    RE Brokerage Company Vehicle Tax Write-off

    Dallas housing market

    Hi Realtors,

    I've moved to Dallas a few months ago and thought I might be able to buy a house. Lo and behold, housing prices in North Dallas are rising like crazy, and it doesn't seem to stop.

    On average, new constitutions are increasing by 1.2% every week. It's absolutely out of wack.

    Even with inflated prices, people wanting to pay more than the next person. I hear that the housing market in Dallas is always hot.

    From your experience, what do you think about the current Dallas market? Is this normal?

    Looking at all the craziness, I feel that it'd be better to hold my horses until the prices stabilize a bit. Not sure if that's the right move though.

    Do you have any suggestions and advice for first-time homebuyers?

    How do I get apartment mailing list?

    Have Had License for 2 Years, Never Sold a Home, Just Want to Use for Personal Home Purchase

    I've had my CA real estate license for 4 years, and I'm up for renewal right now. I plan on doing the CE course to keep my license active. I briefly joined a broker but I left, and I don't intend to make this a career. I initially got this license for real estate investing, and have since left that endeavor. I have a good job that I don't plan on leaving.

    I plan to purchase a home in Los Angeles within the next 2 years and want to use this license for once to save money/keep the commission. I have no idea how to be a RE agent. I have purchased and sold properties in the past, and it doesn't seem difficult to be a buyer's agent.

    When the time comes, I'm considering one of two options:

    1. Join a 100% commission broker, and see if I can find a fellow salesperson to "show me what to do" for a flat fee.
    2. Join a traditional real estate broker like Keller Williams, Coldwell Banker, etc. and have them coach me on how to buy a house.

    What would you do in my shoes? I'm leaning toward #1 to keep more commission.

    When names on the loan don’t match the contract

    Is there protocol on the lenders side, to require the real estate contract to have all parties names that are on the loan?

    If yes, what is the process to obtain that amended contract? Do they just notify the buyer that they're out of compliance or will the lender notify the buyers agent, too?

    I'm 50 days into a contract on a listing, to find out the "girlfriend" who is not a party to my transaction, is backing out of the loan. Buyer can't qualify by himself.

    Buyers agent claims to have just found this out today. 50 days into a contract. I'm miffed to say the least.

    Title company services.

    Hi. I am a former agent but it's been over 15 years.

    I remember title companies being awesome for services. Printing labels and such.

    So I'm buying a new house and I have an agent. The title company just emailed 255 pages of the HOA. I want to scan it, and that is much easier for me to do with a paper copy on the couch with my reading glasses. I asked to title company to send me a hard copy. She immediately responded that sorry they only receive an electronic file.

    Is it unrealistic to expect them to print out the pages and mail it to me? Thanks

    I've been real curious how the majority of Realtors find their inspectors. I've got a few inspections under my belt but moved to a different city.

    Not sure how to get out the word about myself to potential agents. Last time I marketed we just went door to door - so, pre-covid.

    Do y'all recommend cold calling, or email marketing? Not really sure since kinda seems like I'm going it alone in a new market.

    Am I hung up on little details? I just started but I feel like I don't know anything important

    I don't feel confident that I'm an expert in the home buying/selling process. My broker seems confused when I ask specific questions or just tells me that if I get a client to call him and he'll walk me through everything.

    Some things that I don't understand and don't know how to learn more about:

