Posted: 23 Sep 2020 08:13 PM PDT I get a call today from a client that I have sold several houses to that is working on renovating one of his recent acquisitions. He says "Did you put this house on the market?" I said "No, that usually requires your consent and some signatures." He said that a few people have stopped by asking if the house is still for sale and how to go about buying it....... I go on the internet and there it is as a ******* "pre-foreclosure" and when I tell him that, he is in WTF mode. He just bought it a few months ago, it is paid for, why would it be a pre-foreclosure? I talk him down off the fence and explain that Zillow is garbage for information. I hate Zillow. [link] [comments] |

My original plan to get clients was to do open houses for other agents, networking events, utilize social media, etc. Social is still there, but in the age of COVID, networking events are out and open houses are by appointment only (agents will likely not need anyone for coverage). Starting out as a licensed assistant to learn the ropes. Posted: 24 Sep 2020 12:08 PM PDT I hope this isn't a frequently posted question, I couldn't find any specific advice on this in the subreddit. I'm a 32 year old guy in Denver with a Marketing BBA. I very recently passed my real estate licensing test. I am aware of the large failure rate in this industry and how hard it is to be successful. I am not treating this as a second job, I am trying to dedicate all of my energy and efforts into being a successful real estate agent. I learned the course material backwards and forwards and passed both tests with flying colors. Also, I've been reaching out to people I know in the industry for advice and spending free time walking around different areas of the city and learning as much as I can about the market. My goal is not to make money fast. My goal is to be a competent, set up for success, and be the most prepared I can be. A few of my friends in the industry said they started as a licensed assistant. I imagine starting this way would show me what doing this type of work actually looks like. Also I would learn how to write contracts, show open houses, negotiate, and all around build confidence and skills. The ability to bring in an hourly wage is also attractive instead of beginning a career that could leave me with no income for quite some time (although I have been saving for this endeavor and could comfortably live for 6 months with no income). On the other side of the coin, I am aware that the market is very hot right now. I have been told by people in the industry that there no better time to start this career. I'm not sure if I should strike while the iron is hot and dive right in, or if becoming a licensed assistant will better set me up for long term success. Posted: 24 Sep 2020 10:37 AM PDT Hey guys! I'm just anxious and needing advice. My husband and I are putting our house on the market in order to move into a new construction. We've been placed on the waitlist and when the new lots become available they'll contact everyone in order on the list to see if they're ready to sign a contract. Problem is, we have no idea where on the waitlist we are, how ready the other buyers will be, and if they'll even have enough lots to give us a chance of getting a home. Has anyone else been in a similar situation before? How did it go? I'm sure a lot of people will fall off because they're probably feeling like me, but I don't want to go through the headache of listing my house just to back out because the waitlisters got to sign contracts before me. We bought a house a few weeks ago, it is marked sold, but the interior photos are still up. My realtor doesn't know what to do. I don't like the inside of the home being public record. How do you stay motivated? Focused? Posted: 23 Sep 2020 02:40 PM PDT Hey there everyone! First time posting here - hope I don't catch slack for my name. lol. The title basically sums up my question. How do you stay motivated and keep pushing forward? How do you prospect & follow up a few hours a day, 4 or 5 days a week? Has anyone run into issues staying motivated and focused on the task at hand? If so, what do you do to solve those issues and get back in the zone? Here's a bit of my back story - I'm a first year agent (27/m) who's done relatively well, at least for this part of the country. I'm in Fort Wayne, Indiana and I've sold about $3,000,000 since January of this year. Around 15 sides. It's not even the fourth quarter and I've made enough money to live and support myself (cost of living is low here) but I've been wasting so much time because I'm just not motivated to hit the phones and talk to people like I was the first few months. If I wouldn't have slacked off on all of my marketing, prospecting, and follow up, I could have added at least another 5-10 transactions to what I've already done. I've tried time blocking, improving my habits like getting my sleep on track, eating healthy, lifting weights - it's just that when the time comes to actually do those important things like following up - the motivation just isn't there. I can always find something else that I prioritize over those important things or I screw off on facebook... then the leads start to pile up and the follow up I was supposed to do gets piled up and it just seems like a huge task that's hard to dig into. I've worked with a steady supply of buyers and sellers but it's all the low hanging fruit that didn't take much effort to secure. I keep beating myself up because I KNOW I can do better. I'm starting to think there's something wrong with me or that I'm experiencing depression and anxiety linked to the expectations I put on myself. It feels like a loop. I expect big things for myself and I know I'm capable of doing them, I slack off and don't do them, then I beat myself up for not doing those things. Hell, three years ago I was an IV heroin and cocaine addict who couldn't hold down a real job - now I've been in recovery for three years, life is great - I just have no motivation as far as work is concerned. I want to do well, I know what I have to do - there's just so much anxiety and I put so much pressure on myself it gets hard to pick a point and just start and dig into it. I'm in a rut mentally and emotionally and I don't know how I can start to get my motivation back. It feels like this started a few months ago when I was juggling 8 sides, negotiating inspections and all that fun stuff, and I was super stressed out. That's when prospecting and follow up started to get difficult because I didn't want anything else on my plate. Now I have 2 pending transaction worth about 550,000 and a listing going live tomorrow and the listing client will be buying too but I'm finding it hard to pick up the phone. Now, it's like I'm worried that will happen again even though I've made plans and set up systems for when I get that busy again. In my head I should always have that many pending transactions. It's not like I'm handling everything on my own either - the company I work for provides a closing coordinator to help me. Am I being to tough on myself? - breathe dude, breathe - [link] [comments] |
