How do I replace a property manager in the smoothest way possible? Posted: 08 Nov 2020 09:10 AM PST The current property manager is terrible at getting quotes for repair (they claim they are out of options after getting a couple of additional estimates that are near the cost of their initial estimate), sometimes costing 2X the typical cost, until I step in and I message a few highly rated yelp contractors with a better price. I'm tired of doing the work on their behalf, but there's 1 more repair left so I'd like to replace them once that is done. Could you advise what to do next? The property management agreement doesn't have details on what to do to initiate a cancellation? Can I keep the current tenants (I do like them and don't want to scare them with the change in management)? Should I expect any retaliation? If so, how can I protect myself from it? Thank you. The home is 3hrs round trip from me, so I'd like to keep a property manager for the property. And the home is in the san francisco bay area in case anyone has any experience in the local area to share. [link] [comments] |

Insurance for Discrimination Claims by tenants. Posted: 08 Nov 2020 04:46 PM PST The standard landlord policy does not cover discrimination claims brought by client. Even if you comply with all rules, there's always the risk of someone filing a meritless claim. Anyone have insights or thoughts on purchasing tenant discrimination insurance? How do investors get out of a deal with a refinance? Buying pre-foreclosure from relative Posted: 09 Nov 2020 12:09 AM PST I live in CA. Property is in AZ. I just purchased my first home (primary residence in CA) last year. I had a very tight DTI, but have roommates with rental income of $2000. Planning to purchase an investment property in 1-2 years, after I have 2 years of rental income from roommates. I won't have a large down payment, so it's more likely that I will purchase as a "vacation" home in another state - ie, just using my income to qualify, then rent it out. Browsing listings in my mother's small, rural hometown, I discover my grandmother's house is in pre-foreclosure. She died 20 years ago and left it to my aunt, fully paid off. Aunt is terrible with money, took out $85k 12 yrs ago, and auction was set for early March, but looks like it hasn't happened due to Covid. It should appraise for approximately $200k. I estimate aunt owes $70k or less. I'm considering offering aunt $100k for it. I'm guessing she's not even looking for a buyer and just plans to let it foreclose. I think I could qualify for $100k with a 10% down payment, but no more. What is the likelihood of this working? I'll check with my CA lender tomorrow and see if they'd be interested / I'd qualify. But will the foreclosing bank accept this offer? It's a small town and not a very good property, not sure what they'd get for it. What should I know / watch out for? EDIT: Aunt lives in CA. Me and my father currently live in the house. He has enough for the rest of the 10 year mortgage + bills. Would it be financially wise to buy out my mom in this situation? Currently Zillow estimates 5% appreciation of the house in the current neighborhood/city it's in. I would own half the house for roughly 150-180kish and my dad would continue to pay off all the bills/mortgages. I assume he would leave me the entire house in his will. I'm in a strut and would love some help. I am liquid enough to pay her off btw but would be most of my savings. I'm young 20s so I'm not sure if that makes a difference or not in this situation. Opinions needed on this deal with foundation issues Posted: 08 Nov 2020 06:08 PM PST Asking for opinions as I'm a new investor and have only a couple of deals under my belt, looking to buy and hold. Property is a 2bed/2bath with foundation issue (needs R&R) quoted at $60k - 4ft extension was built into the master bedroom many years ago and does not have a foundation (only blocks). No overt signs of bad foundation (drywall cracks, doors plumb, windows open fine) but due to settling the floor has a variance of 1-3" over the span of 10 ft. Additional permitted 1/1 unit which was built ~10 years ago and is in decent shape. Also has a decently well constructed studio in back of garage which is not permitted, may be able to get approval as ADU but not going to include in my calculations. $445k purchase price Repairs (mostly cosmetic/some termite damage/appliances) - $20k ARV - $530,000 Rent - $1500 (1/1), 2/2 ($2000), total monthly rent $3500 + studio AirBNB if I can swing the permitting piece. Will plan to self-manage. PITI - $2400 + 10% maintenance/vacancy/misc = $2700/month in expenses. The deal obviously will cashflow and this is in a very hot market in CA, where cashflow generally doesn't happen easily. I don't have the capital on hand to fix the foundation issue right now (could stretch it if I deplete emergency funds but not willing to). My plan is to purchase and do the cosmetic renovations, ensure the unit is structurally sound, fix the foundation in 3-5 years and re-do the drywall/paint etc at that point. It has been structurally sound for at least 10 years since the addition was built, foundation company even mentioned in passing it'll probably be fine structurally for 10 years if I don't mind the sloping floor slowly worsening, but no guarantees on timeline. TL;DR Bad foundation, good deal if I'm willing to deal with the foundation. Is this a terrible idea? Has anyone had prior experience with foundation issues? On paper it works out but I'm hesitant due to the scope of the issue and would love to hear what your thoughts are! [link] [comments] |

Lender with no seasoning requirements for Cash Out Refinance? Posted: 08 Nov 2020 07:02 AM PST Exactly as the title says, I'm looking for a lender that can do a cash out refinance on an investment property with no 6 month seasoning requirement. I've used some of the reputable hard money lenders like Lima One, RCN Capital and Visio Lending before and can remember them not having this requirement. But from recent contact with them I'm being told they now require a 6 month seasoning period. Anybody have any leads for similar lenders like them with no seasoning period? [link] [comments] |

Wondering if anyone here knows either through first or second hand experience if it's possible to buy it in a manner in which i won't have the typical restrictions applied, such as not being allowed to sublet or sell at my own price down the road, just seems counter intuitive if anyone else were to purchase it with a mortgage that even after paying off the loan and owning the property free & clear they'd still have those restrictions on the property by the state 🤔 [link] [comments] |

I would rent the house to my brother (if that matters) so I would be able to get someone in right away. I owe about $270K on the current house and it should appraise for around $350K. I'll need a little bit for some repairs at the current house and would use the rest for a down payment. I have access to a realtor that would charge me the lowest % applicable (family member) My credit is good 700+ my DTI is a little high though. I'm just looking for some general guidance on how to get this started and if it's even feasible. I really want to keep the property, the value is too good to just let it go and in this area rentals fly off the shelf and the area continues to grow.
