    Days after RE/MAX rescinded a job offer to a former Rochester, New York, radio host fired for on-air racist remarks, another local brokerage offered her a job.

    Back in June, Kimberly Ray was fired from the local 95.1 WAIO-FM show for repeatedly using the N-word in reference to the Black Lives Matter protests in Rochester that followed the May 25 death of George Floyd. IHeartMedia Rochester fired both Ray and co-host Barry Beck after an on-air discussion in which they referred to protesters as thugs and Ray asked whether protesters were acting "N-word-ish."

    Realty one vs KW

    Hey guys Curious if any of you are currently or have been joined with realty one group or Keller Williams! I'm a brand new agents interviewing different places right now and I'm torn between these two.

    I keep hearing KW has KILLER training. But the local realty one brokerage seems to have a similar structure (assigned mentor, weekly class, etc)

    *Side note - also really intrigued by Exp but I'm in a small town and there's nooo offices which is discouraging for me.

    I'd really like to hear anyone's experiences.

    *edit: I interviewed both already plus a third one that I already disqualified. I'm still torn

    Seller client from Hell. Help!

    Good morning!

    I am posting this morning in hopes that I can get a little advice on a situation that I am encountering with the Seller of my listing.

    The property is in South Florida.

    The property was listed on the MLS on Monday, Sept. 7th. Since then, we have received five offers. Two of the offers were at asking price, and two were over asking price. I've made several attempts to reach the Seller; however, I have not received a response.

    If I continue to not get a response from the Seller, how do you recommend I proceed?

    Are drone shots really important when it comes to photos?

    Just curious to hear from people who list/sell higher end homes. A professional photographer our firm recommends does outstanding photography but drone shots aren't offered or available. When listing a $500,000 home on two acres don't you think it would be a good idea to have a drone shot or two or a drone video?

    Need some help with questions about selling a house.

    So I am going through a divorce and was told to sell my house and split the proceeds with my soon to be ex.

    The situation, my ex is very difficult and is not helping. She has never paid a dime to the house, but I bought it when I proposed to her so it doesn't matter, she is entitled to half. It has been on the market since feb but lost three buyers to covid. I also lost a house because it was contingent on the sale of mine.

    At this point I want to move on. So I am proposing to buy her out. We are trying to not include lawyers as they are draining us, but will have them do the final number

    Our realtor is a friend of mine and I told her my intentions. She told me to go for it. My ex treated the realtor like crap was nasty and I feel bad about it, so I will pay her cash for her help. She is tired of the ex wife's mouth and actions.

    But, my house was for sale at $255k. Because I have to refinance and do title work it is basically a sale, but without and agent. How would I calculate commissions as I want to deduct that from fair market value. And take the price down from there for all repairs. Needed. ( ie some electrical, some plumbing a door etc).

    So "if" it some for $255k I would pay her around $15.3?

    Because I won't be able to pay her that much and she knows but I want it to seem as if I did to the ex. Again I will take care of my agent in cash.

    My ex wife does not work, and is struggling financially so she wants this sold ASAP which is why I want to get a number and get it back to her ASAP

    I am already approved, and have cash saved but want to do this asaP

    Active license, now what?

    I recently joined a broker and had my license activated, joined the MLS, all that good stuff.

    Now with all these new resources and marketing ideas, I'm not sure where to start. I would like to send out postcards targeting my farm area, I have set up my Facebook page, I want to buy FB ads but I don't have any listings to advertise yet? So not sure what to post.

    I recently moved to my area so I don't really have a sphere and I'm pretty much starting from scratch. What did everyone do first, how did you guys get your first leads?

    I guess I'm just looking for advice on what worked for others, and where to start. I feel like I'm harassing my mentor lol. Any advice would be appreciated!!!

    How do you deal with clients that think they know better than you?

    I've been having a lot of this lately. I understand that a home sale is stressful but I just don't understand why someone would hire a professional to do a job and then second-guess everything that they do. I'm talking about the people that want to proofread the MLS description, not take your advice on home repairs, etc. It's frustrating.

    Good Faith and Fair Dealing?

    What does it mean that a licensee owes a duty of good faith and fair dealing? If my firm is marketing a property to an entity and then I buy from the owner to convey the property for less than I was marketing, wouldn't that just be buyer beware?

    Door-knocking during COVID

    Experienced Agents after choosing your brokerage what was the next step you took to success?

    Right now I am still choosing a brokerage that will fit my needs. One of those needs that I believe to be important would be the contracts part of real estate. And I really do not want to mess this up. But how did you learn contracts, were you self taught, or did your mentor teach you? If you have any advice on contracts please let me know. Thank you!

    Hey guys so I'm ready to take my salespersons exam in California and I was wondering if I did the whole process correctly. What I did was gather my certificates and the salesperson exam application and a check for the exam, and mail it to where it says on the DRE website. It's been a couple weeks and I'm wondering if there is a better way of applying for it online or something?

    Name change for real estate?

    I just got an email confirmation from the state's real estate division stating that a DBA will not work in my case (I'm going to be an agent with a national firm, not owning my own real estate business) and if I want to operate with a different last name I'll have to change it legally.

    I'm not opposed to a legal change (my last name has been difficult to say and spell since...well, forever) but I wanted to first get your opinions on this. Does having a last name that's a) easier to spell, b) easier to say, and c) have a nice ring to it drastically help an agent in their career? Will it make doing business easier enough to the extent that it'd be worth the headache of updating the driver's license, passport, credit cards, bank accounts, etc.? What's your take?

    Giving Real Estate a Second Try

    Hey Realtor Community, quick background on myself, I became a licensed agent last year around March. I chose the cheapest brokerage I could find, which was a big mistake. No coaching, scripts or proper training. So that pretty much made me burn through all the money I had saved and I closed 0 deals which Is mostly my fault.

    I recently turned 22 and I feel motivated to get back into the business. I'm going to a brokerage tomorrow that might be the one. They offer role playing, scripts, and the training I was looking for. The splits are 80/20 and I would cap at 12,000$.

    What else should I ask the broker or look for? Any suggestions or advice?

    Question on broker license

    My state, Mississippi, states that in order to become a RE broker one must: Broker applicants with 12 months of sales agent experience must complete 120 hours of broker pre-licensing education. Applicants who do not have previous sales agent experience must complete 150 hours of broker pre-licensing education.

    I can only find 60-hour pre-licensure classes and CE classes.

    My question is can CE credits be used to qualify for the 120-150 hour requirements.
