    Hi guys, I plan on closing on a house soon and wanted to get a thank you gift for my realtor as he has put in a lot of work to help us get our house in this crazy market. I know many of y'all would think duh that's his job and maybe it should be the other way around but I really wanted to thank him and get him a gift. Do y'all have any recommendations for gifts or would like to share any gifts that your clients gave you that you really liked? Any ideas are appreciated!

    Seeking advice on managing work and personal calls on my cell!

    Hey realtors,

    Those of you that use your cell phone for your business, what's your preferred method of doing so? Right now, my personal cell is my contact number for my business as an LO, but it can be a bit maddening at times. I've considered getting a second iPhone, but I'd much prefer having just one.

    It would be nice to have a different number/voicemail etc and keep the two separate!

    How do you go about this?

    Looking for a long term solution that will make things easier, and not be another headache.

    Interesting article discussing Opendoor & Zillow testing the market for lower buyer's agent commissions. As a newer agent I will chase any possible deal/lead, but I know some older agents and different markets where this would not fly.

    Something doesn't feel right. Advice needed.

    Hi everyone!

    I've been feeling pretty low the last couple of days. The market was frantic these last 4 months and I finally have some down time (I forgot what that was)! My team leader and I (it's just the two of us on the team) have closed a LOT of deals during that time, and I felt really good about it.

    But I don't anymore. I'm working on this one deal where I brought in the buyer, a million dollar home. We're closing very soon and it's going to be my biggest pay check since I got my license and joined the team, 2 years ago. We're splitting 50/50... but he will get the credit on MLS.

    I'm feeling down because I'm realizing no matter how hard I work, I don't get any recognition for it. If I were to leave the team, I'd have to start from scratch as no one would have any idea who I am!

    Also, please take a look at our commission split agreement and tell me if it's fair:

    15/85 split on all transactions (When he brings the buyer or seller... though sometimes I've been in charge of entire transactions from A to Z and only got 15%!)

    50/50 split if I bring the buyer (cannot come from his lead sources)

    He pays for all my fees though (for now).

    I started out as his assistant doing paperwork and contact management but within a couple of months, I started working in the field, as he was gone quite a lot. I was on a fixed salary for over a year, making just a little over what I used to do as a receptionist.

    Needless to say, this year has been pretty tough, with the pandemic. My state was closed from March to May and our buyers stayed put. I had just started being on commission too! I didn't have much savings and I went without any income for two months.

    Then from June to October, it's been crazy busy, to the point I thought I was going to burn out. I need to point out I have a 4 year old child, who hasn't been to day care since March! So I have two full time jobs, and I feel I'm running on empty.

    I read a few entries on the real estate newbie mega thread and someone said a team leader should provide mentoring and leads. I'm just flying by the seat of my pants, just like he is. Everything I've learned is by making mistake after mistake. I sometime wonder if I wouldn't be better on my own.... then again I'm not good at lead generation!! I am introverted plus I don't have a sphere of influence. I moved to a new town 3 years ago, so I'm solely relying on my leader to bring in buyers and sellers.

    Thinking of starting but not sure

    At the start of my school year, I realized I had a lot of free time and decided to pursue my real estate license. Currently, I'm 1 step away from getting my license (sending my state all the required documents) but I'm having doubts. I realized that I don't have as much free time as I thought I did but I still want to keep my real estate license and start when school ends. What should I do? I don't want to waste a bunch of money by joining a brokerage and paying all the fees and things related to that.

    Single family in Cleveland (Battery Park/Detroit-Shoreway neighborhood), no offers?

    Hey Reddit world,

    My house is listed in the Battery Park/Detroit Shoreway neighborhood of Cleveland. I've had several showings but no offers. Realtor advised to list at $379k, I said no and we listed at $359k. I've dropped now to $329k (she's insisted price is perfect). I had an appraisal in June and it appraised at $360k.

    Yet I'm not getting any offers. I've had 16 showings so far and on market 43 days. 2 were agent previews and 1 was a 2nd showing. Another showing today (17th). 8 of these have been since most recent $15k price drop.

    Trying to understand no offers? My realtor can't make heads or tails. It's a great house with tons of sq footage and the end of the street is the path to Edgewater. It's abated through this year and 2021 taxes will be $3742 so it's not unreasonable.

    House around the corner had better kitchen cabinets and laundry upstairs and went pending for $415k in less than 3 weeks.

    I have rearranged things and unpacked a bit to give it a more staged feel. That was last week.

    Seller cancelling contract and taking home off market after accepting our offer.

    Has anyone dealt with a seller doing this? I represent the buyers, we went under contract for $490k. Had inspections, including a foundation inspection, and repair estimate totaling almost $25k. I sent the BINSR (buyer inspection notice & seller response) yesterday basically asking for seller to repair foundation, or give $10k credit. Tonight, listing agent tells me seller is cancelling, and taking the home of market. I reminded her that we're under contract, and doing so would result in breach and buyers seeking damages/expenses and likely, specific performance.

    Haven't heard back from her yet, but this just happened and it's a little late to be calling my broker. Any of y'all ever been through something like this? First timer here

    Pennsylvania License App taking forever?

