    Background: This should have been an open and close cash deal, however the sellers and listing agent were extremely hard to get ahold of, unresponsive, and a 10-day deal turned into 2 months to get closed. I did get our brokers involved and the selling agent's broker not only did nothing, he stopped answering my broker as well. I got my buyers every single thing they asked for, including a price reduction for issues in the home when the property was being sold "as is." They pestered me every day for those 2 months asking when we would close and what the wait is. My clients (buyers) and the sellers finally signed everything to close, and then when the time came to transfer funds, my buyers completely ghosted—stopped responding to calls, texts, emails from myself and Title.

    So the deal fell apart and I heard nothing from them, until now. The buyers just texted me 4 months later to ask me to send them any properties I find to their email. How would you respond?

    Realtors and wearing Airpods during appointments

    Accessing New MLSs

    Hello!

    I'm a fairly new Realtor--coming up on 2 years, but with only 4 deals under my belt. I mostly work for friends and family, and I have two dear friends looking to buy a home in northern Arizona. I currently work in the East Valley, and am a member of WeSERV, AAR, and NAR.

    I know I have to buy into the MLSes to show them homes up north, but it seems... a bit ridiculous. I can see the homes and info on HomeSnap, but apparently my ShowingTime ekey won't work up there unless I pay these associations. Furthermore, my friends are batting around Flagstaff, Payson, and Pinetop--which all belong to separate Realtor divisions. (NAAR, CABOR, and WMAR, respectively.)

    I guess my question is, has anyone shown outside their region and went through this? I'm VERY familiar with northern Arizona--as a native, I take weekly trips up north for fun, and have read up about local differences between Valley homes and homes up north. My friends have had bad experiences with Realtors in the past, before I got my license; they're kind of scarred, and I really wanted to give them a good experience this time...

    What do you guys advise? Can you tell me the process of buying into new MLSes? Have you had this experience before?

    Question about splitting referral fees between two brokerages

    Hi all,

    Apologies if this question has an obvious answer -- I've googled but haven't yet found it.

    I am newly licensed but haven't yet chosen a brokerage. My friend (who is licensed in another part of the state) and I have an idea for a niche referral network within a very specific community we're members of. (Don't worry, no Fair Housing Act issues).

    We will have general referral contracts with each agent in our network and we would like to split the referral fees we make from each referral between us... but how would this work under separate brokerages? Do these contracts need to be between three brokerages -- mine, his, and the one we refer to? Or is there a way the contract can be between just his brokerage and the one referred to, and his brokerage can pay out to me?

    Also, what is the standard slice a broker would take from a referral fee?

    Probably stupid questions -- I apologize. Again, I'm a newbie, and I don't have a broker to ask these to yet.

    Unicorn Clients, they exist.

    I'm more speaking to agents who have done over 30deals or > 4yrs in the business. Who served every sort of client.

    I'm in a hot market, been hot since 2016. Everyone in the city and their cousin thinks they know about real estate, negotiating, paper work, clauses, conditions, and the market. Because, the news.

    Most clients love to control the process, a process they know nothing about, it's because I do this full time and they don't- it's quite simple, they have zero experience. It's just a repetition game. The more reps, the better you get. Not bragging.

    However, once and a while there comes a client who is a unicorn, they listen, is coachable; and follows through. Thus leading to them getting their first offered property at a good price, which ends up always; cheaper than a non-unicorn client will achieve.

    The non-unicorns, they never listen, it's fine, I get it, it's their life savings. In my market, I've never had a client who drove the negotiation process that has won their desired property. This process happens a few more times until, when their self-esteem is low, I enter with the sales pitch of; STFU and hold my hand.

    Seriously. If you've listened from the first property, we wouldn't be trying for your 3rd failed property. And the market has appreciated in value (almost always for the past few years in my market). Thus leading to a more expensive purchase in the long run.

    I get it though, everyone thinks realtors want to maximize their profits. And some do. Some only look at the deal. While good agents, look at the next 5 deals with you. Good agents know that word of mouth marketing is the most valuable and priceless and most expensive achievement.

    Good agents don't max their profit, simply because, well as a buyer agent, how TF am I suppose to advertise that I won a property at 200% over asking price??!!

    TLTR/: keep working. Unicorn clients save money, all other clients end up paying more. Find a good realtor and listen.

    My real estate course didn't require waiting 18 days prior to exam

    If I submit my application to the Dept of Real Estate, you think they will notice? In California your course is supposed to make you wait 18 days to take final exam for each course.

    Ohio realtors?

    Looking to start Hondros soon.

    Was wondering if any fellow Ohioans have any advice for me. (Columbus specifically.)

    Should I start building relationships with brokerages? I saw KW is looking for agents, but from searching this sub I am getting conflicting responses on them.

    Also has anybody done Hondros recently? I know it's all virtual now due to COVID.

    Study tips/Real estate exam Outline (TX)

    I have finished the courses for the Texas real estate exam and was wondering if anyone could share how they prepared for the exam. Did you study from the course you purchased or use another method? Personally, I think an outline would be more concise, but I'm open to any suggestions. If anyone had advice on where I can get one/purchase one I would appreciate it too.
