| Posted: 06 Feb 2021 09:01 AM PST The potential buyers accepted our counter offer, and after a day I found out my clients didn't want to accept it anymore. It was OUR counter, and was close to list price (98.4% of our list to be exact). They are now saying they might end up taking it off market and waiting until spring to list it again with me. To say the least, I am incredibly frustrated as this was our second awesome offer. I've put a lot of time and money into this listing, but I think I might just cancel our contract. Is there any way I can be reimbursed for photos, etc. along with my time? Or is this just kind of a risk/expense that you have to take? This was my first listing (I have two others now), so I'm not exactly sure how that works. I've got a $500 early cancellation fee in the contract, but that's only if they cancel the contract I believe. [link] [comments] |
| Why are signs so expensive?!?! Posted: 05 Feb 2021 07:45 PM PST So, I'm shopping around for sandwich board signs -- for opens houses -- and I just realized how expensive these suckers are... WTF? These things are literally made from the cheapest materials known to man, but are somehow still $60+ for just frames. UGHHHHHhhhhh. I though about making my own, but I don't want my clients to think I'm cheap AF (LOL).... Has anyone else noticed this? Any tricks or tips?? Should I quit RE and pick up sign making? I've signed a contract for 5% of the sale going to commission (2% to my agent, 3% to the buyers agent). I think I have found a buyer. IF I'VE FOUND THE BUYER, and they do not have an agent, can I get the 3% commission back to me? And how would I do this? Thank you for any help! If you're getting leads from it, do you think you're doing something that sets you apart from most agents? We have had a few record breaking sales and I'm considering sending a postcard to the immediate complexes/towers but I don't want to waste time. | Posted: 05 Feb 2021 09:34 PM PST Hey guys, I'm curious to hear your thoughts on this situation. I'm a lender and have been working with buyers that had been getting beaten out on offers (we're in a very competitive market) so their agent advised them to start writing everything well over list price. They got under contract on a home that was a complete fixer and everyone involved knew it wouldn't appraise for the purchase price. When the appraisal came in, it was over $100,000 low. We submitted a rebuttal, but the appraiser didn't budge on value. Not surprisingly, the buyers backed out. They just got another offer accepted this week, but I found out today that their agent had "really pushed them to use a different lender because the appraisal was off" (his words). It struck me as odd because he had been very complimentary to me prior to that and the buyers even said how many times he had told them great things about me. I'm well aware of preferred lenders and the "encouragement" that agents make to use them. I'm well aware of competition in the marketplace. I don't mind being shopped or compared because of a lack of communication, knowledge, availability, service, products, or just a bad personality fit, but this was new to me. I've heard some agents say that "their lender" never has a problem with low appraisals. What are you guys seeing with appraisals? Has your preferred lender ever had an appraisal come in low on a client that you referred them? Am I justified in feeling slighted (since I legally cannot influence an appraiser)? If any of you have success with expired listings, how do you go about it? Post cards, personal letters, do you drop off some sort of pre listing packet in person etc... I want to jump in full time especially bc the market is red hot here, but I work a day job 9-6 M-F. I have money saved up but not as much as I'd like. I'm going back and forth between working some early morning or night gig to supplement my income in the beginning, or just working my day job and keep saving. Houses here are going for way over asking and moving fast so I feel like I'm missing out on opportunities. Curious to see what y'all think, any advice is appreciated. [link] [comments] |

| Posted: 05 Feb 2021 01:22 PM PST Their current situation: they're both armed service members and the wife already has her own VA loan on a house elsewhere. The husband (my close buddy) does not have a VA loan on a house. This will be his first VA loan. Does anyone know how this works? I know there's something with VA loans about how it's only for someone's primary home but really don't know anything more than that. Will my buddy's wife have to sell her other home or is there a way from my buddy to just be on the note by himself? His credit is 615 (uh oh?) and hers is well over 700 Also, if you have any other details about VA loans please share. Horror stories are welcomed (they're good learning experiences). I basically don't know anything about VA other than it's zero down, repairs are mandatory and it can only be for primary homes. Thank you, kind realtor strangers of Reddit :) [link] [comments] |
