Posted: 08 Feb 2021 11:14 AM PST The rule reads as following: No Antitrust, including commissions and splits Do not make any conversation that would violate federal antitrust laws. Usually, this involves discussing commission rates, broker splits, and organizing business practices that may be seen as stifling competition. Any questions on here about commissions charged to clients, splits from brokers and teams should always and only be answered as "Everything is negotiable". To discuss this in an open forum and possibly answer with a "usual" or "typical" rate is price fixing and is illegal by Federal antitrust laws. This can include talk discouraging companies that have a pricing model or business practice different than the majority of brokerages. Before you post about commissions or broker/team splits, think: "Is what I'm asking possibly seen as trying to fix prices?" You don't want that trouble even if you didn't intend it that way, especially with the ongoing class action lawsuits. If you see these types of posts, please report them so we can take them down. | Posted: 08 Feb 2021 10:49 AM PST So I signed up for homesnap pro last year, it was a discount rate so I thought I'd give it a try. It's not a BAD service for the discounted price if you use it, but buyer beware! Part of the onboarding process is they'll take ownership of your Google my business page and claim they need that to be able to post on your behalf. This is a lie. They can do the same thing with editor privileges. They do this because if you cancel your subscription they will remove all their content and your listings auto posted there before giving it back. This is the only way they can guarantee they will be able to strip the content you paid for. They wanted to cancel my subscription instead of giving me ownership back. I escalated my complaint to the management and they gave me ownership and still post on my behalf, so it is possible. In order to escalate it, I had to get the CEO of my MLS involved, which was a very stressful experience. A very deceptive practice and goes against their partnership agreement with Google. I didn't report them to Google because they took care of it for me. I just want to let you know so you don't fall for the same tactic. Never give up ownership of your online assets including domain names and social media profiles to a 3rd party. [link] [comments] |

| Big down payment, awful credit? Posted: 08 Feb 2021 08:58 AM PST Howdy r/realtors! Not-a-realtor here (though I'm taking the classes so who knows, maybe soon!) with a question. My girlfriend and I are looking into taking the plunge and buying a house together. It'll be our first home, and we're pretty excited about the concept, but we've got a bit of an issue in terms of credit score. So I'm looking at having around $100k saved by the time we actually make the move to buy, and my girlfriend will probably have around $30k. My hope is to find a nice starter home in our market (Vegas) for around 250k-350k. So we'll have a good chunk of the money up front and I feel pretty confident in that respect, but my credit is AWFUL. Went to buy a car last year and I told the guy "Hey, my credit's pretty bad" and he was like "Yeah I'm sure we can find you something" he ran the report, came back to the table and said "Brother, your credit's pretty bad." and I said "I know." My girlfriends' credit on the other hand, is strong. I'm currently unemployed (work in a very cyclical on/off industry) but will probably have a job soon that hopefully pays at least $65k to $75k annually. My GF has a stable job that pays like 70k. Do we stand a chance of getting approved for a loan? I know we won't be able to put the full savings down as a downpayment as there will be other costs we'll need to cover, but assuming we can put at least 25-30% down will that improve our odds? Some broker websites ask something a long the lines of "are you a licensed real estate agent". I'm a little confused on what I should put. In ny you need a sponsoring broker to actually receive your license. But technically I am licensed. Right? I need help on what I am at the moment exactly lol. I don't want to look stupid right off the bat haha. I'm going to apply for an interview through their websites just as a formality. However, I have no idea how I'm supposed to place signs when it is 2° F outside and the ground is frozen. What do you guys do for placing signage when it's this cold? Do you carry a blowtorch? | Posted: 07 Feb 2021 04:11 AM PST I just finished high school in 2020 and got an offer at a university to do a course, bachelors for business with the choice to major in property. ( by the way I'm from Australia but would love the advice from all). Now in Australia all I need to do to start in real estate is do a short online course first to get a certificate which allows me to work as an assistant agent. After 12 month experience I can do another short course which will get me a licence in real estate. Btw both course only take a few months and both will only cost in total $2000. Even if I do the university course I'd still need to do these online courses after university in 3 years time. I am not interested in doing the 3 year university course as it is a waste of time, space and money as I don't want to spend $30k or more and I won't be able to get any experience in real estate for 3 years as jobs require full time. And the uni course will take up too many days and study time and money. My parents believe that the course will allow me to get into a wider range of jobs however I have explained that the course will not get me anything more than the online courses and experience in real estate, as matter of a fact the uni course will give me much less as it will not provide me with any suitable or useful info/experience/preparation into real estate. I'm open to all kinds of real estate jobs such as property management, real estate agents (commercial and residential, and other job opportunities. I'd appreciate some advice and answers from anyone out there reading my long post (I appreciate your the time you spent reading this). Am I wrong about not doing the university course or right? And what do the sellers have to do to fully comply with the federal regulations? 2- Regarding property management, does the broker need to have a new trust account for every property, or every unit, or could they just create 1 trust account that would manage multiple properties, each with various amount of units? 3- Regarding earnest money, could the broker take it out and use it for something else related to the transaction, with the approval of the buyer and seller or is taking out earnest money completely illegal, as it "belongs to the transaction"? 4- Consider a term loan and a partially amortized loan, which has the smaller monthly payment and which has the bigger balloon payment, and why? Could you please provide a mathematical example of this? | What does full-time real estate mean to you? Posted: 06 Feb 2021 11:35 PM PST So I'm interviewing/speaking with a broker tomorrow morning about joining his brokerage in May. He said he only hires full time agents and of course I want to work full time to maximize my opportunities but what does "full time" real estate look like? Would you consider it going to the office 5 days a week 9am-6pm and the occasional weekend showing? Or do you consider it on call 24/7? What can I expect if I go into real estate full time? A good 40-50 hour work week or a work week that never stops? Also, please don't judge me for asking, I'm still learning and still feel like I don't know what to expect going in.