    I applied to the PA state commission for my real estate license weeks ago and it hasn't moved. the online system is just bad and the offices don't have staff in them to answer a phone. is there any recourse to try and move things along? i am stuck here unable to work until they move on this.

    Advice Needed. Home Sale.

    This is our first home sale as this was our first home we purchased 19 years ago. I am hoping I can get some independent advice on our situation.

    We listed our house this past weekend at $725K. Our realtor thought it was the highest we could get ( I assume given his experience in the local market)

    We had tons of interest, four offers, and our realtor recommended accepting the highest offer (735K)

    I have two questions.

    The deal is appraisal contingent and I know that appraisals can be a bit of a crap shoot depending upon who is doing the appraisal. If it comes in low, what would be the best course of action? Work with buyer to negotiate the delta (maybe split the difference? Get another appraisal?

    Also, we have a retaining wall behind our house that could be considered to have a slight bow. I assume the inspector would call this out? Is that a typical finding? If so, what do you recommend? Negotiate a reduction? Contract with an engineer to confirm wall is OK?

    [CA] Finding owner of property

    Hi, first time posting. I(24m) wanted to ask if there's a way to find the owner of a small lot. I know there are certain channels/ offices that I can go to to find it. The only problem is that there's no address on the property. I looked in Google maps and placed a pin on it, but it didn't provide an address, only its coordinates in longitude and latitude. I honestly don't know where I can go to find a specific address from just using its coordinates.

    Another thing, the property isn't big by any means. It's a really small lot, probably around 700-900sqf. I know it's small, but I don't plan on building on it. It may sound cheap or pathetic to say that I just want it so that I can park a small RV in it, live rent free and save money for a house. Obviously, there are some costs to living like that, but compared to when i was homeless as a kid it's still living large as well as being cheaper than an apartment. If the owner does agree to sell it, I intend to get a loan to buy it. Thanks in advance to those who reply.

    I have about 300 people on my phone that's pretty much my database for about 2 years, i want to leave the team because I need to step back and learn basics and fundamentals on my own. Also going through personal shit outside of real estate as well and I hate stressing out over being told what to do and being micro managed. I know they set standards to push and help me but at the same time, at the moment with covid 19 and everything on zoom, can't door knock or hold open house, I dont want to be micro managed at my own home. I'm sure most of yall seen my previous post. I want to take this downtime and add more tools to my toolbox.

    I want to take time to do GRI lessons, first time homebuyer classes, mls listings classes, contracts, I was even thinking of getting an appraiser license during this time, instead of renewing my license I can maybe upgrade to a broker license.

    If i do leave I'm concerned if they take my whole database. I joined the team recently during this pandemic, they have been giving me buyers, they can take them back, as long as they don't take my SOI.

    Also im at keller williams within a team there, if I unplug from the team there, I'm questioning staying at KW.

    I want to have a close partner or close mentor that I can help on the side and also just observe their listings presentations, buyers presentations, also whatever deal/ lead comes my way, i would want some handholding. That's just where im at currently.

    Demand to close escrow

    Hey guys,

    I got hit with a demand to close on a very large deposit yesterday. The loan is jumbo so it's taking a long time with lots of complications. We were suppose to close two days ago. My lender is trying to close quickly but we will not make the 3 day deadline. Loan docs should be out tomorrow I am hoping. The agent is nice so it was a huge surprise and I could not talk her out of it. She does understand that most lenders are not closing on time due to the hot market and refinances. She also included an addendum of a charge of $100 per diam we are late from escrow. I can't ask the buyers to pay this since it's not their fault and I can't since it is a referral. The lender is not offering either. Anyone have any ideas to help me get out of this mess. CAR legal hotline just told me the deposit is at risk starting Saturday. Thanks for your advice and please be kind to agents we are all working hard.

    Should I go beyond my local area?

    I'm in the process of getting my license and I'm trying to think of how to market myself when I'm done. I live in a small town and I'm wondering if it would be better to try to hammer down on my local area, or try to spread myself into multiple surrounding areas?

    I'm not familiar with how far some realtors go to meet with clients and whatnot or the scope of a typical operation.

    Texas Law of Contracts Course Help - Free

    I'm really struggling with this course. The material in the course is seemingly nothing like the final. I've gotten A's on all the other courses and had no issues, until now. I'm using Real Estate Express and obviously in Texas.

    I've reviewed the course content, quizzes, check your understandings, made flash cards, and even studied other random Quizlets I've found. But I just can't pass, and I can't afford to fail anymore or pay for any supplementals as I've been unemployed the last month and won't receive my first paycheck for another month.

    Is my client trying to commit fraud/scam?

    I have a client who's looking to do rent-to-own deals, and with high end homes in my area. Some red flags:

    • they own a "credit repair" company
    • I got them an accepted offer and needed the deposit check from them. When we were supposed to meet so they can give me the check, they asked to reschedule bc "their money had not come in yet". The way they explained it was, since they're in the credit repair business they recycle credit and was going to use that to pay for their deposit. I'm honestly not sure what that means but I didn't press further for the time being in case this was something legitimate and didn't want to come off as questioning their method
    • they want me to find 3 more properties, all rent-to-own

    Does anyone know what they're trying to do and if it's legit or not?
