! Posted: 01 Sep 2020 05:48 PM PDT Is the below rationale by the appraiser correct? Appraisal appeal. I honestly feel after reading this the mortgage company, mortgage insurance company and appraiser are all in bed together. Like a serious love triangle that I don't get to be part of.... "Just to temper expectations, the three pending sales won't be useable as they need to be closed sales. There's about four comps that are NW of Xxx and five miles from our property that I don't believe the appraiser will consider. Two of the appraisers comps were about 2.5 miles aware from our subject, while the other four were less than 1 mile so five miles will be a stretch for the appraiser. 1 banana lane is a six bedroom property so that will also be out. Only 2-3 of these are what the appraiser will consider as "solid potential comps," and keep in mind that the appraiser also felt justified in his value through comps that were less than 1 mile away that have settled in the last four months. I reminded the appraiser in my appeal that this was in a multi bid situation and the appraisal is meant to support the home value. As a consumer Ralph, you don't see these often like Rich and I do, so I'm just trying to educate you on the various factors at play so we have a realist expectation. Let me know how else I can help!
