Posted: 16 Nov 2020 04:59 AM PST Hi! I'm an attorney in a large metropolitan city looking to get into real estate. I'm specifically interested in selling higher dollar-value houses, since the average house price in my city is around $1.2M it seems like a reasonably manageable threshold to cross. Would realtors in that sector be open to having me shadow them to learn the ropes and try my hand at a sale or two? Curious from current realtors if this would be more of a nuisance. What descriptive adjectives do you use in your property description? Posted: 16 Nov 2020 10:02 AM PST What adjectives do you use to describe a property? I find myself using the same words over and over and I'm wondering if we can compile a list to help us all. Words like fantastic, cozy, spacious, etc. [link] [comments] |
Should I have my website on my business cards? Posted: 16 Nov 2020 07:12 AM PST New to real estate. I am a member of HAR therefore a website is available for me. har.com/my name. Should I add this website to my business card? Not sure how important the website is besides my usual phone number, email, address. Of course the less clutter the better so I'm not sure how beneficial it is since it's not my actual website. Suggestions? [link] [comments] |

Quick question, application fee??? Posted: 16 Nov 2020 10:32 AM PST If California state law only allows a $30 application fee, why are other apartments charging up to $50? I got the $30 from my real estate school. [link] [comments] |
[CANADA] Getting a real estate agent license with a conditional discharge Posted: 16 Nov 2020 10:05 AM PST I was given a conditional discharge for two offenses, assault and theft. I want to get my real estate agent license in Ontario. How likely is it that I will be denied? What if I do outstandingly well in my courses and training? Will it affect my chances? Posted: 16 Nov 2020 06:28 AM PST Looking for some input... I love the interface of top producer x but I can't get market snapshot in my area and it doesn't seem like there's an x app. Does anyone use a CRM with a similar interface?! [link] [comments] |
Posted: 16 Nov 2020 06:18 AM PST Hi everyone, I've been in a realtor for 2 years. In that time I've done recently well. I am a young Realtor at 25 years old, so I did have trouble getting people to be serious with me. However, I've built up my network by doing rentals first and now those rental clients are purchasing from me. I am advertising on Google to get leads so gaining some traction that way as well. However, I'd like to get into selling luxury homes. Now I know I'm young and that's something i will have to overcome. And that is fine with me. The trouble I'm having is how to attract luxury home clientele? Any tips to breaking into this market? Is there something similar to like doing rentals first and then they convert into sales? Or is it all about joining a brokerage that does luxury home sales? [link] [comments] |
So how often do you have to compete with your client in terms of finding listings? Posted: 15 Nov 2020 07:51 PM PST I have a client who's very ambitious and has been going on her own through redfin to see like 20 listings a week, which sounds insane to me. She's a friend and said if she can go through me, that's fine. Anyway, I've looked up and sent her probably like 60 listings by now and she either finds something wrong with it that's really minor with it or she says she's also seen them before too. Based on her critiera, I try to narrow it down and find the ones that are the most likely based on her tastes (which is high expectations). I just feel discouraged because I put all this effort into researching and sending them and it's just "well I've already looked at all these" It just feels like I'm competing against her and what's the point if everything I find, she finds? How can I learn fundamentals of real estate investing Posted: 15 Nov 2020 07:23 PM PST I'm not out of high-school yet so I see a lot of people saying experience is key, but in the meanwhile is there anyway for me to research real estate... And what aspects of real estate would u suggest researching first [link] [comments] |
Posted: 15 Nov 2020 02:42 PM PST Hi all realtors. My wife is about to start out as a realtor. I don't need her to make anything and the intention we have for her pursuing it is to learn the business, gain insight into the market that I would not have otherwise and represent me when purchasing rentals and flips. If she also ends up selling a bunch of homes or gaining buyers side commission, cool but don't really care. Considering her actual success is secondary to my real intention which is to have an in when purchasing, is there any issue to her working around 20 hrs a week? Note she is available all hours of the day, just would not put in the work to end up busy more hours than that. I figure its similar to how I take on X amount of jobs and just turn down others to not be too busy. From what I've read all seems possible but I don't know if this kind of things is difficult when working under a broker when your starting out. Any issues there? Do they even take on people who are clear about how much they want to work? [link] [comments] |
Posted: 15 Nov 2020 05:30 PM PST Agents who are putting up your own property for sale in a state you're not licensed, do you offer the listing to agents with a referral fee? If so do you do your standard referral fee or something else? [link] [comments] |
Selling Property Management Portfolio, How to Value? Posted: 15 Nov 2020 04:02 PM PST I'm a real estate broker and got into property management 3 years ago and regret it. It's a time suck and was not worth it. I have 8 units generating about $2000 a month. I would like to sell the small book of business and have other agents who are interested but don't know how to start in terms of assigning a value in this case. I appreciate any guidance provided!