    1. What sort of advice am I supposed to give to sellers? Like in our training we just went broadly over: you meet with the client, go over details, get the house on the market. BUT HOW DO I KNOW WHAT TO SUGGEST TO SELLERS TO MAKE THEIR HOME MORE VALUABLE? Like I don't feel like I could walk through someone's house and tell them what they need to do in order to increase their value, etc. Am I supposed to have already learned this somewhere?
    2. MORTGAGE OPTIONS. I don't fully understand all mortgage options available to potential homebuyers. And I even made a social media flyer about the homebuying process where I put to get pre-approved before calling me and got blasted because potential buyers are supposed to call me first? Like... How am I supposed to advise them on their best loan option? Next week I plan on calling some lenders in the area and hopefully they will be nice and give some info. But this really confuses me and I even tried finding a class somewhere about it but can't find anything.
    3. How do I learn market trends and such? I'm supposed to be an expert in real estate but I literally know as much as a random person on the street. If I run into someone who might be looking for a realtor, I feel like I can't tell them anything that they don't already know.
    4. What about solutions for homebuyers other than buying a house? Building on vacant lot or something like that. How does that even logistically work? Where do I learn about these sorts of alternatives?

    I feel like all my broker is teaching me is how to deal with clients in a customer service aspect and how to fill out contracts. Do other brokerages provide this sort of info? Am I overly concerned with minor details? Am I missing some information that everyone else gets? No realtor I went through the training with had nearly as many questions as me. I feel like I'm either missing something or doing something wrong here. Ugh any advice appreciated.

    Why does Zillow not show the sold price for property in Missouri anymore?

    I live in Saint Louis, Missouri, and for some reason the sold price is no longer showing. I looked at other random states and they still show the sold price. So what's going on with Missouri?

    How Safe Are Real Estate Agent Jobs in the Future?

    Curious for opinions on this-

    Is it likely that this career field will decrease in the next 5, 10, 15 years?

    Is technology/corporations replacing agent/broker jobs/sales? Will commissions go down?

    Is it possible for a market to be oversaturated with agents/brokers? Opinions on how many agents an average local market can sustain?

    Just from someone researching this field- the number of agents is increasing but the need may actually be going the opposite direction.

    Realtor Referral program - what’s adequate compensation?

    Have any tips for increasing quality of leads from Facebook ads?

    I'm running Facebook ads for my listings, and also a few ads to get seller clients. My cost per lead is quite low (often between 80¢ and $1.50), but most of these leads are very bad.

    Anyone getting good leads from Facebook? If so, about how much are you investing per month in FB ads? Any tips for increasing the lead quality?

    This is how crazy this market is!

    Got outbid today on a home listed for $499,900 despite bidding up to $555,000 with escalation clause. Next thing I know, home shows up on Zillow THE VERY SAME DAY with a $100,000 mark up as a FSBO. How cool is that? I'm guessing successful bidder flips it the same day for a quick $40k profit or so.

    Home is obviously still pending on previous sale. I'm wondering what the listing agent is tellingl his client lol "Er, we wanted a quick sale, we did get a quick sale..."

    Listings Disappearing from Zillow?

    Anyone else experiencing this? My agent hub has always had my listings connected, pulled an activity report this morning. Now one of them is gone and shows as "off market".

    A couple other agents in my area are experiencing the same thing. Anyone else?

    Become an agent first or purchase first home?

    Hope this is the right place to ask this question. I've been able to get pre-approved for a modest amount for a home. (Under 75k). I'm in a midwestern city that is pretty cheap, although properties are kind of high right now. I wanted to originally get a duplex and rent out half or at least have a good amount of money to work with. I currently work part time and I want to get started on my real estate license. Should I make getting into a house (that I may be able to rent out later) a priority or should I invest in my real estate license first and get that going and down the line be able to be approved for more?

    What needs to be disclosed to the lender?

    I must've missed this day at real estate school. What's the actual letter of the law? Common sense tells me that lender needs to know about anything that changes the actual terms of the contract. But obviously there are some leeway because lenders never want to see anything with repairs, and that is an addendum.

    Specifically questioning whether or not I need to notify them of an occupied after closing for six weeks.

    Also curious where this is actually spelled out so I can stay on the up-and-up? What are the actual rules? Where do I find them?

    New york sales person exam

    I have my exam tomorrow. Is the test similar to the course exam difficulty wise. Im taking a practice course and these questions are far more difficult then the course exam. Which one did u find easier?
